Casa Ranchito - 4BR/4BA Pool and Hot Tub

Casa Ranchito is in the perfect location on the lakeside of hwy 95 and has family friendly accommodations that sleep up to 12 people comfortably in this 3000 sq ft home. This spacious 4bd/4ba home boasts large flat screen TV's in every room. Take a dip in the sparkling pool and hot tub and enjoy entertaining outside after a long day on the lake. The home is close to the Windsor boat launch, and the London Bridge.

Upon entry to the house you will notice high ceilings and an open concept dining area, kitchen and living room. The large kitchen is stocked with everything you need to cook your favorite recipes while entertaining your guests.

The living room boasts tall ceilings with two large fans to circulate the central air conditioning and keep the temperature comfortable. Sit back and relax on the couches and chairs while you watch DirecTV on the 80 inch TV next to the fireplace with outdoor access to the pool.

The master bedroom has a king size bed, a 65 inch TV and direct access to the back patio. The master bathroom has dual sinks, a large soaking tub, and two adjoined showers.

The kids room has a 50 inch TV and a full-over-full bunk bed that sleeps four. This is a perfect space for the kids to relax and enjoy their time together.

The larger guest room has two queen beds and a 55 inch TV.

The final guest room has a queen bed and a 55 inch TV with a private entrance to the back yard pool area. There is a shared bathroom between this bedroom and the kids room.

The entire house has high speed internet and wifi access so you can stay connected while you are enjoying your stay at Casa Ranchito.

Washer and Dryer are in the laundry room and the home has a water softener.

The backyard is fully enclosed and is a perfect place to unwind in the sparkling pool with a baja shelf and hot tub. The outdoor covered patio and seating area has a couch, two chairs and two lounge chairs as well as a small TV. You can BBQ outside and enjoy dinner and drinks at the large outdoor table under a covered cabana. If you feel inclined take the spiral staircase (be careful and watch the kids) up to a small roof top patio to watch the sunset over the lake. There is a bathroom attached to the back patio so you never have to leave the fun of the backyard.

*Heating the pool to 80 degrees uses the following cost table:
January and February - $200/stay or $300 per week if you are staying multiple weeks
March and April - $150/stay or $200 per week if you are staying multiple weeks
May - August - $0
September and October - $150/stay or $150 per week if you are staying multiple weeks
November and December - $200/stay or $300 per week if you are staying multiple weeks

*NOTE: Your safety matters. This property has cameras on the doorbell, the back patio overlooking the pool area and on the both of the side entrances of the house. There are no cameras in the interior of this property.

There is a first aid kit in the laundry room cabinets.

I, the (“Renter”), a visitor to and short term vacation renter of the property commonly known as Casa Ranchito located at Lake Havasu AZ, 86404 (the “Property”) acknowledge and agree:
1. The pool and hot tub are not fully fenced.
2. I am also aware that my stay at the Property involves risks that may result in serious bodily injury and/or death. Some of the risks include, but are not limited to, drowning, falling, sports injury, slips, trips, falls, cuts, adverse weather conditions, the acts or omissions of guests or visitors on the Property during my stay, and the condition of the Property. I understand that the description of the risks in this Release of Liability, Waiver of Claims and Assumption of Risk (the “Document”) is not complete and that other risks or events that are known or unknown, anticipated or unanticipated may result in serious bodily injury and or/death.
3. In consideration of being permitted to rent and stay at the Property, I agree on my own behalf, my family, any and all guests, and invitees that I am fully responsible for any and all risks of injury or death. I hereby release and hold harmless the owner of the Property (“Releasees”).
4. I agree to fully and forever release and discharge, and not to sue Releasees for any injuries or damages, including bodily injury or property damage that Vacation Rental Liability Waiver may result from or be related in any way to my rental and stay at the Property. I further agree to indemnify and defend Releasees, through their own choice of counsel, against any and all claims arising out of or related in any way to my rental of the property, including claims by third parties.
I ACKNOWLEDGE THAT I HAVE READ THIS ENTIRE DOCUMENT AND THAT I UNDERSTAND ITS TERMS AND AGREE TO BE BOUND BY THEM. I UNDERSTAND THAT THIS DOCUMENT APPLIES TO AND SHALL BE EFFECTIVE AND BINDING UPON ME, MY HEIRS, ASSIGNS, PERSONAL REPRESENTATIVE, ESTATE, AND ALL MEMBERS OF MY FAMILY, MINORS, INVITEES, AND OTHERS IN MY CARE, CUSTODY OR CONTROL, AND AGREE TO ADVISE ALL SUCH INDIVIDUALS OF THIS DOCUMENT AND CAREFULLY SUPERVISE THEIR USE OF PROPERTY.
