If it wasn’t for the view this place would’ve been a zero. We had no WIFI nor did the TV’s work. I communicated the problem and was pretty much ignored.

This was one of the most disappointing vacation rentals I have booked. We chose it because the listing promised a private dock “just steps from the house,” 250 Mbps Wi-Fi, and a private main-floor bedroom. None of those promised features was available.The dock was dismantled and stacked on shore, leaving us nowhere to dock our boat. The Wi-Fi never worked during our four-night stay despite repeated troubleshooting. Because every television relied on streaming, none worked, and one TV also had a damaged plug. Cell service was also so poor that I could not reliably use my phone.The supposed private main-floor bedroom had no door—it was an open sleeping area off the living room. This was especially problematic for my 89-year-old father, who needed an accessible room with privacy.Other problems included garbage and debris outside, damaged fencing, ants in a laundry hamper, and a yellow-jacket nest beside the stairs that resulted in one of us being stung. We contacted the host during our stay. He acknowledged the missing dock and said he was trying to fix the internet, but neither problem was resolved.These were not minor inconveniences. Significant features explicitly advertised in the listing were not provided, and the property was poorly maintained. Based on our experience, the listing was materially misleading. I would not recommend this property and would never book it again.

The views were wonderful, but since there are no curtains or shades throughout the home, we felt like a fish in a fish bowl - especially because there are no private bedrooms and the place is laid out like a studio apartment. It was 83 degrees and humid in the home when we arrived (and there is no AC). There was such a bad spider problem in the doorways and porch, we could hardly get into the house. Stains throughout the carpet, broken appliances, no batteries in the remote. I would not complain if the price was much lower, but it was definitely not worth what we paid.

This is a ONE BEDROOM with three sets of beds placed in the common areas of the main living area. The only true bedroom is the basement/garage that you have to walk outside to get to and is one room that can sleep 7 people with one bathroom.... Here are the good things about the property:1.) Location to water. (across a small driveway)2.) Plenty of parking for 11-14 people to use as advertised Upon check-in the front door as well as the side screen door is both broken AND falling off the hinges. The three main sleeping areas in the common spaces do not have doors, or window coverings...the flood lights remained on all night...every night.The dishwasher was broken, part of the tub surround in one of the bathroom's was broken with sharp edges cutting one of our guests. The slats for one of the only three beds that couples could sleep in were broken making it so we had to separate a couple because one side of the bed was literally collapsed. Two of the chairs in the living room are broken, the trim in the downstairs bathroom has fallen off, the countertop was literally peeling away and they fixed it with packaging tape. All of these were reported and nothing was done.

It was a great house and experience but after I left I got accused of taking something I never took I have tried to reach out and no one has responded it just a shame getting accused of something you never did after having a great experience

It's a BIG disappointment because this house has no private bedrooms, only open spaces a loft upstairs they has beds only! there's trash in the corners and the carpet is dirty, basement very very cold, and you can come in only from outside!

Great House Close to Rocky Mtn Natl Park Entrance

We had a great stay here! The 2 kids and Grammy loved playing in the lake and roasting S'mores. I read in previous reviews about the dishwasher and we never got it to close. The communications were only pre-written automatic messages, but that was fine since we didn’t have any issues. Would stay here again.

Dirty and misleading on VRBO

Should be advertised as a one bedroom, just because you throw bunk beds in the living area doesn’t make it right. Downstairs was uninhabitable as it smelt like mold and was filthy. We contacted the owner upon arrival about the filthy conditions and the fact that we had to go get laundry soap to was our own bed sheets before we could sleep in them. We never got a response. I was going to vacuum up the glitter left from past renters, however the vacuum was so caked with dirt I was afraid to run it. Don’t plan on cooking here, the oven hasn’t be cleaned in years. I had to empty the dishwasher with the shelves from the fridge myself. You are right next to the highway and the chairs and fire pit is across the street from this property. I had to clean the used contacts out of the bathroom, dust the TV so we could see it and hand pick up the glitter as the vacuum was too filthy to use. Not to mention washing our own sheets. Very disappointed, this is the first vacation I have taken in over 2 years and I feel it was a waste of money. I was never contacted by the owner after sending him numerous pictures of the dirty conditions. Very sad.

Gorgeous scenery.

At first I was disappointed upon arrival to a broken screen door and half off front door handle that locks the entrance. We fixed that for security; the grass was over grown and inside the house was dusty. We were likely the first guests there since Winter, so that would be understandable. Overall, Kirk was great, had lots of patience with me being a VRBO newbie. The scenery was indescribable...beautiful, majestic, peaceful....we had deer come onto the lakeside area. I would return if Kirk would have me. Suggestions left privately.

Read Description Completely!!!!

Read the description completely to fully understand the layout of this property. Main house only has 3 sleeping areas, open concept style; not bedrooms. While the description does state the "loft" style layout and no interior access to the 4th "bedroom" below the main property, it is buried in the descriptions and not clearly visible in the photos which could be misleading. Floorplan photos would be helpful in understand the property layout and sleeping areas. We made lemonade out of lemons with the "rooms". Property is great. Lake view is great, and dock/sitting area down by the lake is awesome. Sitting areas and tables, inside, are comfortable and relaxing. Very relaxing spaces both indoor and outdoor. Love that TV's aren't obstructing the lake views. Bathrooms and washer/dryer were newer and updated. Only other problem areas are parking (can't be fixed) and exterior doors. Accessing main level parking is difficult if you don't know the layout. The main screen door didn't close properly and had nails sticking out. The main entry door was difficult to lock unless you lifted up on the door while locking. Overall, the rental was good once understood layout and all. Kirk communicates very well throughout the duration of our rental and makes you feel very welcome and at home.
