Although the ocean beach is a block away (short beach blocks), the water and sand are only 30ft away for Mothers Beach. The views, in our opinion and others, is probably one of the best in Newport Beach if not the best. Views are of the beach, bay, boats, Lighthouses (restaurant and play park at Marina Park), Newport Coast, Fashion Island, and the mountains in the background. Turn to the right and there's the lifeguard stand for 19th St. by the first pier. Glad you appreciated it. Hope you return often.

I'm sorry you feel that this was your experience, but it is not quite accurate, nor is it indicative of the area, the beach, nor Newport Beach who spends $56,000.00 per homeless person a year. Due to the Supreme Courts recent decision (June 2024) to give rights back to the city regarding the homeless, the city has been able to develop, enact, AND NOW ENFORCE, NEW (within days after your departure) codes and ordinances regarding the homeless to prevent sleeping, blocking, camping, etc. .anytime of day ...on and or in... any public space including the beaches, sidewalks, benches, courtyards, streets, etc. Because of the new codes enacted just days ago, they have already seen a reduction of 25% of homeless within days. That leaves the city with about 50 homeless in the entire city and that will be reduced as well. This may actually help force the homeless to accept the help they need. During your stay. No one was sleeping on the beach at night. I know..I was there for nearly a month. The police swept/sweep 3 times throughout the evening after the beach closes at 10PM..each night. There was one person on the beach during the day(s) you were there ...sleeping in a sleeping bag. One. This person wasn't doing fentanyl. Nor did they bother anyone. This is a moot point now as they no longer will be able to sleep on the beach or anywhere else on public property. Our beach, Marina Park 19th St Bay beach (Mother's beach), is a very lovely, popular, fun (children's play park midway at the red/white lighthouse), and very safe beach for families and people of all ages. The policies that I believe you reference as horrible, are other city codes that regulate the number of guests in a unit (can't have 20 people staying in a 2 bedroom) and restricts noise after 10PM. This is for the protection, enjoyment, and safety of visitors and residents alike. Every rental, and their guests, are subject to the same policies to be enforced, at the risk of fines and losing their permit to rent, even if they don't pass that information along to the guest as we do.

Thanks so much for your kind words. Actually...it's only about a 2 minute walk across one street for the ocean. Much easier to get to the ocean water from here than most ocean front homes because the beach is so wide in those areas. Here, the water and boardwalk are the closest. That's why we are the best of both worlds!...bay and ocean!! Glad you enjoyed. Hope to have you back soon.

HI Martina, Thank you for your four star review. We strive and deserve the 5 star but I can understand your angst regarding notices sent out. First...we were totally unaware that some emails were going out to guests that were "unpublished" by us....basically repeating others that were intended to be sent creating an inordinate amount of emails. Our sincere apologies! We recently found out this was/is happening but haven't had the time to remove all of them... and condense the remaining. Our GOAL (and we have been doing this 19-20 years), has been, and always will be, for guests to RELAX and enjoy their visit. It's ALL about that. WE have the expectations that guests will treat the Casa's as their own, and with tha,t respect during their stay. Nothin more. If we can suggest ways to mitigate potential issues (don't flush stuff that shouldn't be flushed and you wouldn't flush in your own home) during ones stay to avoid plugs and plumbers....well.. we will do that. I would like to address the "rules or codes" here in Newport. Last year the city changed a bunch of their rules for ALL short term or vacation lodging, again, ALL rentals....not just ours, both due to covid and to mitigate vacation rentals being abused (very large parties, no weddings at a property, over occupancy, loud noise, parking, trash, contact info, and minimum age of lodger) usually by a younger college age crowd that don't care about stuffing 20 folks in a 3 bedroom rental nor noise restrictions. You wouldn't want to find you and your family next to a property such as this..and that's the point. We wont accept that. You certainly would find the same restrictions at any fine hotel. IF you are using a company that is not passing along the required information, I would question the quality of the company since penalties can be passed along to those that are in violation. These notices are REQUIRED to be in lodging agreements, terms, and have on the premises so that guests have been properly notified and know what to expect. Ours is pretty detailed regarding trash (since we have an additional summer pick up as well), Parking (to avoid tickets), noise ...again, per the city code, and occupancy..again, per the city code. I wish you had reached out to us. We will make this a priority to "clean up" our notices. Thank you for your understanding. We hope that you return to Casa de Balboa or any quality vacation home in other areas as we, and they, offer much more value for much much less.
