***Must have a member of your group at least 25 years old staying the whole time.***

*****This 14th floor Boardwalk Beach Resort ocean front condo has a King Size bed in the master and also a King Size Bed in the 2nd bedroom*****

The 3rd bedroom has a twin size bunkbed.

The living room has a pull out queen size couch.

The newly remodeled kitchen is fully stocked with everything you will need to cook full meals while on vacation!

The Boardwalk Beach Resort is one of the most family friendly complexes in Panama City Beach. It has one of the best pool areas of any complex. There is a very large lagoon pool, 2 hot tubs and a children play area.

The Boardwalk has a full service Tiki Bar here with live music on weekends.

The master bedroom has a king size bed and a spectacular view of the gulf with access to the balcony. It has a large flat screen TV with cable TV.

The 2nd bedroom has a King size bed and flatscreen TV.

The 3rd bedroom has a twin size bunkbed.

The living room has an ocean view with balcony access and a pull out couch. It has a flat screen TV as well.

The Boardwalk Beach Resort includes:

- Final Payment: The remaining balance will be automatically charged to the same credit card 30 days prior to your check-in date.

Family getaway

The property was really nice and we enjoyed the view of the ocean. The sliding glass door was tough to slide and I would like to have had a couple of shelves in the shower for shampoo/razor but those are not deal breakers I would stay here again. No beach towels in the room and limited towels so you pack accordingly. There are beach toys for the kids

Great view

We had such a great time we did not want to leave. The view was amazing, and the cabana bar had entertainment every night, The food and service was top notch!! Will definitely be back next year!

Great location! A little outdated with kitchen appliances and washer/dryer. Could use a good deep cleaning. One hot tub was out of order the entire time and the other one was not hot. My bath water is usually hotter.

This was absolutely an amazing stay! I had me and my fiancé, our babysitter and her husband, & our 3 kids 4 & under. The only complaint I have is the hot water wasn’t very good. But we could deal with that :)

Happy with our stay

Rating Details: The property manager was more than helpful. The vacation rental was very clean. I was more than happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We had a great experience! Room was beautiful. We got there at 3:50 and went to see if the room was ready since checkin was at 4. Housekeeping came in while we were looking at the room and started cleaning. We left the room to get our stuff (like the cleaning lady said, she said she just had to set stuff out). But we had to wait until after 4:30 for cleaning to be finished because they had to mop and everything. That was a weird experience. I’m glad it was clean, but it was a weird interaction. The remotes for the tv didn’t work, but we had devices so I never complained about it. The sliding door to the balcony is VERY heavy. I thought that was great as a mom of littles because then the kids can’t open the door themselves. A higher latch on the door to leave would have been for my toddler. He could open the door very easily, so we had to put a baby gate up to go to sleep at night and not worry about him opening the door. The resort was beautiful, and the staff was incredible!

Fall Break 2023 at PCB

Loved the condo. Very roomy and gorgeous views of the Gulf. Roomy balcony with glass wall facing ocean in master bedroom with deck access Looked like pictures. High speed elevators - never waited in line. The only improvement was living rm furniture could use a cleaning and kitchen could use a few more items like pot holders, salad bowls, and ice cream scoop. Overall it was a wonderful trip and would definitely like to come back and recommend to Famiky and friends.

Torn between the view and the cleanliness

The room was great in size, location, and views of the ocean. However, it’s hard to get past how dirty a place can be. The refrigerator and microwave had to be cleaned. The dishes felt greasy and every surface had sand on it. The floors turned our feet black and the couches don’t look like they’ve ever been cleaned. If the condo was properly cleaned I would give this 5 stars no doubt but cleanliness is very important so that’s why I gave it 3 stars.

Spacious condo. Clean on arrival. Batteries were missing from almost all TV remotes so I called maintenance & they came within a couple of hours to replace them so great service! If I had one complaint it would be that even though there’s room for 8 guests there isn’t enough kitchen items to support that many. Cutlery was the biggest issue. Also, you will definitely need to take trash bags, kitchen cleaning spray, dish liquid etc. Otherwise our stay was just as expected.

Week Getaway

We enjoyed our stay at the Boardwalk, as we have stayed there previously. There were only 2 of us, but this condo would be perfect for a family. The condo was clean, but it was ovvious the furniture had been abused by some. It could have been cleaner....i realize this goes with having rentals. One chair on the porch probably should be removed...wicker in bad shape and someo e could get hurt. The right faucet in the main bathroom was turned off..I'm assuming due to leakage. Since there were only 2 of us...this wasn't a problem. Also, the kitchen is short on silverware if a large group is there. I feel this condo is in the process of updating as the wall paint appeared to have been done recently. This is a great condo...great place to stay with a lot of potential....thanks again for an enjoyable week!!

Overall, I do not recommend this vacation rental. Reviewer Comments: The unit was as pictured except it was the dirtiest condo I have ever stayed in. The couches and chairs were stained( had to cover with a blanket to set on them). The refrigerator had dried blood in it. One of the beds had a huge blood stain on the matress cover. The vents and baseboards hadnt been deep cleaned in who knows how long. It was just nasty. I do have photos but dont see a place to attatch. I did speak to customer service uoon arrival and someone did change the beds but nothing else. However, on a positive note it was close to everything and the view was amazing.

Although, the staff did try to clean the poolside restrooms they unfortunately smelled terrible. Our unit was not clean! Several dirty dishes and the appliances were greasy. The floors were not complete clean. The dishwasher excessively leaked when used. No sheets for the foldout sofa or the top bunk bed. The comforters had not been washed and were put away unfolded. The sofa and chairs need to be shampooed. It would be helpful if the door had an additional lock on the inside (small children can easily open the door when locked). The parking attendants and security staff were extremely helpful and very attentive.

First of all. I rented this property mainly because the pictures showed Tiki bar, gym and store. All were closed for the season. A notice should have been posted closed for the season. Second bedroom bed the frame was not attached to the headboard so one side of bed was slatted to the floor. Had to wait over a week for someone to fix. They were resurfacing the top parking lot the whole time of our 2 month stay. Cement dust covered our vehicles EVERYDAY and had to wash my truck every other day! When it rained the cement dust with wash down through the expansion cracks and get on the vehicles. When the garage floor dried there was the cement dust on the pavement and you would track it in your vehicle and get it on you floor mats and rug. Contractors had materials inside and outside taking up parking spaces. Weekends and toward spring break had difficulty finding parking. I was told the Tiki bar, gym and convenient store was owned by another company. Will never stay there again.

Reviewer Comments: Was not very pleased, when we arrived and got settled, one tv in guest room was not working, all but one remote had batteries, A phone call was made and we were told someone would be around to look into it, this was on Saturday when we got there, We left the following Saturday no one showed up, TV in main area had closed caption on, I did all I could do couldn't get it removed just couldn't. Condo was clean, Furniture not very comfortable, A bit dated as is the patio furniture, patio also needs a good cleaning. We bought batteries for the remote that didn't help. Sliding door track very dirty and filled with mold. Also had some burn out light bulbs, I think for the money it could have been better. Also the people that handle the beach chairs, not very friendly, and I also think $45.00 dollars a day is a bit much, So we went to Walmart and brought a canopy and a beach chair, there were 2 chairs in condo so we only needed to buy one, $189.00 dollar we spent so as not to have to pay for beach chair prices. So with all that said we will not stay here again

Absolutely appalling on the part of rental company and VRBO customer "support"

Disgusting. Biohazardous. Blood splattered about everywhere along with human waste in one toilet upon our arrival. BROKEN BEDS. Food-encrusted pots and pans. Looked NOTHING LIKE PHOTOS LISTED ON VRBO. Myriad of emails and photos documenting unacceptable conditions ignored almost completely by rental company ECDI. Repeated requests for phone calls ignored, our suggestion of a workable, reasonable solution laughed at and denied, finally got a response from ECDI only AFTER bldg security saw dried blood on front door and called them at which point they forced their way into our unit without askinginńg it was their legal right, tried to intimidate us, made veiled threats about why we didn't let security into the condo (ummm bc he never asked????!!), toured the unit, poo-poo'ing our v real concerns about blood and biohazards in the space, as well as generally dilapited disgusting state of unit that was completely unrecognisable compared to cleverly angled and spruced up photos on VRBO, they insisted the beds were "supposed to be like" that when they were clearly broken, and the single item they agreed was unacceptable were the food-encrusted pots and pans; they offered to come back with a single pot and a single pan, but after they left the unit the next knock on the door was from THE BLOODY POLICE who theyd called on us bc of the presence of blood in the unit where my 6yo was staying.... both situatiojs that were their fault. Officer was very nice apologetic and saw clearly

Boardwalk Beach Resort

Room looks nice at first glance. Front door does not close securely in place so you have to make sure it closes and locks! Once we had taken 20 barefoot steps in the condo our feet were black. Not enough to spoil our vacation so we swept and mopped the floor to make ourselves feel better, although we should NOT have had to do this. Moving on to the TV situation. The only tv in the condo that worked was the living room tv. Small TV but fine if it worked as it should, it is old and has this “crackling” sound ALL THE TIME while you are trying to watch something so it’s just really junk and needs to be replaced. There were Tvs in the 2 main bedrooms, but there were no batteries for remotes. Totally ridiculous. No tv in bunk room at all. Fast forward to day 5 - TV in the living room turns off and says that we do not have “access” to watch. I reach out about this and NO RESPONSE. We finally figured out how to get some channels back after working with it for hours. Also totally ridiculous! Pest control came into our room on day 6 to spray, which was fine, however - WE WERE NOT THERE AND DID NOT GET A NOTIFICATION OF THIS AT ALL. All I’m asking for is some notice before a stranger enters my room…is that too much to ask? Didn’t know they had come in until we saw the slip on the counter. Overall we love the location just a somewhat dissatisfying stay. Room could use some updates and property mgr/owner needs to take these reviews seriously!

Making the best of it!

READ BEFORE RENTING!!! Let me just say the location and beach were amazing! The actual boardwalk condos had a great facility. The actual unit we had was nasty! We had to wait over and hour and 1/2 past check in for the cleaning lady to finish. When we got in the unit was disgusting! Couch and chairs was stained and dirty with sand in it. The sofa bed had old dirty sheets still left on it. Floors were dirty. Counters dirty. Whole unit had a weird smell. Used dirty socks on the ceiling fan of the master bedroom. Dirty socks and underwear in king bed room. Blood stains on the mattress cover and wall of king room. Bunk room had broken ceiling fan. 10 light bulbs were out. Slats on bunks were broken top and bottom. Sink in the master bath was broken. Both bathrooms door locks broken. Bunk room door lock broken. Not enough linen had to call 3 times. Outside balcony furniture was broken worn and nasty. We asked for a re clean. We had to call 5 times and email twice and we still didn’t get everything we needed. We ended up buying our own cleaning products and spending an additional hour cleaning. We waited 2 days after we got there for maintenance to come so my husband had to fix the ceiling fan with the limited tools we had in the car. Overall we had to give up quite a few hours of vacation and dollars to make this condo livable. For the price it was just sad. We will be back to Panama City Beach. We love it here… but 1408 will not be an option unless they make some changes.

Overall Good

The pros outweighed the cons. The elevators worked well and pretty quick, as long as it wasn’t check-in or checkout time. At those times, you would find the line out the door. The condo was exactly as listed and pictured, for the most part. The listing doesn’t show the amount of stains on the furniture in the pictures. The living room furniture did not get used much due to the stains making you feel it wasn’t clean. The beds in this unit were not comfortable, but a run to dollar general for extra pillows made it a bit better. Upon check-in, your feet turned black walking on the floors, so I’m not sure how well the floors had been mopped. There were some minor damages to a patio chair and furniture to go along with the staining. It was also disappointing to find out the gym had closed in March, but was still listed as an amenity on the listing. Despite those small inconveniences, the beach access is perfect. We rented the 2 chairs and umbrella for 210 for 7 days. Better deal than paying 45/day. The bar/grill/pool bar had good food and the drinks were tasty. The teens loved the ice cream from the small market shop in the complex. The condo unit was close to the elevators and had a large soaking tub. Nothing beats a bubble bath after a Long Beach day. The guard staff and other staff we came in contact with were extremely friendly and helpful. Our entire group enjoyed our trip and our stay in this unit. We look forward to staying at this property in the future.
