Pet, Family, and Party Friendly house perfect for 3 or more couples

My home is 10 minutes to Woodstock & Phoenicia. There are 2 ski resorts and dozens of hiking trails within 30 mins away.
Its nothing special, no frills, no pool, no hot tub. Its just an old 1960 3 bdrm 1 bath brick ranch in a quiet neighborhood. Sits on 17 wooded acres. Comfortable living room seating for 11 adults. BBQS, Fire pit, Large pet friendly backyard, w/optional seating, tents for over 100 people, and special buffet equipment, make it perfect for large parties for extra fees. Perfect getaway for 3 couples, with extra futon and sleeper sofa and sofa allowing 5 couples and a single to sleep comfortably. I have had up to 14 quests stay here in the past when they were traveling with children. Just keep in mind, there is only one bathroom. Jo's place was great! 9 of us shared the space while traveling before a company trip in the Hudson Valley. Grateful to have such close and down to earth co-workers who are down for a day in the Hudson Valley region. There is ample sleeping arrangements and while we were worried 1 bathroom for 9 would be a problem, it wasn't at all. Jo was an excellent communicator. She left us instructions and explanations, in addition to a mini guide to the area. We had a snafu with the grill and managed to let some of the charcoal dry out after the nasty storms that came through the day prior and get the charcoal grill up and running. WORD OF THE WISE - this is not NYC or any metro area and there is no delivery of any kind of food. That being said, in each direction there was a grocery store. Next to the 'commercial' grocer, there is a liquor store. By the local organic grocery store, there is also a Dollar General and really good Chinese food! There is plenty of outdoor seating and room for Kan-Jam/lawn games, and there is no better way to end the night than around the fire with marshmallows like the 30 year old adults we are
I will be living on site in our own space in the basement apartment with my old dog who is quite quiet. We have our own seperate entrance downstairs and wont be any bother.
