About the property.

The property has been in the current owners' family for over 50 years and comprises a main villa and a guesthouse (located right next to the main villa), with a total of 9 bedrooms and 8.5 bathrooms. Most of the interiors have recently undergone extensive renovations, including a newly updated kitchen, brand-new bathrooms, fresh upholstery, and refurbished bedrooms. The meticulous attention to detail throughout the renovation process—from the careful selection of high-quality materials to the exquisitely chosen furniture and artwork—has created a truly unique environment that seamlessly blends with the villa’s original architecture.

Location.

The estate is located less than a mile from the charming village of Cerbaia, in the heart of Tuscany. The village's main square serves as the focal point and hosts a weekly local market. Here, you'll also find several excellent restaurants, cafés, ice-cream parlors (Italian gelato), a supermarket, and a variety of traditional grocery stores and craft shops. The village also provides all essential services, such as banks with ATMs, a post office, and pharmacies.



San Casciano Val di Pesa, a historic Tuscan town, is just a 5-minute drive away (2.7 miles). Here, you can discover a variety of excellent restaurants, take-out options, cafés, and shops offering local products, including groceries, ice cream parlors, butchers, pastry shops, bakeries, and a large supermarket (called COOP). The town also provides all essential services, such as banks with ATMs, a post office, and pharmacies.

One of the property's greatest advantages is its proximity to Florence, just about a 20-minute drive away, while also providing easy access to the enchanting Chianti region and its vineyards (including the stunning Antinori vineyard, renowned for its exceptional wines and breathtaking architecture). The Guesthouse spreads over 2 floors and is about (1,800 sq. ft.) in size. It includes a total of 3 double bedrooms, 3 bathrooms, two living rooms, and a fully equipped kitchen.

- “Summer living room” with TV (air conditioned). The sofa in this room can be converted into a comfortable bed upon request (Queen size)

- Second living room featuring a fireplace

- Spacious, fully equipped kitchen with a large breakfast table

The villa features a magnificent private pool, measuring 25 meters long by 8 meters wide (82 x 27 ft). It is equipped with a complete set of comfortable sun loungers, oversized daybeds, and umbrellas. The pool can be heated upon request, as it is equipped with a heating system.
