This beautiful condo can accommodate 8 people!

The KING SIZE MASTER SUITE with PRIVATE BATH & its personal access to the Gulf front balcony is a comfortable, private retreat with awe inspiring views, overhead & indirect lighting, quality bedding for the KING size bed, ample storage space & a flat screen television.

The SECOND BEDROOM is a spacious & serene bedroom with KING BED, ceiling fan, flat screen television & PRIVATE access to the SECOND FULL BATH.

BEDROOMS THREE AND FOUR are on the north side of the condo. They are both furnished with QUEEN BEDS, ceiling fan,, closet & private access to the third full bath.

The WASHER & DRYER are in the large storage closet, right outside the fourth bedroom.

The open KITCHEN is spacious & well-furnished to assure ease of preparation and service. The large granite bar, beautiful custom cabinets & back splash adorn the kitchen’s Coastal Living style appeal.

The LIVING ROOM is also light & airy, with the dining table, sofa, love seat & 55 Inch FLAT SCREEN TV.

Not for us

Rating Details: The property manager was very unhelpful. The vacation rental was somewhat dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Location was the only good thing about this condo. Remember to bring a luggage cart with you when you come here...they do not provide one.

We had seven people in the condo and we were very comfortable! We enjoyed the patio. The kitchen was very well stocked with pot and pans, coffee maker and toaster. Washer and dryer was great too. The location was great. Walking distance to shopping and restaurants. Walmart was close. Although we drove to Pier Park, some of us walked to Pier Park and the Pier Park Pier. We would stay again!

Honest review. Location was great, being nearby Pier Park. However, the condo is very outdated. 2x4 blocks are holding most of the furniture up off the floor. Everything is noticeably worn out. The primary bedroom mattress had leftover liquor bottles left in between them.The A\C worked great with no issues.Only 1 elevator was working out of 3 elevators. The 1 elevator that we used had expired inspection. This elevator also stopped working several times therefore we carried groceries, beach accessories and a 2 year old up and down 7 flights of stairs several times and when the 1 elevator did work, it could take 10 mins or so to get on. Pools and hot tub very clean and nice. Parking attendants Joe and John were extremely helpful and friendly. The only issue is the room advertised 2 parking passes but this meant that only had one and the other one was across the street! As you know there is no recourse for paying the full amount up front and you get stuck with not as advertised issues. We do not recommend staying unless you see and walk through everything first.

Not at all what was expected and I have stayed in these condos for 4 years, this condo was filthy! We cleaned the washing machine with bleach, toliets, windows and sinks all had black mold, intake was nasty, ceiling fans had 1/4 inch of dust on all of them, light fixtures the same way, TV that just had nothing but streaks going through it, sliding door had broken piece on inside and hand/finger prints all over them. For the money I paid for cleaning service and the condo itself I should not have had to clean it before I could stay in it. First time this has happened!!! I paid a lot of money for this condo and the cleaning services. Would have been nice if was clean.

The overall stay was nice and the room was spacious however we got stuck in the elevator two times total and while the staff at the property showed concern the days it happened, no one else who could make changes or corrections like maintenance actually showed cared. It was so hot, as well as the warning system and phones did not work when the elevator broke down. There were 3 elevators, 1 in the whole week we stayed there never worked and so you guessed it since we got stuck twice it meant both did it to us. I'm referencing Management and owners who did not contact us like we were told would happen. I was told the management team would contact us. Absolutely no one reached out to even check on us. So after days I reached out, then the blame game started of whose fault it was and no one trying to make it right with us or guarantee this wouldnt happen to our other guest. Just to let you know anyine saying oh if i got stuck once i wont get on another one, hasnt had a family of 7 having to walk up and down carrying ALL heacy items like coolers, luggage, etc like we of course did once we got stuck and wore ourselves physically out. Thankfully it was just my husband and myself who got stuck and our children as well as our disabled mother werent affected. Our teens bless their energy wouldnt trust the elevators and walked up and down each time. Nonetheless it didnt make for a pleasant experience and /or first impression.

We enjoyed our vacation! The accommodations were nice as they were right on the beach with beautiful views. The condo it self was comfortable and spacious enough for 6 of us. Just a few minor complaints: - our initial contact was not the greatest, the onsite security guard was not the friendliest or most welcoming of people. We were unfamiliar with the property and had pulled up to ask questions and see if we could park there. And after speaking with him, he was very rude and told us we had to leave the premises immediately and said we could park anywhere, just get off his property until our check in time” after 13.5 hours of driving, we were not very impressed. -the faucets in the master bath were wrongly labeled. When we went to use the shower the first time we turned it to “hot” and stepped into an ice bath! Same with brushing our teeth, the faucets were opposite.-the condo is in a high traffic area and noise level was pretty high. -master bed tv didn’t work and the tv in one of the guest rooms was burning out. Overall cleanliness was good and we enjoyed the memories made in this location. We had a great time and the pool/hot tub was great. We spent a lot of our time there as our two year old did not like the sand. Very clean and never busy.

Dont use Emerald Coast Destinations Inc or Stay at Ocean Reef

Rating Details: The property manager was very unhelpful. The vacation rental was very dirty. I was more than happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: I have been staying at PCB since 1990 and unfortunately this is the worst experience as far as cleanliness, mgmt company and overall property. unit was filthy with black mold in all the air vents, dirty tips , overall just plain filth, broken ceiling fans, 15 degree temp difference between bedrooms (hotter bedroom had broken fan) deadbolt broke locking us in the room multiple days during the week there were no working elevators in the 23 story building. Emergency phone number just went straight to voicemail, mgmt refused to speak to us on the phone only by email. they took zero action other than replacing the deadbolt 2 days later. ECDI uses deceptive wording in listings. Dont take my single review I encourage anyone considering booking with them to go to the BBB site and look them up 1.2 rating out of 5 with an F rating and not accredited.

Pros and Cons

The room was really nice and clean. Great location for things to do and places to eat. Easy walking distance to those things. The beach was not over crowded and plenty of room tents and chairs.I was told the room came with 5 beds, but only had 4 when we checked in. Was a little inconvenient, but they sent up and air matress for extra sleeping arrangements. The sliding door came off the tracks but was fixed within the hour. There's just one bathroom in the indoor pool to use. But they close everything up if there is lighting. You're required to go up to your room for any bathroom breaks. There is one parking spot at the condo. If you have another car you have to find parking across the street in their other parking lot. If it gets full, you have to find a public parking lot to park.

The only issue was having all guest checking in at 4 pm creates an extremely uncomfortable wait in elevator and one elevator was down our entire stay.We still truly enjoyed our vacation.

Everything was excellent the onlything was a bar of soap was left in shower . Overall i will be back again , i still give 5 stars.

Started Out Rough

When we arrived we were very disappointed in the cleanliness of the condo. Floors were filthy... people who kicked off their shoes feet were black by the evening. Furniture was all badly stained, and the couch smelled like urine. The toliet in one of the bathrooms was not flushing properly and it was very loose from the floor. I contacted the manager and they sent someone out the next morning to scrub the floors, and the next day someone came out and steam cleaned all of the furniture. Also next day a person came in and fixed the toliet. I was impressed with the management for doing this for us. Beautiful view and sunshine, with a clean place to stay for a week salvaged the vacation.

Great View

The location of this property was great! Close to a lot of shopping. The jacuzzi and pool (both) were amazing. The condo itself was amazing. Very spacious and accommodating. A couple of the beds were a little uncomfortable, but still made for a great nights sleep. Will defiantly stay again.

Nice but could use some improvements (parking Sucks)

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Very spacious- living room couch is not the same as photos and needs a good cleaning, along with dirty drapes. Mattresses definately need to be replaced ! one has a sinkhole you can see. We loved the loved the location and the balcony. We both have large vehicles the parking garage is the smallest i have ever seen so not jacked up trucks. My yukon xl fit but i could barely get out my doors when parked.Kitchen was well stocked, ninja blender was a plus. Overall I would rent again but noting the parking garage situation would be a plus for first timers. My husband had to park accross the road and we didnt like that. 2 elevators broke while we were there too.

Hard to Believe

We have rented many VRBO properties and this one was not what we expect of a vacation rental. You get 2 parking spots - 1 is the owners in the parking garage and 1 is in the overflow area. You are assigned a floor in the parking garage and there are 8 overflow spots. If you get there and they are full you go back down and across the street to the overflow lot. The parking garage is very tight and the corners challenging to navigate. The 1st red flag was when my daughter showed me the vomit and blood on the bedskirt and mattress. (I have pictures) The overall cleanliness was not to my standards, the windows walking into the condo are fitly, mold in 2 of the showers. The keurig did not work (did get one that worked) the TV in the master bedroom did not work, the cable box was missing and took 3 days to get resolved. The bedskirt in the master and the drapes were filthy on the bottom. Drapes in LR dirty also, along with the living room furniture that was not what was pictured. There was 1 dish towel for 2 weeks for 9 people. We did get 2 more. Ice maker did not work. We luckily brought our own ice machine. Patio furniture was not as pictured and the paint was chipping off. I caught my 18 month old granddaugter taking the paint off and trying to eat it. I have pictures of all these issues. I'm sure I have forgotten something but this gives a general idea of our experience. I would never stay there again.

Beautiful condo and spacious balcony

Large condo with plenty of room. Kitchen is nice and plenty of seating. Beautiful views and large balcony. Great location right by everything. Would recommend updating the bed in master suite that was very uncomfortable and one of the beds in the room closest to master suite. Ice maker does not work. Would recommend including beach chairs as part of rental we were very disappointed at the cost it would be and this was the first rental (out of 7 others) that did not include them as part of rental.

Spring Break

Great condo, large enough for 8 adults with plenty of room. The balcony is the best! Pool area is very small with no shade or tables. Other than terrible spring break traffic this is a great condo.

Excellent spring break destination!

My husband and I came down for the week to stay with my son and his friends for their spring break week. The property was perfect, right on the beach and close to all the fun. We had a blast and we’ll definitely be back.
