House Rules
- Please make yourself at home and treat the property with the same care as you would your own.
- No pets, no smoking, and no parties. Dogs are not permitted.
- Respect the peace and quiet of the property and neighbourhood at all times.
- Any person present at the property—whether staying overnight or visiting during the day—is considered a guest.
- The maximum occupancy is 4 guests at any time, unless prior permission is given.


Booking Policy
- Full payment is due 30 days before arrival and will be automatically charged to the card on file.
- If payment fails, it must be completed within 24 hours or the booking will be cancelled.
- Early payment is allowed (card fees up to 3% are non-refundable if cancelled).
- A £200 security deposit is required via a secure third‑party platform 2 days before arrival.
- The deposit will be refunded within 3 days after checkout.

- We follow all procedures to maintain the hot tub safely in our holiday let. On the rare occasion the hot tub breaks down during your stay, let us know straight away. We`ll offer a 10% refund on affected nights and get it fixed for you as soon as we can, subject to our maintenance team`s availability.

Cancellation Policy
- Full refund if cancelled 30+ days before arrival.
- 50% refund if cancelled 14–30 days before arrival.
- No refund if cancelled within 14 days of arrival.
