BEAUTIFUL & SPACIOUS 2500 SQ FT HOME
Designed for comfort, connection, and ease:
• Open-concept living and dining with vaulted ceilings.
• Fully equipped chef’s kitchen with gas stove, large fridge/freezer, cookware, appliances, coffee options, and everything needed for family meals.
• 3 spacious bedrooms — two with plush king beds and one with two adjustable Twin XL beds that can convert into a split king.
• Cozy Den / Additional Sleeping – Private space with two Twin XL beds that can combine into a king.
• Family Room / Additional Sleeping – Open concept and adjacent to the kitchen. A Queen folding bed is set up here for bookings with 9–10 guests.
• 3 full bathrooms, including one conveniently located near the pool.
• Expansive 32-ft balcony with beautiful valley views.
• Whole-home soft water system with safe drinking water.
• Onsite parking for up to 3 vehicles.
• Keyless entry and high-speed WiFi.
GUEST ACCESS:
Unique Hillside Layout for Added Privacy:
The guest space occupies the entire 2,500 sq ft upper level with private access to all amenities.
Our separate owner’s suite with private entrance and garage, is built into the lower hillside level, offering complete privacy while keeping your hosts nearby if needed.
The hillside design means our suite does not overlook the guest space, backyard, pool, or hot tub.
OTHER THINGS TO NOTE:
• This home operates on a septic system. Guest count must match the confirmed reservation. The FREESTANDING TUB is NOT AVAILABLE (to prevent system overload); all bathrooms have fully functional showers.
• The den is not a traditional bedroom but offers a cozy private sleeping space.
• Adjacent to the kitchen in the open-concept family room area, a portable queen bed is set up only when separate sleeping arrangements are requested (up to 7 guests in this configuration). This bed is also set up to accommodate 9 - 10 guests. Please note that additional guest fees apply at $100/person/night helping us keep pricing fair for smaller groups. This fee is automatically charged if your initial booking is for 9/10 people. Otherwise please update your reservation if you expect more people or contact us/vrbo to make that change to guest numbers.
• Stairs are required. The living area, backyard, pool, and hot tub are on the second level, creating a walkout-style layout once inside.
• The property is not childproof. Young children require supervision around stairs, pool, hot tub, and viewing deck.
• Due to the vaulted ceilings, please keep ceiling fans running to maintain optimal air circulation and comfort.
• Two friendly dogs may occasionally be present in the unfenced front yard. Please let us know if that is a concern.
• Located among orchards and vineyards. Seasonal farming sounds, including propane powered bird cannons, occur during harvest season - Cherry (Jun) Grapes (Sep)

Bachelor & Bachelorette Groups: Adult entertainment services (escorts, strippers, butlers, etc.) or similar outside guests are not permitted. Decorations are allowed, but no confetti/glitter and all décor must be removed before checkout. Third-party services (chefs, decorators, vendors, etc.) require prior approval.
Quiet Hours: Quiet Hours: 10PM - 9AM. We want our guests to relax, unwind, and enjoy beautiful Okanagan evenings in our outdoor spaces. We are also located in a peaceful residential neighbourhood with families around us, so we kindly ask guests to be mindful of noise during quiet hours. You are welcome to enjoy the patio areas quietly after 10 PM; we simply ask that conversations remain at a lower level as sound travels easily at night, especially with larger groups. To respect our neighbours, outdoor music, loud conversations/laughter, cheering, talking over each other, or lively group gatherings should end by 10 PM or move indoors. Quiet conversations are always welcome if staying outdoors as long as they do not disturb those around us. Thank you for helping us maintain a relaxing and respectful environment for everyone.
Outdoor Daytime Etiquette:
Background music is welcome; we simply ask that volume levels remain respectful of our peaceful neighbourhood (especially later in the evening). Outdoor music volume should be further toned down by sunset and off by 10PM.
To ensure everyone can enjoy their outdoor spaces, please avoid excessive noise such as blasting music, yelling, or disruptive behaviour. Thank you for helping us maintain the calm and relaxing atmosphere that makes this area special.
Registered Guests Only: All overnight guests must be included on the reservation. Additional charges will apply for unregistered guests. We understand plans can change, so if you expect additional guests, simply update your reservation or let us/vrbo know to update it for you.
Outside Visitors:
As this is a private family home, we ask that amenities be enjoyed respectfully and not used for gatherings or entertaining outside guests. Any approved visitors should leave the property by 10 PM.
Pool & Hot Tub: Hot tub must be covered after every use. Pool hours 9AM-10PM. Swim diapers are required for young children who are not potty trained.
The pool needs to be covered each night by 10PM. We offer to take care of that for you but if you’d prefer the privacy and flexibility of doing it yourselves, you’re more than welcome. It takes 2-3 people to comfortably cover and uncover the pool.
Thermostat: For efficiency and system protection, the AC has been automated to maintain temperatures approx. 3 - 9°C cooler than outside over Spring/Summer/Fall seasons (whichever helps the system function efficiently). Fans in every room is provided for additional comfort. When the outdoor temperatures are cooler than indoor air (specially after sunset), please open windows when appropriate to cool down the house naturally. Due to vaulted high ceilings in the home, the goal is to maintain a cool indoor environment.
Outdoor Clean-Up: Please clean outdoor food, drinks, and spills after meals to avoid attracting insects and wildlife.
Outdoor Cameras:
For safety, security, and insurance purposes, exterior cameras are in place.
