Part of the Cupecoy Beach Club Residence, this luxury 3 bedrooms condo is right on Mullet Bay Golf Course and a few steps away from the best beach of the island: Mullet Bay. Location which is residential is safe and quiet. The 2nd floor spacious balcony offers an impressive view of the bay as well as a sunset view. The spacious kitchen will allow you to cook delicious meals, the living room with an great ocean view is composed of a confortable convertible sofa, a 6 seats dining table and a big Smaart tv. The Master bedroom with ocean view gets a King size bed, the second bedroom with pool view also gets a king size bed as well as the third bedroom which as a small kitchen included.


Although private, you are very close to amenities. Only a 1-minute walk to Mullet Beach, one of the nicest beach of the island, only 3-minutes driving to Porto Cupecoy with a terrific little gourmet market, wonderful restaurants and stunning views. Two more minutes to La bodegua restaurant, the hot new restaurant brasserie; the laidback Bar Code and just beyond; the nightlights of Maho. In 5 minutes you reach the airport, 10 minutes to the charming French capital of Marigot and about 30 minutes to either Grand Case or Phillipsburg.

This property is unique. The Mullet Bay view is fabulous and the best by far.

Exactly what you'd want in a place in paradise. Owner was very accommodating and the place was spotless when we walked in. Beautiful views and within walking distance of great food and markets.

Outstanding location!

We were not sure what area to stay and decided on this location and unit, it was a great decision. You are not only right near the beach for this unit but it is easy location to get to french side attractions and airport, etc. unit was a great layout for three couples, very spacious.

From the personal arrival to the beautiful sunsets on the fantastic deck; everything about this property and the rental experience was top notch. The unit is comfortably furnished, well maintained, and it's steps from two of the nicest beaches on the island.

This was a wonderful place to stay--steps to Mullet Bay

This place was better than pictured. We had plenty of space with 3 beds, 3.5 baths, w& dryer, kitchen, large living space, wrap around deck overlooking Mullet Bay. Was also nice being in a gated residence for secure measures. Gwen was fantastic at meeting us on site, showing us around, providing must haves (water, cokes, etc), and providing info. We appreciated all the efforts in making sure our stay was wonderful!

Great location

First time to the island. Great location. Walking distance to a number of good restaurants. The property is secure and clean. The only thing is that it is really close to the water treatment plant and if the wind is wrong you really get the smell. The rooms are really nice. Only recommendations would be to add more plastic reusable water and wine glasses. 8 or more please.

Extraordinary place

The location and condo were fabulous. Close to great shopping and food. Fat Tony's is a must. The only downside was the elevator not working. It made getting in and out of the condo extremely difficult, especially for my husband. Being able to get gold cart service to Kalatua at Mullet was an unexpected surprise. All in all a great stay at what we have found to be our favorite part of the island.

Wonderfully relaxing condo

We took the family on a long over due vacation. We wanted great views, a relaxing atmosphere, and walking distance to good food. The property was great. It is a gated community with 24 hour security, not that it was needed as the area was very safe. The condo was nicely appointed. All amenities that could be expected were there. Stacey, our concierge, was available for any questions we had. We have already recommended this location to some of our friends. We will definitely stay again.

Nothing but Paradise

What a great place, the condo is fantastic. There is plenty of room, we had 3 adult couples. The patio has really nice and comfortable patio furniture, great for morning coffee, and happy hour drinks. The kitchen has everything you need for cooking meals. The private beach is beautiful, nice having it all to yourself for the most part. The pool bar has great food and drinks, reasonably priced as well. There are several great restaurants within walking distance. Looking forward to our next trip there .... Thanks John.

Mullet Bay area

We had a maintenance issue with our originally booked condo that made it unavailable for our stay. The host, John, did a great job communicating the issue and finding an equal (or better) replacement for us. The area and unit were great. The concierge, Stacey, was very helpful on several issues and questions we had. We would definitely rent from them again.

Perfect condo in a great and convenient location!

The description of the condo was very accurate. It was clean, spacious, well-equipped and attractive. WiFi was excellent. John and Stacey both provided quick, clear communication and were absolutely responsive. Because the condo was so spacious, there was no sense of feeling crowded and there was a great deal of privacy. We enjoyed the wrap around deck, being able to look out over Mullett Bay, the pool or the golf course. Regarding the location: Mullett Bay is gorgeous and it was a five minute walk, the private beach is very private and definitely a place to swim carefully, the pool was clean and deep with plenty of seating. There is a small grocery store, restaurants and a bakery within easy walking distance. This condo is a gem!

Private Paradise

Beautiful stunning views of Mullet Bay and the ocean from the main bedroom and open kitching/dining area. Huge private patio off the kitchen that wraps around to the front patio of the unit which overlooks the shared pool with a swim-up bar. All three bedrooms are ensuite with large bathrooms, and a half bath is off the living rooms. The unit was terrific, with great AC, and everything we needed to have a wonderful family vacation. And the cherry on top was the GORGEOUS truly private beach accessible only to Cupecoy Beach Club and the nextdoor property, The Cliff. We visited in March for Spring Break but we still had the huge beach entirely to ourselves at times, and only one or two other groups at other times. There are cliffs on either side of the beach making this a secluded paradise.

Our check in experience was horrible. The lady who was supposed to meet us, had to meet someone else when we got delayed. Security gave us the key. We couldnā€™t find the unit. It was hot. . And the elevator was broke ( which no one mentioned). . We had to carry up our 50lb bags and groceries 2 flights of stairs. The numbers on the unit are stuck on the door with a labeled sticker ( very, very small) if you donā€™t know to look for it you will think there is no numbers on the units. Which is what I did and my friends when they came to visit.The unit overall has potential to be great. However the first bedroom toilet is broke, so there is a big approximate 12 x 12in whole in the wall behind the toilet with a cord hanging out of it, you have to pull the cord so you can flush. SMHThe second bedroomā€™s bathroom had a 3 foot spot where the plaster had fallen from the ceilingThe master bedroom was fine. I love the space of the unit. The large wrap around deck was dirty with a dead bird laying on the ground. I had to contact the host rep twice and by the third or fourth day it got cleaned up. ( the 3rd day they looked and the 4th day they cleaned it). . The deck is in desperate need if maintenance. . It looks old and unkept. Chipped plaster, and rust everywhere. Bird poop on the rails. It is hard to see from the video but I will upload it anyway.The pool appeared as if the filter wasnā€™t working until the last 2 days of our stay. Then it looked cleaner. The location is okay.

We were struck by how beautifully the property was decorated, how clean it was , and so nice to have a couple beers, water etc. in the fridge after a long day of travel. Very thoughtful. We almost had the pool to ourselves all week and the beaches were only steps away. It was awesome. On the day it rained we had a beautiful view of the planes trying to land at the airport.....entertainment on a rainy day. Our only suggestion would be more glassware/mugs as we were 6 people. The cleaner did not show on the day scheduled so we didn't need the service when they came as we only has two days left. We did our own laundry etc. and figured out where the garbage was to go out, it was all good and easy. Stacey our concierge was great! She answered any questions we had, she took care of a small issue we had with a bathroom right away, and booked our cab (cool runnings) back to the airport. We had a wonderful time and I would highly recommend this property!

Great Apartment - need a few things

4 Adults, and 1 kiddo- enjoyed our stay in this massive 3BR apartment! Each BR was spacious and so were the bathrooms. You have everything at your disposal to be comfortable in the apartment. A few things to help even more: SAFES - Please add some to the apartment so guests can leave behind a few things and not take them every day / everywhere. The sliding doors are not lockable and the screens go up and down when they feel like it so it's never fully secure. Fix the handle of the smaller BR bathroom toilet - a bit creepy to stick my hand in there to flush the toilet (was warned, but still uncomfortable for those who do not like bugs). Fix the smaller top window of the small BR bathroom. There is some makeshift lock to close it and it's still cracked and a lot of bugs come in. Not major issues, but will help to complete the experience. The location is great for eateries and beaches. Highly recommend this property and would stay again!

First trip to St. Martin!

First of all the communication between John and Stacey was perfect! Upon arrival, she met us at the property and showed us around. The unit is very spacious and fit six of us Perfectly. Actually, way more room than anyone needs. The first thing I noticed was that the pictures that I viewed online were not all of that unit. I know that I saw many units from this complex on Vrbo and they were mixed and matched a little bit. Also, the master bedroom did not have a comforter on the bed, which I do feel makes the space look more welcoming. We were there off-season and it was very quiet so no service at the swim up bar. But we did use the pool one day and the beach is a walk away which was excellent. Complex is definitely in need of some renovations, but our overall stay was very good! We didnā€™t have an intention of renting a car, but found out quickly how expensive the taxis would cost for the six of us so we went ahead and use the recommendation from Stacey. She was also very kind in securing us a couple extra beach chairs so that we all had one. Had a great time and would definitely recommend!

Beautiful Condo With Breathtaking Views

I cannot say enough about this beautiful property. It is a completely updated and modern unit that overlooks the golf course and the ocean. It has a fantastic pool area that serves up lunch and drinks throughout the day. Jesus and Miriam are the best!! It is also a short 2 minute walk across the golf course to the beach. There is a beach bar and chairs/umbrellas to rent if you so choose. This unit came equip with everything including beach chairs and an umbrella so you have your choice as to what to do. The unit is located on the 2nd floor however there is elevator access which makes move in day and move out day a breeze. The property is completely secure. It is gated and there is a security guard on duty at the gate 24/7. The location is great. It is within walking distance to a supermarket that has everything you need for your stay. There are a couple of restaurants within walking distance including Fat Tony's that serves up great barbecue. It often has live music as well. Just down the street about a 4 minute drive toward Porto Cupecoy is the Cupecoy Beach Club - It is a MUST for sunset. The people there are incredibly nice and the place has an awesome vibe about it. Tell Danny I said 'hello' and make sure you try the rum punch. I would suggest renting a car so that you can explore the beautiful island of St. Maarten. It was an easy15 minute ride to Marigot where we took the ferry over to Anguilla to hang at the beach for the day (the beaches in Anguilla are incredible - I would suggest Shoal Bay Beach. The property is also only 5 minutes from the world famous Maho Beach where you can watch the planes land and take off. All in all, the property is in a great location and I HIGHLY recommend it.

Good, quick and clear communications with the owner. We came over for a work holiday, We were recieved very friendly and had a good time with the people that live within the community. Appartement was big, the place was clean, the view from the balcony was nice on Mullet beach We have stayed for 3 weeks and a cleaner took care of the place every week. We had a good time and would book again if we are coming back to the island. If i had to name a thing that is less good then it would be the water pressure in the shower, for the rest a great place to enjoy your stay!

Exceeded Expectations

From the size of the property, to the adjacency to the beach and the beautiful pool, everything exceeded our expectations. The property has large comfortable bedrooms, beautiful and large bathrooms and the open concept living spaces is huge. All of the communications with the owner and property manager are very prompt and well done. Will plan on staying here again.

Wonderful Condo!!!!

We stayed at this location for 8 days a total of 6 people. The condo is beautiful and clean, bedrooms are big and each bedroom has a bathroom. The balcony has a beautiful view. AC works perfect and the kitchen has anything you need. The locations was perfect. The beach and restaurants are the the best. We all enjoyed our trip and planning to go back soon. You won't regret booking this location.
