This bright ground-floor studio is filled with natural light from its large riverside window, offering a peaceful retreat just a 5-minute walk from York's historic centre. Pops of colour throughout the space add warmth and character, while the window seat provides the perfect spot for a morning coffee overlooking the river.

Inside, the apartment features a high-quality open-plan kitchen and living area with quartz worktops and everything you need for your stay. Just back from a couple of days stay. Property was very comfortable and had all we needed for a stay of 2 nights / 3 days. Great location being just a 10 min walk into City Centre, and surprisingly quiet given its central location.

This is a lovely suite right on the River Foss with ducks, geese and birds outside your window. We loved that it was a five minute walk from the Shambles and city centre shopping. Getting in is a bit tricky at first with two electronic door locks to get through plus a combination lock to get your key. The kitchen has everything you need and the bed was good. The apartment is tastefully appointed and cosy. Reasonably quick responses to queries was helpful too.

This building has been well renovated to mix old architecture with new conveniences. We were pleased with the cleanliness and charm of our unit. We had a beautiful view of the river. However, the river had a fair amount of trash in it and we felt bad for the wildlife in the river.The only reason we are giving a 4 star rating is for the mattress, it was extremely thin and uncomfortable. When traveling, a comfortable mattress in a must!!

Studio apartment was perfect for our 4 days in York! The location was great! Ive been to York several times but always stayed at the Hilton on Tower St. I was afraid we wouldnt have the same proximity to everything! It was just as good if not better! So close to the Shambles, Fossgate, Stonegate, and the Minster. Would definitely recommend!

Week to visit family in York

Small studio near center in York. Clean and perfect for visiting town or family in York. Quiet near the river and only the geese will keep you awake

Everything was as described and expected, with a cool setting directly on the canal. Five minute walk to Shambles, and in fact we waked from the train station in twenty minutes. The studio apartment was self contained with all instructions in a handy binder. We cooked most of our meals in. Morrisons grocery a few minute walk away. The internet speed was quite slow, but enough to stream our ipads (only an issue of you are a heavy data user.) They had a smart TV and we were able to log into our Amazon and Netflix accounts. Will stay here again. Thanks

Cocoa Suites

The location is easy to find and ten minutes walk to city centre. It is a clean,comfy and quiet stylish studio beside the river. Power shower and spacious enough to relax in property. The only thing that could be better is the oven and cooker. Couldn't get it working properly and didn't cook food well. Great everything else. Would recommend.

The accommodation was an excellent temporary option for my house move. My stay was extended due to problems with the conveyancing of my new property. Stays York were absolutely first class in helping even with the short term changes to my stay.

I loved staying at this nicely decorated and modern suite in an old cocoa factory. I love quaint and historical surroundings but I also like modern fixtures and fittings to come home to! The kitchenette saved me a lot of money on dining out. The view out of the window of the river Foss and the ducks, geese, and swans was marvelous. It was such a nice retreat to come home to at the end of a busy day, and a nice place to hang out and catch up on emails and work on a rainy day. One proviso, if you are visiting York without a car and have limited mobility, this might not work for you. The bus stop is a 7 to 10 minute walk away, the murphy bed is low to the ground, and the suite is at the end of a very long hallway.

Lovely studio overlooking a river!

I loved the fact that this clean and cute apartment with modern fixtures and fittings was in an old cocoa factory! The view out the window of the ducks, geese, and swans on the river was relaxing and charming. The kitchenette saved me money on eating all my meals out, and this was a great sanctuary to come back home to after a busy day in York. The building was quiet and you have the extra privacy of a door that shuts off the vestibule. Of course, many university students live around here and you can expect some street noise on the weekends. I would recommend it with two provisos: one, if you have mobility issues be advised there is no bus stop right nearby so you need a car, or taxi money. Plus the trek down the hallway to the suite is a long one. The stroll up to the city center is just about 15 or twenty minutes and it's all very picturesque, with pubs, restaurants, and shops along the way. There are also several grocery stores within walking distance. The second proviso is that when I was there, the internet kept cutting out. If you are relying on internet for online meetings or things like that, you might want to have a word with the managers first.

Loved it.

Really nice property, easy to find and enter, good details from management company, location was amazing to walk to everything, loved the geese outside the window but they did make a racket sometimes, the property was in very good condition, we did struggle with the heating instructions but sussed it eventually, was concerned about the bed but it was big enough and comfortable, would love to return.

Really nice, right on the river, we had a small problem with the shower which we rang about and they got it fixed same day with no problem at all - can't ask for more than that really.

An enjoyable three day break

Really can,t fault this place, great location with a lovely view of the river. Very clean and modern with everything you need provided. Would love to stay again and would highly recommend it to anyone thinking of staying in York.
