A veritable balcony over the ocean and the village of Ponta do Sol, with outstanding panoramic views, this sun kissed holiday home is set in a tranquil area and is perfect for those seeking peace and privacy.
Most of the holiday time will surely be spent on the front terrace and by the pool, either catching sun, eating alfresco or simply enjoying a drink whilst appreciating the tranquillity and superb views.

The main gate leads down to the garden and front terrace where you will find garden furniture and a hammock to laze away the days - and a built-in barbecue, perfect for eating alfresco. Casa Jardim Mar is surrounded by banana tree plantations.

Very well furnished and comfortable, with air conditioning, it has a large open-plan lounge/dining, modern fully equipped kitchen and three bedrooms, in addition to the leisure/games room on the first floor.
As you enter the house, the hall leads to the open plan lounge/dining and onto the modern fully equipped kitchen. The master bedroom (with en-suite) opens up to the terrace and benefits form the great views. The second double and twin bedrooms share a full bathroom.
On the first floor you will find a large leisure room with a second TV and Playstation, sitting area and table games, which leads onto a small balcony with a table and chairs, perfect for a quiet read or cocktail with that outstanding view to the village and to the ocean. An extra bed is available in this area for a 7th person.

NOTES ON ACCOMMODATION
Casa Jardim Mar is great for those seeking an away from it all holiday property, but this means is does not have direct access to the road. From the road, there are 25 steps down to reach a pathway that runs for 65 metres past other houses and banana tree plantations before a further 17 steps down lead to the main gate of the Casa Jardim Mar. It is not suitable for those with walking difficulties. On arrival and departure, help is provided in carrying the luggage down the steps, should you require this.

There is a washing machine in the villa for guests use.
There is free Wi-Fi connection throughout the Villa.
Although not essential, as in most villas, a hire car is recommended.
Ponta do Sol is considered the area of Madeira with the most sun.
On the roundabout of Ponta do Sol (where you have access to the expressway), 1 km from the house, is the closest café, bakery and supermarket. Opposite is a small shopping centre where you can find additional shops and facilities.

Pool heating is optional and costs 150€ per week for a setting of 24ºC, 180€ per week for a setting of 25ºC and 220€ per week for a setting of 26ºC, paid in cash on arrival.
Pool heating should be requested at least one week in advance. Should it be requested within this period or after arrival at the villa, the minimum charge applicable is one week, which is payable from the time the pool heating is turned on.

Cleaning
The property is prepared for your arrival. For stays of longer than 7 nights, a change of linen and towels, and light mid-stay cleaning of bathrooms is provided on a day and time to be advised at check-in.
All linen and towels are provided, including towels for the swimming pool.
For health reasons, linen for a baby cot is not provided and you should bring your own.
Guests need to vacate the villa during a mid-stay clean and change of linen.

The town of Ponta do Sol at sea level, less than a kilometre from the roundabout, offers additional restaurants and cafés (and three small hotels), as well as a couple of trendy bars. Ponta do Sol is known as the sunniest place for Villas in Madeira, and the whole town front is a rocky beach with access to the sea.
10 minutes by car east is Ribeira Brava, the largest town before Funchal, and that offers another rocky beach and sea access facilities in addition to a large supermarket and more shops, cafés, and restaurants.
10 minutes by car west is the resort of Calheta with its man-made golden beaches, a marina and a further choice of supermarket, restaurants and bars.
The capital, Funchal, is an easy 30 minute drive away on the motorway.
The airport is and easy 40 minute drive away.

There are walks around the hills of Ponta do Sol and easy access to the plateau of Paul da Serra, with its many levada walks, makes this villa perfectly located for walking in Madeira and for enjoying a lovely holiday surrounded by the beautiful Madeira countryside.

Booking notes
The rental value varies with the number of people occupying the property, so please ensure you enter the correct dates, number of adults, children and infants. Please note that supplements apply should additional people join you for any length of time.
To secure your reservation, a deposit of 30% is required, or the full amount if within 8 weeks or arrival, and the balance is due 8 weeks prior to arrival. Should you cancel up to 8 weeks prior to arrival only the deposit is non-refundable, and within this period the full amount.

Final details for check-in and driving instructions to the property will be sent 7 days prior to arrival. A contact number will be provided, and to be able to access the property, you need to phone this number as you are leaving the airport. It is your responsibility to contact and advise the number provided on the check-in details to advise any delays to the expected check-in time.
Check-in times - at the property - are between 16H00 and 19H00. For Sunday arrivals and out of hours check-in, alternative arrangements will be made and an additional cost will apply.
Check-in and check-out flexibility will be applied where possible, but this will depend on housekeeping schedules and the departure and arrival days of other reservations either side of your stay; a definitive answer can only be provided within 24 hours of your arrival for check-in and your departure for check-out.

The payment of a Tourist Tax has been implemented for all arriving visitors on or after 01 September 2024 across all of Madeira and Porto Santo by the local Municipalities.
This applies to all visitors to Madeira aged 13 or over, and costs 2€ per person per day up to a maximum of 14€ per person.
Your accommodation is responsible for collecting these amounts and paying them on your behalf to the applicable municipality.
