Part of the Cupecoy Beach Club Residence, this luxury Penthouse 3 bedrooms condo is right on Mullet Bay Golf Course and a few steps away from the best beach of the island: Mullet Bay. Location which is residential is safe and quiet.

The last floor spacious 360° terrace offers an impressive view of the bay as well as a sunset view. The spacious kitchen will allow you to cook delicious meals, the living room with an great ocean view is composed of a confortable convertible sofa, a 6 seats dining table and a big Smaart tv.

The Master bedroom with ocean view gets a King size bed, the second bedroom with pool view also gets a king size bed as well as the third bedroom which as a small kitchen included.


Although private, you are very close to amenities. Only a 1-minute walk to Mullet Beach, one of the nicest beach of the island, only 3-minutes driving to Porto Cupecoy with a terrific little gourmet market, wonderful restaurants and stunning views. Two more minutes to La bodegua restaurant, the hot new restaurant brasserie; the laidback Bar Code and just beyond; the nightlights of Maho. In 5 minutes you reach the airport, 10 minutes to the charming French capital of Marigot and about 30 minutes to either Grand Case or Phillipsburg.

This property is unique. The Mullet Bay view is fabulous and the best by far.

We love the convenience of the resort as it’s close to the airport, beach, and pool. The staff is wonderful and the resort and accommodations are clean.

The place is huge with huge closets and has the most amazing outdoor space on the terrace. Easy walk to Mullet Bay beach and private access to a beautiful cliff beach that makes you feel like you’re on Giligan’s Island. For being a three bedroom there didn’t seem to be enough dishes for the size of unit. Not an issue for us since we didn’t cook but something to think about. Lots of floaties and beach chairs. They have a swim up bar that serves food and drinks in the afternoon/evening. Closed mondays and only take cash for now. A fair number of restaurant options within walking distance. Three grocery stores that are within walking distance. Not very commercial area so great if you want a low key vacation. The only concern we had was the sliding doors didn’t lock so you needed to put the window covers down if you wanted to feel secure at night.

Elevator and Air conditioner

We had a bad air conditioner that didnt end up getting fixed, the elevator was not working the week, and the property was in much needed repair and painting.

Beautiful Spot

Everything was perfect. Check in was easy, the manager was always accessible, the property was clean. It's located in a great spot - convenient to restaurants, shops, a casino, and supermarket.

Fabulous Stay In Cupacoy

The view is amazing. Able to watch the sunrise and sunset from the property. The room was clean and spacious however if you plan to cook and eat in the room on a regular basis the kitchen utensils and cooking/ baking and prep utensils are limited. The patio furniture is weathered and dangerous and needs replaced. The fiberglass material the furniture is deteriorating and it digs into your skin. It would be dangerous if small children were to climb on it. it would irritate their skin. The pool area and pool grill are great. Cheapest burgers on the island!

Fabulous

Stayed at the property for 4 nights with family. Gorgeous penthouse, great location. Very spacious, the wrap around porch is amazing. Stunning views from the porch, easy access to Mullet bay beach and Cupecoy beach, very close to the airport. Property manager very responsive, all the amenities you may want. It is even better than what the pictures would suggest. Had a fanstastic stay. Only suggestion would be to replace the pillows. Would definitely recommend.

Million Dollar View

My parents, husband and two children just finished 8 days at this property. The view was mind blowing and the layout was spacious. Furnishings were modern and comfortable. We enjoyed the local shopping centers to stock the condo and get take away a couple of evenings, and both were walkable. We did not rent a car and instead relied on taxi services which was costly, but made life easier for my parents. The condo advertises live American TV as an amenity. This was not actually offered once we arrived, so after some back and forth the house manager got a fire stick for us. It wasn’t a perfect solution, but it allowed my parents access to news which they really like to watch in the mornings and evenings when they are relaxing (they don’t rely on apps and iPads and smart phones at their age!). Air conditioning was super efficient and the unit was cool and comfortable. Hot water in the main bedroom shower is non-existent so that was a slight issue but there are two other full bathrooms so it wasn’t a huge deal. Ultimately we just loved the amazing view and panoramic terraces. It was a gorgeous experience.

Christmas in St Martin

Wonderful property: clean, fabulous views, comfortable beds and easy access to the beaches, restaurants, etc.. The property manager was prompt and helpful with all our questions. The staff so sweet and accommodating. We had a lovely time.

Great location and clean property

We love Cupecoy and this luxury property is not only spacious with a great kitchen, but it is quiet and offers privacy in all rooms. Our host Jonathan was very accommodating and communicative. We would highly recommend this property

Beautiful property with some shortcomings

I want to start off and say the property was magnificent, clean, the view spectacular and breathtaking. There was ample room for all members of my party. The community is gated in and we felt safe. Overall, we had an enjoyable time. Some important feedback: - The property manager was very difficult to get in touch with, via the app and via phone. - The property overlooks the beach but is NOT on the beach. It is about a 5-minute walk downhill there and uphill on the way back! - There are no loungers on the side of Mullet Bay Beach that the property is on. John provided some small beach chairs but keep in mind you will have to schlep them there and back. - There are 2 built-in air conditioners in the main rooms. The one in "library" actually was never put in service. In order to keep the unit cool, you need all ACs on in the bedrooms, doors open, and fans going. - Some of the sliding doors don't lock. You can close the shutters as "security". - Be aware there are ants. John placed some traps but they were a presence.

We enjoyed our stay

We had a great time staying at the penthouse. We really enjoyed the location (about a 5 minute walk to the beach). We did have a couple of small things but Gwen took care of it right away. They also made arrangements for a pack n play and a high chair which was great. They had coolers and blow up beach toys and a small bucket for the kids so that was also great. We would definitely stay there again.

Luxurious and Surreal Views of Paradise

We’re a family of 5 (3 teenagers) looking for lots of space and easy access to activity and beaches (not that beaches are hard to get to on St Maarten), but this property over exceeded our expectations. It was absolutely clean and spacious, with convenient access to Mullet Bay, restaurants and casinos. The kids having their own bedrooms and restrooms were fantastic (no arguing), and the sizable kitchen made for a very home-like feel for nights we didn’t eat out. John and Gwen were very communicative during our arrival, but not overwhelming during the stay. If we needed anything, they were easy to get a hold of. This will become a normal spot for us moving forward. Thank you for everything!

Wish I could review It?

We were so looking forward to our vacation in Saint Maarten. Unfortunately the airline canceled the fights and Saint Maarten refused all travelers entrance into their country because of the pandemic. Too bad we didn't get stranded while we were there in Saint Maarten. Looking forward to getting there later this year.

LOVE THIS PLACE!!

This is the perfect place for your vacation stay. It is within walking distance to the market and to restaurants (we recommend Bar Code if you are walking) but Fat Tony's has great take out as well as live music. There are also fantastic restaurants within 10-15 minute drive on the French side (we highly recommend Cigale). Make sure you check out sunset at Danny's beach bar just 5 minutes by car down the road. You also have a tremendous pool area with a swim up bar and serves a great lunch (thanks Giselle, Miriam, and Andy - miss you guys already!). This property has it's own private beach as well as a beach that is a quick 2 minute walk across the golf course (Mullett Beach). There is absolutely nothing negative I could say about this property. Check in is a breeze and Gwenn (our greeter) arranged for cleaning of the property during our stay as well as a great private boat tour of St. Martin in Dutch40 (thanks Anton and Jorges - you guys rock). All in all, can you tell that I highly, highly, highly, recommend this property??

Single best experience on the island

Absolutely beautiful accommodations. Perfect location. Amazing staff. In our 15 years of coming to the island, we have never had a better experience. We will be coming back here every year now. No need to find anywhere else. 4 star experience in every way. Bravo and thanks for making our holiday so perfect!

Penthouse was absolutely stunning!!!

The view was amazing! We had a full view of mullet bay and is walking distance to the beach. The place was very modern, neat, and super clean with all amenities and more. Located in A safe and secure part of the island, and truly a private penthouse with a huge balcony around the whole flat. Couldn't have found a better place on the island!

Gorgeous, huge condo with great pool a short walk to the beach.

Our family loved our stay at the penthouse apartment. Kids loved the pool. The elevator was a big help loading in our bags and groceries. Great wifi and Gwen was a huge help. There's an awesome view of planes landing at the airport (but barely audible) and sailboats in the harbor. There are a few restaurants within walking distance and the Carrefour Express has all of the essentials. The washer and dryer were great and the room was big enough to keep a crib. It's a gated community and security was very helpful as well.

Penthouse on mullet bay golf course

Penthouse was amazing Beautifully furnished penthouse with huge terrace and a shared swimming pool in front of the penthouse. Wonderful view overlooking the ocean. Pool has lots of chairs and umbrellas. Place is very close to everything, Porto Cupecoy have restaurants, supermarket, boutiques.... Gwen was a great coordinator for our visit and the on site staff were all pleasant and accommodating. Is a very safe place to stay.

Great location, great staff, stunning view!

My wife and I really enjoyed staying in this penthouse. It was so great to wake up in the morning and open the door to ocean breezes and gentle waves crashing. The room was well kept and very clean. The pool is really nice and you have a great view. Lots of restaurants in walking distance. Cupecoy beach, which we loved and we are beach people was a quick 5 min walk. Gwen our host was a joy to deal with. Such a wonderful relaxing place. Will definitely return.
