River Ranch is a single family home with nearly 4500 square feet of beautiful living nestled next to the Eagle River! Located in the 'Ultimate Mountain Playground' of the Vail Valley!
Imagine fly fishing right out your back door! Enjoy the view from the hot tub on the large back deck along with the new gas fire-table to enjoy the brisk mountain evenings. The river landing is the best to end your long summer/winter days. Beaver Creek is five minutes, Vail 15 minutes, and Arrowhead 3 minutes. You will need a car.

You will want to sleep with the windows open at night to hear the river in the summertime. Summer visitors will find yourselves at the heart of biking trails and close to Beaver Creek and Vail's many summertime festivals and events. The lovely town of Edwards is 5 minutes away and has many restaurants and upscale shopping. Our smoke-free home was built in 2000 and includes two gas fireplaces, carpet in all the bedrooms and lower level. Hard wood floors line the entire main level. 4 King bedrooms (1 w/additional double/twin bunks) are upstairs and 1 King bedroom in lower level. All bedrooms have ensuite baths. The main level is for living and enjoying the river views! Perfect set up for family reunions! Parking available for up to 4 vehicles. (No RV's or trailers.) There is an additional partial kitchen on the lower level with sink, cabinets and kitchen table. The pool/ping-pong table and hot tub will entertain everyone after a tough day on the slopes, bike path or river! 8 bikes are included in the summertime for our guests use. No need to rent bikes! Some helmets are also supplied. Perfect setting for family reunions, scrapbooking parties, and ski get-aways! The Avon rec center is nearby which includes an indoor pool and workout facility! Really enjoyed this house. Lower level had a bedroom, living room 2 bathrooms, half-kitchen and pool table as a bonus! Hot tub was great. House is so well appointed - everything you need. Our large group of 11 were comfortable and really enjoyed a week there!

Great home

This home was everything we needed. We’ve been to this vail valley area several times over the years and knew we would enjoy Edwards area. This home delivered and Kathy knows how to maintain an oasis. The house provides enough room to all gather together as well as space to spread out when desired as well. There are many little details she has in the home that truly elevate your stay. We would rebook in a heartbeat.

Wonderful Stay!

My husband and I plus 4 other couples stayed in February and had a wonderful time! The house was comfortable and provided everyone a chance to relax away from home. Since we were a party of 10, it was nice to have a kitchen that worked well for meal preparation and a dining room that sat all of us. We hope to return again!

Family Ski Trip

We love this house. Our family has stayed here several times. The location is wonderful. The house is perfect for our big family, very spacious and comfortable. So many things in this house make you feel like you are at home. Plenty of space for everyone. Kathy is a wonderful host and always responds immediately if needed.

Perfect Winter Vacay!!

We thoroughly enjoyed our stay!! The house was easily accessible, provided many amenities and was very spacious. The home owner was very nice and accommodating. We highly recommend this property and hope you’ll enjoy it as much as we did!

Beautiful setting and lovely house

We had a wonderful time at this lovely home. It had plenty of space including sleeping and common areas; places to gather and places for alone time. We enjoyed the river views, hot tub amd proximity to Edwards. We happened upon the town on one of our walks! We will visit again!

Perfect vacation

The home was perfect for our family.. right on the river was so beautiful and so close to Edwards that we walked and rode bikes daily.. the kitchen had everything we needed. Terrific time!!

Beaver Creek Mardi Gras

We travel from the gulf coast every year for a ski trip and chose Beaver Creek this year. The convenience of Ewards and Beaver Creek is unmatched! 20 minute drive from Eagle Co Airport to the house. Overall, perfect for our two families of five. Take advantage of arrowhead access if you don't have to attend ski school. We had to drop kids off every morning, so our non-skiier drove us the 8-10 minutes (if that) to the base for drop off. Only complaint we had was cleaning crew cut some corners before our arrival but it was addressed by Kathy as soon as we alerted her. She was so communicative the entire stay. The river was a hit for the kids. Overall, would definitely stay here again.

Thanksgiving 2023

The house was clean and well stocked. We had a party of eight. We enjoyed using the kitchen and large dining room table for our Thanksgiving dinner. There were plenty of kitchen utensils, plates, and glasses. We also enjoyed the hot tub, pool table, ping pong table, multiple large screen TVs, and close proximity to Beaver Creek and Vail for skiing.

Coordinating with the host was simple, easy, and an overall great experience - especially on short notice. The home was spotless and welcoming upon arrival, and there is so much to enjoy both in and around the property itself. Will definitely be looking to return!

Fall Delight in Vail Valley- Edwards

We had a wonderful stay with our group of 10. Outstanding setting on the Eagle River nestled at the end of the street in a peaceful and serene surrounding. House was perfect for our group our size, and it was just as shown in the details. Location, location, location. Kathy, the owner, was most accommodating and available. Highly recommend this house, just don't take our future stays there.

Wonderful Time

We spent a week here for a family reunion. The home was very spacious and easily accommodated all 12 of us. It was well appointed and well-stocked. We had more rain than we expected, but the home worked well for in-door activities. Lots of room for playing card games and games on TV. Multiple seating areas. The large table in dining area was great for meals and playing games. We all enjoyed the hot tub. There was plenty of competition around the pool table! The surrounding area (Edwards and Avon) had many attractions. Bicycles were available in the garage which allowed us to explore the main bike path in the valley. There are many other trails nearby for future exploration! Sonos throughout the house was a nice feature, though grandpa and grandma seem to have different musical tastes! The owner was very helpful responding to questions and providing suggestions for activities. Great communications. So, it was a wonderful reunion at a great place!

Best location in Colorado for family vacation

This house is a 10! The town of Edwards is exactly what we were looking for, and still being 15-20 minutes from Vail gave us plenty of options. The ability to bike or walk to town, the local park, or grocery store gave all of our kids ranging from 9-23 plenty of options. The homeowner was fantastic with communication, and the home had more creature features than any home we have ever rented over the last 20 years. The patio, hot tub, and fire table were a hit while watching and listening to the amazing river running behind the home. We were able to grill out and gather our entire crew. We will be back.

Our family loves to spend time in the Vail Valley every season of the year. Initially the winter skiing was the huge draw. Now we have learned to love all 4 seasons. Summertime fly fishing and biking are family favorites along with shopping and dining out. Art festivals and farmers markets scatter the valley all year long. We have traveled throughout the US and always love returning to Colorado. My husband grew up in southern Minnesota and I grew up in northern Ohio in a small town called Vermilion, right on Lake Erie. Our midwestern roots make us all the more appreciative of the moderate Colorado weather.

We love the town of Edwards. There is so much to offer, world class skiing, golfing and world class shopping and dining! What more could one ask for? The Eagle River allows for kayaking and white water rafting and fly fishing, not to mention the sound of the river that lulls you to sleep in the spring and summertime.

O que faz essa propriedade ser única?

We love the river of course and we also love the layout of our home. We have 2 separate living areas on 2 different levels. This is ideal for groups with teenagers that want to play pool or ping pong on the lower level while the adults can entertain on the main level. All our bedrooms have their own baths along with 2 extra half baths! This is key in maintaining some privacy amongst family/friends gatherings.
