This home has a resort style backyard with a heated pool and jacuzzi. Outdoor TV to enjoy movies with your friends and family. Large sitting area to unwind and relax and a luxurious dining area to enjoy a nice dinner with your family and friends. The covered outdoor built-in BBQ has everything you could need to cook for your party. Lots of lounge chairs and seating around the pool and jacuzzi.

You will receive an email with the access code to the home and check-in instructions within 24 hours of your arrival date.

Interaction with guests
We greet the guests upon check in to go over the house and give the garage door remote and answer any questions. Then we will do a check-out upon guest departure to do a walk-thru and make sure the remote is returned. We are always available during your stay if you have questions or problems.

We do not rent to anyone under 25 years old. The contracted renter thru VRBO must be there in person at time of check-in.

Early check in fee $150/ Late check out fee $200 (prior authorization must be obtained). Host or leasing agent will meet you at the property to do check-in/check-out.

Other details to note
For short term rentals (less than 28 days), there is a $100/per day charge to heat the pool/jacuzzi. This fee will need to be paid in advance of trip. Please notify us after confirming reservation that you would like to add the heated pool/jacuzzi option.

There is no charge to use the pool/jacuzzi if not heating.

For long term rentals (over 28 days), renter is responsible for all utilities with owner giving a $50 credit towards the monthly bills. This is in addition to the rental rate. We take a $750 monthly utility deposit which goes towards the utilities and heating of the pool/spa. If there is a balance due, we would collect the remaining balance. If there is a balance remaining, we refund within 2 weeks of checkout. Utility deposit is collected upon booking.

As you step inside, you'll be greeted by a cozy living room with large leather couches and a queen-size sofa sleeper. A formal dining area with seating for six is perfect for family meals. The fully equipped kitchen offers ample space and seating for eleven, including a children's folding table with chairs.

The Estate features two spacious bedrooms on the main level, each with comfortable beds, flat screen TV, and access to the patio and pool area. A queen blow-up mattress is also available.

Upstairs, you'll find the luxurious primary suite with a king-size bed, a cozy fireplace, and a balcony with stunning views. The en-suite bathroom offers a walk-in shower and a jacuzzi tub. There's even a surprise kiddie bed retreat and play area inside the closet.

Another bedroom upstairs features a 4-poster king-size bed and a bunk bed with twin over a full. Across the hall, there's a full bathroom.

The third bedroom boasts a comfortable king-size bed and a twin bunk bed, along with a dedicated office desk and equipment.

Outdoors, the large heated pool, with fountains, and jacuzzi provide hours of fun and relaxation. The outdoor kitchen is perfect for grilling and outdoor entertainment, with a flat-screen TV and plenty of seating. The lush lawn is great for lawn games, and there's an air hockey table on the covered patio.

Per City Ordinance, no loud music between 10pm-7am. If the police or property manager are called, you will be required to leave without refund. If it is found that there has been an event or party on the premises during your rental, an additional charge of $1,000 will be assessed. Any violations will result in the termination of the remainder of your stay. No refunds for early termination of stay.

ABSOLUTELY no illegal drugs allowed on premises. No smoking allowed in the house. If the home smells like smoke, you will be responsible for the cost of smoke remediation. Any damages to property will be deducted from security deposit.

We allow up to 2 small to medium sizes dogs (up to 40 lbs. No cats or other pets) on the premises with an additional $250 pet fee. If it is determined a pet (excluding licensed service dogs) has been in the premises without a pet authorization, a $500 unauthorized pet fee will be accessed.

ABSOLUTELY no glassware is allowed in the pool area.

ABSOLUTELY no fireworks allowed on the property. Please keep in mind this house is in a residential neighborhood and respect for the neighbors is always required. A violation fee of $1,000 will be charged if we find any evidence or reports of fireworks on the premises and you and your party will be immediately removed from the premises without refund.

ABSOLUTELY no jumping into the pool from the balcony viewing area or the roof. Children must be watched at all times outside and not left unattended. Do not hang over the railing in the upstairs viewing deck and watch your children at all time on the ladder and viewing deck.

Trash day is on Monday. If your stay falls on a Sunday night, please place trash bins out Sunday night so that the trash can be picked up Monday.
