All you need are your flip flops and Kcups to enjoy our comfortably decorated, fully equipped condo at beautiful Folly Field Beach! Formerly rented through the resort, this Gold rated, ocean view unit is their loss and your gain! AR116, located in Building A of Admirals Row (closest building to the beach) includes a queen master with en suite bath, twin beds in second bedroom, queen sleeper in living room, free secure WiFi, cable TV, and local/long distance telephone.

Check out the 7 night minimum, pre Memorial Day weekend, discount. This discount is available again starting in early August.

We feel our beach villa is best suited for a party of four, but will accommodate a party of six if the living room sofa bed is utilized.
Children are limited to:
One child: any age.
Two children: the youngest child must be age four or older.
The maximum number of children is two.

The Condo:
The kitchen was remodeled with cabinets, backsplash, and quartz countertops. Extras include; a slow cooker, smooth top stove, and “FlexBrew” coffee maker.
The dining room, with butlers pantry, seats six comfortably.
There is hard surface flooring throughout the condo, with carpeted bedrooms.
The living room is equipped with a 50 inch smart tv and DVD player. Don’t forget to bring your Netflix or other streaming service password!
The en-suite bath and guest bath both have walk-in ceramic tile showers. Hair dryers are provided and toilets are ADA height. Bath vanities are counter height.
Master bedroom has a 32” flatscreen tv. Bedroom #2 has a 22” flatscreen tv with DVD.
The condo is located on the north side of Admirals Row Building A. Our 25’X5’ deck is equipped with seating for six and has two bistro tables. It affords our guests an ocean view, morning sunrises, and ample afternoon shade. For your convenience, we have supplied all linens and towels for your use in the condo. You will have to supply your own beach towels. We have provided: board games, DVDs, books, four beach chairs, two beach umbrellas, a beach blanket, beach toys, and a beach cart. Three coin operated laundry facilities are available within the building.

The Resort:
Hilton Head Beach and Tennis Resort is a well maintained, family friendly, gated resort with 24 hour security.
It offers 6 lighted tennis courts and 12 lighted pickleball courts (complementary to guests), pro shop, and on site tennis / pickle ball pros.
We have Hilton Head’s largest fresh water ocean front pool with a kiddie pool. There is a second pool located at Admirals Row.
Bring your bicycles or rent them on site. The on site bike rental also rents: beach games chairs and umbrellas. There are bicycle racks throughout the resort and over 100 miles of gold rated bicycle trails on the island. Walking/bicycle trails start at the entrance to the resort. Unfortunately, due to fire hazard concerns, E BIKES AND OTHER LITHIUM BATTERY POWERED RECREATIONAL ITEMS ARE NOT PERMITTED AT THE RESORT.
There is a fitness center with aerobic equipment and universal weights (6:00am-10:00pm). A $20 (refundable) keycard is necessary to access the fitness center.
Youngsters have a playground with climbing structures, slides, swing sets, + more. Also, checkout the resort summer programs.
Enjoy grilling and picnic areas throughout the resort (one located directly across from our unit).
There are three restaurants on site:
“CocoNutz Sports Bar” offers: 23 HD TVs, a duel projector wall of sports, pool tables, dart boards, and interactive games. Good sports bar food!
“Gator’z Pizza and Wings” offers eat in or delivery.
“Jamaica Joe’z”, on the beachfront, serves a casual menu of burgers, sandwiches, and light bar fare.
In addition stop at “Jamaica Man’z”, on the beachfront, to satisfy your ice cream or snow cone craving.

NON RESORT RESTAURANT/GROCERY DELIVERIES: The resort does not charge for Door Dash, Uber Eats, or Grubhub deliveries. Deliveries are allowed 24/7. There is no resort fee for grocery deliveries.
The beach: Our condo is ideally situated to create effortless beach excursions. No driving to the beach, you are already parked there. If you forget something, want to freshen up the snacks, or need a rest stop you are only steps from home! You can even keep the beach equipment in your vehicle and pick it up on the way to the beach. Don’t restrict your bicycling to the trails, our beach sand is wonderful for biking or walking/jogging.
Golf: from miniature golf to playing a PGA course, Hilton Head Island has you covered. Check with the resort for available golf packages.

Don’t forget we are perfectly situated to explore Savannah GA (45 min. away) and Charleston SC (2 hr. away). Have a wonderful visit!

The resort has a gate pass charge of $35.00 per vehicle for all rentals. Since Hilton Head Island can not be fully enjoyed without a vehicle, THE FIRST VEHICLE IS FREE, we absorb the first vehicle charge. If there is more than one vehicle for your party, we will have to charge for the additional vehicle(s). This additional charge will be paid via Vrbo prior to making arrangements for more than one gate pass. ALL OVERNIGHT GATE PASSES MUST BE AUTHORIZED BY THE OWNER. If you have guests for the day (not staying overnight), You will be able to arrange for a day pass. This pass will cost $25.00.
The resort does not allow motorcycles on the grounds. Motorcycle parking is available in the lot just outside the security gate.

Cancellation Policy: For financial peace of mind, please consider your needs for travel insurance. The cancellation policy is 100% refund if canceled 30 days before arrival date. 50% refund if canceled at least 14 days before arrival date. NO REFUND if canceled less than 14 days before arrival date.

Damage Insurance is required: There are two options available.
1) Vrbo will charge a non refundable fee of $89.00 for damage insurance.
2) Vrbo will place a refundable $3000 hold on your credit card.
