Bring the whole family to this spacious 3-bedroom 2 bath condo in Beachwood Villas. This condo is playfully decorated for the young at heart and ready for the memories that come along with every family vacation. The master king bedroom with access to the balcony has lovely views of the manicured grounds. The guest queen bedroom has a desk nook for studies or work and the twin bedroom is next door.

Take advantage of the local shops and restaurants many of which are within walking distance. There's a public beach access conveniently located across the street for a leisurely walk to the beautiful white sand and crystal-clear waters of the Gulf of Mexico. Beachwood Villas also has 2 pools (one is heated seasonally), tennis courts, shuffleboard and plenty of green space!

Feeling adventurous? Rent a bike and jump on the 20-mile Timpoochee bike trail that runs along scenic highway 30A and visit famous Seaside and Grayton Beach State Park to the West. Head East and discover Seagrove Beach, Alys Beach and Rosemary Beach.

Your stay at Beachwood Villas 13H comes with Xplorie’s best activities! Tee off at Emerald Bay or Regatta Bay, zip through Baytowne Adventure Zone, and sail on the Sea Blaster Dolphin Cruise. Enjoy Big Kahuna’s Water Park, Black Light Mini Golf, and scenic bike rides with complimentary rentals. Explore 30A with ease and adventure!

Disclaimer:
Beachwood Villas will have ongoing construction from January 12 through April on the 3-story buildings. The clubhouse will be closed, and the laundry room will be unavailable from 8:00 AM to 5:00 PM daily but open after hours. Noise and temporary parking limitations may occur. At least one entrance will remain accessible after hours. Construction will pause after April and resume on the 2-story buildings in September. Guests may contact us with any questions regarding access or parking.

An initial Benchmark signature box of amenities is provided for all guests. For the kitchen this includes: 1 roll of paper towels, 1 dish sponge, 1 dish soap, 2 dishwasher pods, 1 pack of kitchen wipes and liners for each trashcan plus 2 washing machine pods. For each bathroom it includes: 1 roll of toilet paper, 1 set of facial and bath soaps/body wash/shampoo/conditioner/lotion. For towels you will receive: 1 body towel/1 washcloth per guest and 2 hand towels per bathroom.

Bed Bug Trouble

The condo was ok. Nothing special, not terrible. We noticed the kids had a few bug bite marks on them. Then, one of our kids saw a bed bug crawling towards her face when laying in the bed. The property management was helpful and on inspection with them, obvious signs of bedbugs in multiple mattresses. Obviously, our trip was ruined and we went to great lengths to prevent infestation of our house from bringing items home.

GREAT LAST MINUTE BEACH TRIP

Rating Details: The property manager was very unhelpful. The vacation rental was spotless. I was happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The place was nice for the last minute money. The reviews are correct that the dishwasher is from the 1800s and does not clean well (replace it with a BOSCH 300 series please). The reviews are also correct that most of the outlets don't hold plugs for phones or laptops well and they just fall out. Please update all outlets with new duplex plugs with built in child protection slots. The place was clean and is described pretty accurately. Decent location. Good location with the Tom Thumb and places to eat right by it. The dumpster is almost as far as the beach so taking out trash was quite the chore. It is a bit of a haul to the beach if you are taking items with you though. As far as the rental process: renting was a breeze. The rental company and/or owner was quite disappointing though. Emailed them well over 24 hours prior to our arrival and didn't get a response until over 72 hours after sending the message and this was well after we had arrived. We simply asked what amenities were included such as beach items and/or Keurig or drip coffee maker (should we bring K-cups and so on). In fact, still actually haven't gotten a response to any of this. What I got was a generic message telling me about the cancelation policy 60 days out when we booked the place 48 hours before arrival. Very dissapointed with the management company and/or owner in this reguard (who ever is in charge of answering questions.)

It's definitely not an excuse, but your reservation was soon after Florida opened back up for rentals following the COVID-19 rental ban, so we were inundated with calls and emails for quite a while during this time period. Unfortunate disappointment.

Overall, I do not recommend this vacation rental. Reviewer Comments: Our condo was clean, well furnished & spacious. However the grounds were overgrown & unkempt. There are two lovely large size pools. Sadly one was stagnant the entire week. The second was open but looked cloudy & needed vacuuming. Because we had paid a fair price for our rental we felt very let down because our children’s swimming was limited to the one pool that was cloudy at best. Beachwood Villas has a great location on 30A in Santa Rosa Beach, extreme charm & loads of potential. It’s a shame it’s not being cared for properly. Sadly after a 10 minute hike to beach across street we were greeted by beach goons standing guard at bottom of beach access boardwalk by signs alerting us we must trudge another 200 feet on hot sand to the left to access public beach area to place our chairs. It seems families with children who do not rent beach chairs are no longer welcome on 30A beaches & are being bullied by chair rental guys. Sorry Benchmark but you asked & it’s the hard truth. Just saying. It’s a 400 mile drive down & we won’t be back.

Clean Unit

Overall, I do not recommend this vacation rental. Reviewer Comments: Easy booking and check in. The unit was clean and had plenty of towels and kitchen utensils. Beds were comfortable. The unit is at the back of the complex so it was peaceful. The furniture and decor was quite outdated but it appears that a few kitchen updates have been done. The walk to the beach access is about 4 minutes but once you get to the beach it’s hard to find public areas to place your belongings. There are signs saying “Private Beach No Trespassing on both sides of the boardwalk except for a small area.

Family Vacation

But it does need to be updated with the furniture. It’s out dated There is a shelf in the guest bathroom that is right at the entrance that caused family to hit it and hurt themselves. It’s in an awkward place and will cause someone to hurt their face or head. This need to be moved. The coffee maker was so dirty and nasty. My wife had to clean it 8 times. And there were a couple of pots under the cabinet that had water in them. And some old used gross skewers that were molded in the top cabinet. So gross! The cleaning crew need to dust thoroughly and make sure they clean all the hair in both bathrooms and showers. All the mattresses are horrible to sleep on. They need to be replaced. We got no good sleep, everyone complained that they were very uncomfortable. Over all the condo was in good condition other than some minor things. The owners keep it up really nice. Thank you for a great stay!

Thank you so much for your feedback. We always aim to resolve any issues with guests as quickly as possible during their stay. We, unfortunately, did not receive any communication about the issues you had. We would have sent maintenance out for the bathtub issue. The wifi for the area is spotty. There is only one tower for all of the guests on 30a to use. When there are a lot of people, the internet tends to move slow or become non-exstienced. Stay Away from this rental

Found a Bowl of old ice cream under the bed

I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: This place was functional but dirty. So many things wrong with it from the start. Most of the electrical outlets were loose and would not work. Called maintenance and they showed up unannounced. A text would be helpful. Dishwasher was full of dirty dishes when we arrived. The tv outlet had a short in it and kept going on and off. This place needed better lamps and lighting. Also killed a large bug on our first day. On our last day we looked under the bed and found an old bowl of ice cream with a spoon. Sliding door and curtains did not work well. Maintenance person was great and helpful, prompt service but there was just too much to address on this unit.

Maintenance does make it from one location to the next as fast as they can, so they typically are unable to call before arriving at the property but they do not enter the unit without consent or announcing themselves first. We are always more than happy to send cleaners or maintenance out to address any problems you may experience once we are made aware. We are very appreciative of our maintenance crew! They are always very quick to respond and will do everything in their power to correct any problems. We do hope that you'll give us another chance in the future for a better experience! Home away from home

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was more than happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This condo is great for families who need room. My brother, his wife and their twin babies were very comfortable in the master. While my Mom and my 2 teenagers and myself slept on the other side of the condo in the other two bedrooms. We had plenty of room. The condo is nicer in person than in the pictures. Also, it's nice that the complex had two pools to allow for separation from people. For me and my teens having to walk from the back of the complex across the parking lot and across the road to the pool wasn't a big deal. However, if you have small kids and need to go back and forth to your condo from the beach this may not be the right place for you. My only complaint is with the beach itself.If you do not stay in a beachfront condo/house you have a very limited area that you are allowed to enjoy on the beach. This is unfortunate during a pandemic. There were lots of people all crowded together on the public area while the beachfront properies were fairly empty on the beach. Condo and home owners that are not located on the beach need to confront this issue in court. This ruins the beach experience for people and they may choose not to come to this area in the future. I have been coming here for years and used to live here. I have never enjoyed the beach less than I did this year. It makes me so sad because I look forward to my annual visits here!

Great 3 bedroom apartment

This place was exactly what we were looking for. Located right across the street from beach access and close to great restaurants and shopping. A short (about 1.5 miles) bike ride to Seaside.

Great time at the beach

No complaints when you get to be at the beach. Everything was awesome with a few small exceptions. The condo was nice and comfortable to stay in. However, it needs some updating....dishwasher looks like the first one ever made. Bed in master room needs a new mattress. Overall decorations are dated but not bad. Overall we will be back.
