Nice roomy house, good a.c., lots of cookware & dinnerware provided, wonderful grill & balconies. We appreciated being allowed to enter an hour early.The negatives are: some dirty dishes in the cabinets, a very sandy floor, very little ice cube production, a bathroom shower that leaked into the kitchen sink, a jacuzzi tub that shot mold or mildew blank chunks into the tub, a mildew stained shower curtain upstairs, & a non-functioning garbage disposer. Also, I understood that the room with the king bed was on the ground floor & it was on the second floor. So, 18 steps up to get to the front door & 18 more to the second story. That’s a lot for people to drag all their stuff up. I counted 530 steps to the Gulf from the house. We enjoyed our stay at any rate, but would advise some attention to maintenance.

Positives: House was clean and short walk to the beach. Nice grill and kitchen had all necessary items for cooking. Great balcony too.Lots of space for the family to hang out together. Cons: The three extra bedrooms did not have tv's that worked. We called. There was a quick response but they were unable to fix them.If you don't have working tv's perhaps consider having a few board games in the house. No internet on our last full day. This house could be a fantastic rental but it is very bare bones. We have never stayed in a VRBO property that did not come with a starter set of shampoo and body wash.The house sleeps 12 but comes with one roll of toilet paper per bathroom. Makes the stay feel cheap and the house rental is not cheap. They should consider spending a few extra coins to step up their rental experience. House could easily be a five star rental.

Family Vacation

House is nice and clean. Had an issue with upstairs bathroom leaking water into the light over the sink. Contacted property management who advise to discontinue using the bathroom, which caused an issue on our last morning trying to bath and get ready to depart. Departure time is 9am which I believe is a little absurd. Plumber showed up 8:30am the morning of our departure causing us to have to work around this ordeal while packing up. Go outside to begin loading and the maid is waiting outside. Looks like there would have been some kind of consideration or compensation due to the circumstances.

Beach trip

The house is spacious and clean. The beds are comfortable. The amenities are basic. There isn’t direct access to the beach from the house but there is an access path for about 50 yards to the west. There are no beach amenities included with the house (beach towels, chairs, etc). It would be very convenient and save future renters a great deal of money if the beach items were included rather than having to rent or buy separately. Overall, we enjoyed our stay very much.

Terrible management company

The house is beautiful. We were 4 adult couples. We each had our own BR and bath. Living area is big enough for all to sit. Outside balcony areas are great. No complaints about the house. Our issue is with the management company, Southern Vacation Rentals. As soon as we arrived, we realized the upstairs AC wasn’t working. It’s late June in Florida with temps near 90°. Three of the 4 bedrooms are upstairs. We immediately contacted SVR. There is not enough room here to explain all the details, but suffice it to say, SVR has zero contingency plans in place to address such an urgent situation. Lots of excuses and little action. After over 50 texts and several calls, we finally got them to agree to refund 2/3’s of our money. We stayed there, but only because we drove into town at 8 pm that first night and purchased 3 portable free-standing AC units (at $399 each). It was that or hit the highway. SVR offered no solution. They did offer to reimburse us for 3 fans but we chose not to circulate 93° air around. They also offered to move us at 6:15 pm on the second of 3 nights. No thanks. We’d already solved our problem with no help from them and at great expense to us. The AC was never fixed while we were there. Perhaps the worst part of this is that while we were packing up to leave, the next renters, scheduled to arrive that day, stopped by just to see the house. They had NOT been advised of the issue by SVR. Unethical, shameful behavior. Stay away from SOUTHERN VACATION RENTALS.

Beautiful

The home is beautiful! The best part is for sure the huge wrap deck & balcony! Even with the new build next door, you are still able to see the ocean. My ONLY complaint would be that the beach access is slightly down the road & not directly from the property. Our neighboring renters were kind enough though to let us access through their carport!

Life’s a Beach

This property was a nice vacation spot just a few minute walk to the beach which was beautiful. As for the house itself was amazing and very spacious for family to have plenty of room and the bathrooms in each room was perfect so we didn’t have to wait on one when we returned from the beach. The local trolley was also only a block away which the drivers are unbelievably nice and very helpful. The only thing was the fridge was defrosted so it took a whole day to cook our groceries.Also It would be more convenient if they had like a beach wagon and a gazebo or umbrella beach toys etc like the other beach homes in the area. Luckily we had family two houses down that had these things from their rental.But overall we loved every second of our stay….

4 days of relaxation and fun

Everything was great! The house was clean and comfortable! We had Everything we needed and loved having the beach so close😍 9am checkout was a little tough and construction next door took away from us hearing the beach but that's not the fault of the house. Thank you for a wonderful stay!

Wonderful beach home

We rent a house in Pensacola twice a year and this is one of our favorites for sure. It’s clean and close to the beach. Plenty of room for the whole family.

Late July family trip

We had a wonderful trip! The house held 12 adults well, was clean and comfortable! The host responded quickly when we realized there was no propane for the grill. The beach was perfect, not crowded like many other areas on pcola beach. Thanks!!

Very nice house - clean, roomy and well equipped. Not a lot of cabinet space for grocery storage, etc. so recommend the one closet available have some shelves added. Also, the screws in the decking are starting to back-out which will get worse with time. The main regret is the difficult beach access due to the house construction next door. The noise and activity was understandable, but it was extremely difficult to get to the beach through the site, and once the house is finished (Sept?), there will be NO direct beach access from this house.

Property was advertised as on the beach when we booked. Then a house was built in front of our view. Sadly we listened to construction all week. The property manager was a gem. She came and cleaned grill and got it working and was very nice.

Wonderful home.

The property was everything we had hoped for. No disappointment in this. We did learn that the weather can be less than ideal and that most attractions shut down during the month of February.

Overall great experience!

House is perfectly located next to beach; however, the cleanliness was not awesome when we arrived, but it wasn’t horrible. Only one dish towel was there, and we did not pack to prepare for that. Our ice machine was never supplied like it said within 24 hours of arriving. The air never went below 73 in the house, and a bedroom ceiling fan only went from off to high and shaking, bo in between. We did notify someone and they sent employees to look at and work on some things, but most were not fixed. We still enjoyed ourselves, with a blended family and all... just wish that the house had been looked over before we went in.

Great House

Loved the house, super clean, great layout, and the beds were the most comfortable of all the VRBOs we’ve stayed at. Lots of open room/seating for large family. Reason for four stars not dive:: there were no puzzles, games, books, beach toys...anything! Which isn’t a huge deal but it feels more like a hotel room than a home. Only VRBO where we’ve encountered this. Would def rent again but just know it lacks that “homey” feeling and be sure to bring cards/games/books/whatever you need for inclement weather days.
