The Red House is a one level home featuring a large living room with a flat screen TV, a kitchen that is well equipped to prepare meals and comfortable seating areas. This cozy home was built in 1952 but has undergone several updates over the years. Choose to dine in the dining room that seats 6, the eat-in kitchen nook for 2, or in warmer months, in the backyard seating area.

Three comfortably furnished bedrooms include a king bed in the primary bedroom and a queen and 2 twins in the guest bedrooms.

IMPORTANT TO NOTE
THIS IS A NON SMOKING PROPERTY. The use of tobacco, cannabis or vapor devices is strictly prohibited. Disregarding this Rule may result in a fine.

Travel Protection: We HIGHLY recommend purchasing our trip cancellation insurance as there are NO REFUNDS if canceled within 7 days of arrival, regardless of the reason (including illness, flight delays, weather, road conditions, etc.). Though this home doesn`t have air conditioning, it has an evaporative cooler and fans for your comfort.

This home is equipped with a Pack-N-Play and Highchair. Located in the closet.

The living room fireplace is currently inoperable.

The grill is only available in warmer months.

Included in the price of your rental is an Administrative Fee for $59. This is required protection insurance provided by Waivo for up to $2500 in accidental damage. The full agreement and list of coverage details can be found in the Additional Rules section on the checkout page.

HOUSE RULES
These rules must be observed on the premises of the Property you have booked. The renter of the Property shall be referred to herein as the ā€œGuestā€ or ā€œYouā€ and the owner of the Property shall be referred to herein as the ā€œHomeownerā€. You, as the Guest, accept and assume full responsibility for ensuring any person permitted at the Property abides by the rules expressed herein. Upon booking, reservation and payment, you agree to abide by the following rules:
A. You are responsible for all occupants of the home and must require that all rules herein, as well as the within the Short Term Rental Agreement, are followed.
B. No one under the age of twenty-five (25) shall qualify to rent this property. You shall not rent or stay at the Property unless there shall be at least one Guest over the age of twenty-five (25) concurrently renting or staying at the Property. All children must be under direct adult supervision at all times.
C. Smoking, vaping and all recreational drug use are NOT permitted in the house or on the Property. A fine will be assessed if these policies are not observed.
D. You must take Garbage/Trash to the curb on the scheduled day(s) of trash removal and not before, as indicated in the Guest Guide located within the Property.
E. Pets are NOT permitted in the house or on the Property unless otherwise stated in the listing. Manager is not authorized to make exceptions to these terms. Not abiding by these terms may result in eviction and forfeiture of amounts paid.
F. You, or any other person on the Property during your stay, may not interfere with the peaceful enjoyment of the neighbors. Quiet hours begin at 10:00 PM - 8:00 AM daily. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
G. You are solely responsible for any other person at the Property. Additional persons, other than the number of guests reserved and booked in the original booking and reservation, may NOT stay overnight at the Property.
H. You will be responsible for any fine and/or violation that is imposed on the Homeowner due to the negligence of any person permitted on the Property by you.
I. You shall abide by all Federal, State and Local laws.
J. You shall notify the local police and Homeowner of any illegal activity that is witnessed in or around the Property.
K. You agree not to use the Property for any unlawful purpose, including but not limited to, the sale, use or possession of illegal drugs on or around the Property.
L. Absolutely no hazardous materials are permitted to be in or around the Property at any time.
M. You may not use or store Kerosene or space heaters at any time in or around the Property.
N. The burning of candles is not permitted within the Property, with the exception of birthday candles.
O. Under no circumstances may a stove, oven or range be used as a source of heat. All appliances are to be used only for their intended purpose.
P. Charcoal and Gas Barbecue grills may not be used inside any structure located on the Property.
Q. You may not bring your own grill (of any type) or fire pit for use on the premises.
R. Tents or other structures may not be erected on the Property.
S. Commercial photography or filming is not permitted on the Property.
T. You shall use ventilating fans at all times when bathing or cooking.
U. All windows and doors must remain closed during inclement weather.
V. You shall notify Manager of any pest control problems.
W. The use of any provided swimming pool or hot tub is at your own risk. You further understand that any interruption of use will not alter or change any of the terms of this Agreement.
X. You may not block the fire escape at any time.
Y. The Homeowner does not permit large gatherings at the Property. A disturbance caused by you or any person permitted on the Property during your stay which results in any police action, complaints from neighbors is considered sufficient cause for immediate termination of this Agreement, immediate eviction and forfeiture of all monies paid as permitted by law.
Z. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. No towels or linens shall be taken from the house. A cleaning fee is automatically added and charged to you for each booking and reservation. You must keep the Property, inside and out, clean and sanitary at all times. Even though a cleaning fee is charged, you are expected to leave the Property in a clean, neat and orderly condition. An additional cleaning fee may apply if excessive cleaning or trash removal is required upon your departure.
AA. This house is privately owned. The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the Property. The Homeowner is not responsible for the loss of personal belongings or valuables of any Guest or any other person. By accepting this reservation, you expressly assume the risk of any harm arising from your use of the Property or others whom you invite to use the Property.
BB. Damage Protection Policy: A mandatory fee for third-party accidental rental damage insurance will be automatically charged to each booking.

Great little get away!

My friends and I came to Glenwood Springs to raft and some girl time. There were 5 of us and the house was perfect, lots of lounging, cozy spots for great conversations!

Perfect for our 5 member family. 2 adults and 3 teens. Beautiful home with a great yard- several old tall trees and flowers. The home was well supplied with necessities and entertainment. Mini Stay

We had a wonderful time staying here. The only thing we wished is that we stayed longer! Maybe next time. It is so great to have enough space for our family- including our lovely dogs! They were able to run around the backyard and play fetch. Super wonderful to have that freedom. We had everything we needed and were very comfortable! Thank you for hosting us. We had a great time and hope to be able to come back.

Review of Red House

Property was clean and fit our needs well. Instructions were well written and easy to follow. Communication with host was good. Only issues were ants that appeared the first morning on kitchen floor, and turning off main road to the house from the south. Would stay there again.

Too noisy for our family

The house was fine for our short stay in Glenwood Springs. It was clean and well stocked. We had a few.problema that were handled quickly by the management company. However, the noise level from the busy street made the stay unplesant. We did not realize that the house is actually on the main street in town. The traffic was heavy and non stop.

Good location, dog-friendly, well maintained

We enjoyed our long weekend here. We needed a dog friendly place, and this fit the bill nicely. It is in a quiet neighborhood setting quite near the river, a paved bike/walk path and adjoining nature/open space. The location is close to the lively downtown and its restaurants/stores. The home is well appointed, with a big living room and comfortable couches.

Overall nice house. Could definitely use some updating though, as what they attempted to update was clearely done by an unexperienced person. Large living area for gathering with a variety of books to read. Cabinets and closets unorganized and filled with random stuff. Electrical outlets few and far between with most not working. DVD player is toast so any DVD on the shelf wont play. Nice big backyard and appreciated the ability to bring our fur babies but beware if you have little dogs... they can easily escape through large gaps and holes in brick wall. Busy corner with traffic, not too loud at night to be an issue. Everything clean and no issues with communication to owner. Oh and if going to the hot springs, beach towels readily available!

Great family home

This is a great property -we would stay there again. This is a comfortable older home with updated kitchen and baths. Very large living area had plenty of seating to accommodate the whole family. Large back yard was great if traveling with pets. I would have given an overall excellent rating, except that the twin beds aren't great for adults (small and hard mattresses) and the property is on the corner of a busy main road- the neighborhood is in a great location but you can hear the cars at night from the master bedroom.

Fantastic!

The Red House was perfect for our MLK weekend getaway! Really close to Sunlight Mountain and only minutes from downtown shops and eateries. The house had everything we needed and more. Lots of space for all of us making it very comfortable and convenient. I would recommend this place to anybody. Will definitely be back!

The house was conveniently located for us and since my siblings and I are getting up there in age, we were glad there were no stairs. The house was adequately clean and arranged well. The dryer was unusable due to a high screeching sound and most of the beds were uncomfortable. My brother slept well on the queen. One sister just slept on the couch instead of the twin bed. I struggled on the king because the fitted sheet would not stay on, nor was it comfortable. My sister felt the towels weren’t nice enough. I noticed that the windows were solid and well insulated. They needed to be due to the heavy traffic on Grand Street. Luckily we did not need many of them open, because it was September… there isn’t air conditioning here. We enjoyed their games and puzzles and the kitchen was roomy enough with plenty of what we needed.

Nice location, home is well stocked

We had a nice stay at the Red House, easy check in and very responsive management company throughout our stay. The home is well stocked with comfort items such as games, DVDs, dishes, robes, pack n play and high chair. It snowed while we were there and the walk was shoveled early that morning which was thoughtful. Only complaint was that there were no extra cleaning supplies such as trash bags or dishwasher soap so it made it hard to clean up after ourselves.
