We want to provide future guests with important context regarding this stay at our Dial Dr property 1686406. The home was professionally cleaned and inspected immediately before arrival, with no unusual odor detected, and the pool was professionally cleaned and serviced prior to check-in. On the first night, the guest stated generally that there were "issues" but provided no details or photos despite our request for clarification. After occupying the property for several hours, they contacted Vrbo claiming the AC was not working. We immediately investigated and found through our smart-home system that the exterior sliding and basement doors had been left open for extended periods. The HVAC system is intentionally designed to temporarily stop cooling when exterior doors remain open for more than three minutes to protect the equipment and prevent excessive operation. The AC was therefore operating as designed, not malfunctioning. The guest ultimately returned to the property, completed the entire three-night stay, and reported no further concerns about the AC, odor, pool, basement, or anything else. Regarding the claimed "overcharge," the house rules clearly require guests to place full trash bins at the curb before the city's scheduled collection. The guest failed to do so, resulting in a missed pickup and requiring us to hire a private trash-removal service. That actual cost was passed on to the guest in accordance with the house rules accepted at booking. Given that the guest completed the stay without further complaints and this one-star review followed a legitimate post-checkout charge resulting from failure to follow the house rules, we believe that context is important for future guests. We stand behind the cleanliness, maintenance, and quality of this property and the professional teams who routinely service and inspect it.

We're pleased to hear you found the home clean and welcoming, enjoyed the pool and hot tub, and found the bedrooms comfortable. We were, however, a little surprised by some of your comments, as none of these concerns were brought to our attention during your stay. We are always readily available and would have been happy to assist if we had known. Our kitchen is equipped with all of the basic cookware and utensils needed for meal preparation. The scissors, colander, and strainer were all located by our cleaners after your departure. We intentionally provide stainless-steel cookware rather than non-stick pans, as they are more durable and prevent damage from metal utensils. We're sorry to hear you had difficulty operating the stove and BBQ grill. Following deep cleaning, the burner valves can occasionally require a little extra time to ignite. Both the stove and grill were inspected before and after your stay and were confirmed to be operating properly, and we would have been glad to help if you had reached out. Regarding the ants, as outlined in the Rental Agreement, the property is located in Georgia's naturally wooded environment. On occasion, outdoor insects may find their way inside when doors or windows are opened, though they are controlled through our routine and frequent professional preventative pest treatment. Bug spray is also provided at the property for guests' convenience. Thank you again for your feedback, and we're glad you had a very nice stay overall.
