Damage & House Rules Policy / Guest Responsibilities.
We inspect every condo at every check out. We again inspect every condo before every Guest Arrival.
We have documentation for each condo to assure the condo is good condition and working order before your arrival.
1) Guest is responsible to pay for any missing/broken/damaged items, extra check out cleaning & for a drain or toilet that requires clearing due to Guest clogging the drain or toilet. Every condo has a plunger for the toilet. If you clog the toilet, please use the plunger provided. Calling a Plumber is a Guest Expense. 2) Do not use the Kitchen Sink Garbage disposal for potato peels, fruit rinds, banana peels, pineapples, egg shells, noodles, rice etc. Calling a Plumber is a Guest Expense. 3) Sand: Please rinse off all sand (self and gear) before entering the hotel/condo (there are rinsing stations at the beach) to avoid extra cleaning fee and clogging the shower drains. 4) Lanai: Please do not hang towels or other items from the lanai. Please do not feed the birds. 5) No smoking in condo, on lanai or in common areas. Guest charged to have upholstery, drapes and linens cleaned, deodorized. 6) Guest responsible to pay for locksmith if they lock themselves out the of the bathrooms or damage a lock.

CANCELLATIONS:
1) Reservation deposit is non-refundable. 2) Cancellations made more than 60 days prior to the check in date can have the deposit applied to another stay at the same condo within one year of the original check in date. 3) Cancellations made less than 60 days prior to check in will forfeit deposit. 4) Cancellations made less than 30 days prior to check in will forfeit deposit and rental balance payment. 5) We strongly encourage you to get travel insurance so a cancellation can be recovered.

Rentals are not transferable to another party.

The property is in an excellent location, close to everything, all within walking distance. But the place needs a better cleaning, the dishes and the kitchen equipment were all dirty the microwave was dirty.

Needs remodeling

Property has not been remodeled in a long time. Had a mildew smell as soon as you walk in the door. But you get what you pay for, relatives stayed in an remodeled property and the cost was substantially more. Other than the smell the property was clean.

So not clean old like 70 style kitchen when you open the cabinet door inside is dirty and smells the stove is old so no glass top, bathroom has not be painted since 70 wiped with my disenfecting wipes the sink in the bathroom has open drain so big hole thats not hodden

Property needs updating. Vertical blinds did not work when we arrived, but someone came promptly to fix them after we called. The tv did not work at all - needs new cable box or hdmi cable. No one responded to our calls about the tv.

We often stay in the Ilikai Hotel as we like the central location that's close to my parents. The unit was clean but it needs to be updated. The bathroom sink was clogged and the shower head wasn't very good. The vertical blinds were missing sections, and the paint was dinged up. It wouldn't take much to update it.

The room was just as advertised. It is in need of a few repairs/updates, but we knew what to expect. We really enjoyed sitting on the lanai and watching all the action. The view and location are prime. The bed was especially comfortable. It would have been nice to have better seating options in the living area, but we made it work. The Ilikai is a beautiful hotel with lots of great history. There are shops and a bar and restaurant. We did not try the pool, but it didnā€™t seem to ever be over crowded. Parking is in short supply in Waikiki, so itā€™s nice to be able to walk to nearby restaurants.

Super Soft/Lumpy Bed

Great location but horrible bed. After first night on that bed I could barely move the next morning. Had to sleep on couch rest of week. Appreciate little things like providing salt/pepper, dish soap, TP and paper towels. Would have liked more bath towels. Lighting in kitchen is dreadful. Air conditioner ran constantly. It would shut off and restart within a minute. Itā€™s very loud and blows cold air directly at one side of bed. Had I been able to sleep in the bed, I would have had to wear sweater to bed.

Great Location- pool closer ruined most our trip!

Our stay was okay. The condo itself was nice and with an amazing view. The kitchen was very dated but had all the kitchen cooking supplies you would need. What really effected out stay was that for the whole 10 days we were there the main pool was closed and it was supposed to reopen after 3 days of our arrival. This put as huge damper on our trip as we have a kid. There was an alternative pool which was pretty much a pee pool knee deep since every possible kid was left to use a very small shallow pool. Definitely not enjoyable for anyone over the age of 10. However the owner was nice enough to give us back a discount for each day after we voiced a complaint. To be honest I would of relocated to another property had I know that was the case. But this was not the owners fault and he was advised of the pool closer at the same time as us. I still cannot believe they chose to do pool renos during December and over Christmas and New Year....such a busy season. Other than that location was perfect!

Great place, management lacking

We stayed at Ilikai #1118 for one week in March 2022. It was a great condo for three adults (my mom, sister, and me). Cleanliness was good, location and view were fantastic, management was lacking. This was a working holiday for me and having access to wifi was extremely important. When we arrived, the wifi wasn't working. We tried the usual fixes, called management and tried their fixes as well, and it still didn't work. They didn't come take a look but told us we had to contact the wifi provider. We did and muddled through (difficult when your name is not the one on file as the account holder). Router was thought to be needing replacement. Management wouldn't deal with the wifi provider, so we had to wait around all day (second day spent dealing with wifi, rather than vacationing) for the tech. Router replaced and wifi finally working at end of day two. Management finally told us we would recieve compensation for missing two days of holiday. They still haven't replied to our multiple messages about this and no compensation was made. Otherwise, it would have been a great stay.

To be honest, my only issue was the AC in the room. It struggled a lot to keep the room cool. We found the location of the AC didn't cool off the room and when we had the blinds pulled it helped a little but there was a musty smell to the room.

Amazing view, great location, everything you need!

We loved staying here! The view was amazing, shops and restaurants at your door step. The agents were great, they even lent us a portable bed for our 2 year old. The apartment has everything you need in terms of space and a fully equipped kitchen, even a beach umbrella that we used everyday ā˜€ļøā›± Loved it and would stay there again if we get the chance.
