Wonderful location to walk to all the sights and experiences in Venice. Check in and information was well detailed and the apartments were quite spacious for Venice. Everything was clean and comfortable. We would certainly stay here again!

Beautiful apartment, location is perfect. Was hard to find because it was our first time in Venice. Communication with owner was very good. The apartment is comfortable with a beautiful canal view. I’d probably add more pillows to the bed and add extra towels, but despite that, was ok for 1 night. I would recommend it for sure .

Beautiful apartment in a fantastic location. Modern clean comfortable interior with ice cold air conditioning and a lovely canal view. Highly recommended. Great communication from owners. 2 mins walk from Rialto Bridge, 5 mins from San Marco Square. Would definitely stay again.

Although it took us about a hour to find the property, we still like the place pretty much. Rooms are spacious and feel like newly renovated with canal view. Love the air conditioning in such hot summer. Location is great. Most attractions,restaurants and shopping are within walking distance. There is a grocery store nearby too. Will stay here again if we come back to Venice.

Loved the location! Even with the busy surroundings it was nice and quiet inside the property. Interior was very spacious, modern, clean and the kitchen and washer were a huge plus! However, since we arrived into Venice early, the only drawback was not having any safe storage for our luggages (as opposed to a regular hotel) and there were no options at all for an early check-in so we were stuck with our luggages until 3pm. We loved the place and would recommend it but do not plan to arrive early.

Great location, however, no hot water for showers and the air con didn't work well. We had to open windows and then got lots of mozzies. the kitchen looks. nice, but limited utensils to cook or even make coffee.

Bad experience. Stove blew all fuses in apartment so kitchen useless. No hot water so had to have cold showers. Complained and asked for refund, haven’t heard back.. apartment and location are good but these issues not acceptable for the money they ask

We had a great stay at the apartment. It was in a great location close to everything, with beautiful views of the canal. The apartment was clean and in good order and we had excellent directions from the owners on how to locate the property. The only small negative is the facilities in the kitchen. We appreciate that a kettle was not listed as an amenity but there is a picture of one on the apartment website but there are no facilities whatsoever to make coffee or tea in the apartment. This seems strange as they provide a toaster but no coffee or tea maker.

While the location and apartment was great, the check in process was rather disjointed. The third party vendor indicated I had not paid and asked for a direct payment instead of via Expedia. Didn’t get details on how to gain access to the apartment until after an hour of checkin time (and had to text them to ask) At night we had to turn on our phone flashlight to walk up the stairs

The location near Rialto Bridge and Basilica di San Marco is a plus. Anywhere you are in Venice you’re near shopping and restaurants, so there’s nothing special about this location in that regard. About a 30 minute walk from the Santa Lucia train station. You will be going over numerous bridges on the walk. The apartment is spacious and clean. Now, the negatives. First, there is a sign in the apartment that says that you will be charged 500 euros if you change the thermostat. This is clearly offputting for many reasons, particularly on a cold winter night such as when we were there. The beds are TERRIBLE. The mattresses are very hard and so are the pillows. We couldn’t sleep well at all.

We had a fabulous stay at San Marco Boutique! The location was absolutely perfect and the room was immaculate. The canal view was so beautiful! Everything we wanted for our trip to Venice! We had our two kids with us and had plenty of room between the second bedroom and couch in the living room. The beds were comfortable and the bathroom was modern and luxurious. We did not use the kitchen, however, having the refrigerator was a nice option to keep drinks and leftovers cool. Check in communication was a little confusing, but that may have been my fault. We were whatsapped the check in instructions right at 3pm, so make sure you have access to whatsapp and don't plan on getting in early, unless maybe it's communicated and guaranteed. Location was safe and secure and easily found by Apple Maps and the instructions that were emailed prior to check in. We were able to walk right from the train station to the room, which took 20-30 minutes...but a very enjoyable walk checking out Venice. As far as noise, we did have some noise from the tenants or visitors upstairs late at night, but didn't have issues going to sleep. Our morning was very early due to noise in the canals with boats picking up garbage close by, etc., but again, nothing that would keep us from returning. We would absolutely book and stay again if we are lucky enough to return to Venice!

Booked this property for our honeymoon because of its location and more specifically because it has a canal view. When we got there we were shocked that our entire canal view was covered by scaffolding. We messaged the hotel saying we completely understand construction happens but we paid extra to have that view. We asked the owner about this and they said its not their fault so nothing can be done. We would have chosen a cheaper room if we would have known the view was going to be blocked. We then asked for a extra roll of toilet paper and they responded with "we only provide one as a welcome gift". We asked to have the same rate as the rooms below with no view and no responses. As soon as we checked out all communication stopped. Very disappointed. I'm sure the scaffolding is still up so if you are hoping for the canal view and are paying extra for it, look elsewhere.
