Bella Beach is a beautiful, private, destination neighborhood nestled on the beach between Lincoln City and Depoe Bay. Lovely 2 block walk to the beach access point on a quiet street lined with beautiful homes. Amazing ocean views from the beach overlook. Quiet back deck with spa, trees, and BBQ. Lots of games and activities on the home's 3 levels. Gathering areas on each level for family and friends to spread out and relax. Well stocked kitchen. Fireplace. Large screen TVs in each bedroom.

2600 square feet, 4 bedrooms, 2.5 baths, sleeps 10, and has 3 levels with separate gathering places on each level.

Other things to note:
DOG FRIENDLY: Up to 2 dogs only, no other pets. There is a pet fee. Dogs must be house broken and must be kept off the furniture. Must be kept on leash when outside (HOA may fine $250 for unleashed dogs). Although we are pet-friendly please note your pet must not be left unattended at the house without you present, even if in a crate/kennel. Failure to adhere to the house rules as it pertains to pets may result in cancellation of the booking with no refund. **

Parking: No street parking allowed. Park in driveway only (75 feet long, 4 medium vehicles or 3 large ones).

Cameras: There is a security camera with a view of the driveway that will be on during your stay. There is also a Ring doorbell with a view of the front porch.

Quiet hours: Neighborhood quiet hours are 10pm to 8am, including no spa use during those hours. This is the same for all rental houses in Bella Beach. A violation may result in a fine, or loss of spa use.

We truly want you to enjoy your time and make some wonderful memories with your group. That being said, this is not a party or gathering house for groups that can't control their noise levels. We have relationships with all of our neighbors who have our direct contact information. Quiet time is 10:00 pm to 8:00 am. Please stay indoors during this time, keep the windows and doors closed and keep the volume to an enjoyable but reasonable level. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. Also, please note there is no electronic video surveillance monitoring the interior of the house.

Decor: Furniture and decorations may be changed without notice.

Guest access: Most areas except where locked storage is located. Garage is locked for storage.

Hot tub: We strive to make sure the hot tub is working at all times. If it is not working due to circumstances outside of our control (e.g. motor or heater goes out), unfortunately we cannot provide any type of refund for the inconvenience.

Bella Beach HOA Community Rules/Fines
1. Making a disturbance during quiet time hours (10:00 pm - 8:00 am) including but not limited to excessive noise, after-hours hot tub use, and excessively bright lights or other disturbances that affect neighbors - $250.
2. Making a disturbance at any time that disturbs the peace and quiet of Bella Beach - $250.
3. Pet owner not removing pet waste from public or common areas - $75.
4. Leaving a persistently barking dog in a home or vehicle - $125.
5. Not having your pet on a leash in the common areas and neighborhood streets - $100.
6. Having more guests than the designated maximum for the home you are renting per County regulations - $500 per person per day or night.
7. Parking in front of a fire hydrant, blocking a Bella Beach designated fire lane, parking in front of walkway entrances - $250 per day or night.
8.Parking an RV, trailer, camper, oversized vehicle, boat, vehicle larger than a standard parking space or any vehicle that is not an automobile in the Bella Beach neighborhood overnight without specific permission from the Board or the HOA Property Manager - $250.
9. Violation of any other Bella Beach Rules and Regulations, Bylaws or Declarations not specifically designated herein-up to $250 per violation.
10. No organized gatherings, weddings, receptions or reunions are allowed in any of the parks or common areas. An organized gathering is more than 20 people with catered food and/or rented tables, chairs, tents and/or amplified music. Group fires are prohibited in the common areas.
11. The State prohibits fireworks on the beach. Only Oregon legal fireworks are permitted in the Bella Beach neighborhood.
12. Cannabis in any form may not be used in public areas. Smoke from marijuana consumed on private property or in private homes may not affect adjacent public or private property. Marijuana consumed in view of the public is considered public consumption.
13. All people within the Bella Beach Neighborhood must be treated with courtesy, respect, and dignity. Harassing or making threatening comments or actions toward any person within the HOA is prohibited.
