*****This 16th floor Boardwalk Beach Resort ocean front condo has a King Size bed in the master and also a King Size Bed in the 2nd bedroom*****

The 3rd bedroom has a twin size bunkbed.

The living room has a pull out queen size couch.

The Boardwalk Beach Resort is one of the most family friendly complexes in Panama City Beach. It has one of the best pool areas of any complex. There is a very large lagoon pool, 2 hot tubs and a children play area.

The Boardwalk has a full service Tiki Bar here with live music on weekends.

The master bedroom has a king size bed and a spectacular view of the gulf with access to the balcony. It has a large flat screen TV with cable TV.

The 2nd bedroom has a King size bed and flatscreen TV.

The 3rd bedroom has a twin size bunkbed and flatscreen TV.

The living room has an ocean view with balcony access and a pull out couch. It has a flat screen TV as well.

The kitchen is fully stocked with everything you will need to cook full meals while on vacation.

The Boardwalk Beach Resort includes:

- Down Payment: Our ECDI $300 Reservation Down Payment will be automatically charged separately to the credit card provided during the next batch scheduled at 12:00 Noon CST to secure the property for your requested dates.
- Reservation Details: Emails will be sent with a RES-XXXXX number, payment details and all necessary instructions. Please check your spam folder.
- Final Payment: The remaining balance will be automatically charged to the same credit card 30 days prior to your check-in date.
- Confirmation: Final confirmation with all necessary instructions for your stay will be sent via email on the same day.

Loved the pool and beachfront location

Nice 3 bedroom condo, but could use some additional items in the kitchen like some non-glass bowls, plates & cups and also bowls with lids for leftovers and some large serving spoons. Needs a nightstand/lamp in bunk room. Bunk bed needs repaired as there is a broken slat in the top bunk. Master bath could use a new shower caddy. Lightbulbs need replaced throughout. Nice to see that a new couch was delivered while we were there in July 2024. Refrigerator water spout needs cleaned (looked like black mold on it). Ceiling fans need dusting. Lots of beach items in closet to use, but we did not as we brought our own. King bed in master very comfy. Fabulous view of Gulf and pool area.

Rating Details: The property manager was very helpful. The vacation rental was very dirty. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We love the boardwalk resort, have visit multiple times. This unit was a nice unit, but a little pricy for the state of the unit. The mattresses sounded like popcorn when getting in or moving and didn’t have a waterproof cover. Not a deal breaker, just annoying and a little gross. The couch was broken and rocked, but still served it’s purpose. The floors were pretty dirty, so we had to mop them. There was quite a bit of black mold on the balcony, but when brought up to the management company they sent someone right up that day to clean it. None of this affected our overall stay, I probably wouldn’t choose the same condo again for the price, but if you’re not picky it will do fine!

Overall, I do not recommend this vacation rental. Reviewer Comments: By far the worst experience ever! Management was not helpful at all. Sliding door to balcony did not work. people rent the condos for the view and the balcony, and we couldn’t even enjoy it. It was extremely dirty when we arrived. The furniture in the living room was for some of the worst I have ever seen. As far as dirtiness there’s no way that other people haven’t complained about this condo and it not be reported. The couch was broken so even if somebody needed to sleep on it, it wouldn’t be comfortable. The stains on the chairs were Disgusting. Dirty dishes all in the cabinets. You would expect a condo to be just like a home fully stocked and everything you need and this one is not. It literally would not take much To get on Amazon to order things for it to be a little bit more enjoyable. A lot of the furniture dated that are in the master bedroom. There’s no drawers to put your clothes. The balcony furniture literally is just basic. There’s nothing to enjoy about it. to spend $3400 you have that type of experience is actually heart wrenching. I sent several emails and I called the property management. I even went down there and personally spoke to them and nothing. Finally on Thursday a maintenance guy came up and put a screw in the doorhandle on the door. Still did not make the door work. I have videos and photos of the property and I will not be back And I will make sure that I tell everybody that I know not to use this company nor rent that condo. I should’ve known better because I rented from the same company the previous year and we had a water leak from an upper condo. No one ever called to follow up with us. No one tried to make anything right about all of our belongings getting wet and they were just not professional. we did not get to enjoy our week because we were trying to fix things or make things enjoyable with our condo.

The couch and chairs in the living room had a lot of stains but we covered them with the pull out bed sheets and it was all good. The beds were EXTREMELY noisy but fairly comfortable. Other than those two things everything else was perfect. The view and location can’t be beat. The security at the pool is strict but it keeps things enjoyable because there isnt a lot of craziness. It’s by far the quietest section of the beach. We loved it.

Great!

We had a blast! The rooms were just what we needed! We loved the ocean view. We were pleasantly surprised that there was a closet with beach toys and boogie boards! The condo security were very nice, they always had a smile! The beds were kind of loud when you get up there was no trying sneak out of them, but that didn’t bother us. There wasn’t a broom so we ended up buying our own and leaving it for the next group! We really enjoyed our stay and the condo! We would book again!

Wonderful location right on the beach

Not the best!

Place was okay to sleep, no amenities, balcony didn’t have enough chairs to sit in, didn’t feel comfortable setting any belongings on the ground, overall did the job but wouldn’t stay in this u it again!

Needs a little love

The spot is great. We love the location. I think someone needs to check in a little bit more on their property. There is a hole in the wall where the front door hit….a knob was off of the laundry room closet….. the bottom of the couch was laying in the floor when we entered…sand was all over the furniture upon arrival… spare bedroom didn’t have a tv remote…. And there shouldn’t be a fan right above a bunkbed in a low ceiling room that could easily injury a child.

Overall good, just needs a couple things updated

Overall everything was as it was listed, except for the fitness center. The ad listed the fitness area, however, guests are not allowed access so we had to drive 40 minutes round trip to gym. Only other issues were the two king beds. Sons room had stains on mattress & no mattress pad/cover. Both beds were very uncomfortable and squeaked really loud anytime you rolled, moved, or tried getting out of bed. Upgrading the beds and possibly having access to the fitness area would make this rental perfect! Location is great, close to shopping and attractions. Pool area is fantastic. Kudos to the security staff! All friendly and professional. Check in was easy. Beach was perfect.

Wonderful Trip

We were very happy with our stay. The condo was large and was accurate per the description. We did have an issue with our door lock on our first day, but it was resolved later that day. The condo was clean and everyone was very friendly. The views were incredible and we loved our time here. The only 2 things I could see improvement on would be the rules at the pool (strongly enforced but very friendly staff) and the boardwalk to the beach (need shade or water as it was too hot to walk on). I would strongly recommend staying here!

You Don't always get what you pay for

We were all really excited with the condo's location to the beach, but very soon were disappointed in our unit rental. On the first walk through there was blood on the front room's king comforter didn't even look like it'd been washed just merely restraightened. The other king bed had dirty, stained decorative pillows on top of the clean pillows we were supposed to sleep on. The end bar stool was broken which we found out when within 10 minutes of being in the unit my 12 year old about hit the floor when she tried to sit in it. So then I had to check all of them because I didn't want anyone to get hurt. The front room's closet looked to have a yellow stain at the bottom, inside the closet, wasn't sure if that was a urine stain so we didn't use that closet to store the luggage or anything. The master closet's light didn't work and there was a missing piece of flooring. The master bathroom had a piece of wooden furniture in front of the toilet that already had someone else's sand still sprinkled on top, considering we had not even gone to the beach yet and that was found on the initial walk through. The pull out couch didn't have any linens besides pillow covers which we didn't realize until that night, no sheets, no fitted sheet, no comforter. The seating on the patio was not as pictured there wasn't 4 seats or even a single lounge. The bunk room had a boogie board ankle strap as a fan attachment, the tv wasn't mounted to the wall it was propped on some silverwire shelving.

Great for Families!!

We enjoyed our stay in Boardwalk 1604! The condo had toys, a tent, and a chair for us to use. There were also sand toys, boogie board, and pool floaties for the kids to use. This condo was perfect for families and the facility was family oriented with a pool & splash pad. We definitely want to book again for next years trip! The only cons I can think of was that the balcony had only two functioning chairs as one was broken when we arrived. Also, the beds were a little stiff for my liking. This two things did not ruin our trip or make me regret booking. This is a great condo and facility to visit and stay at!

Loved the bar area and small store. Did not like all the rules for the pool. My granddaughter said it was boring. Elevators need serviced more because we had 1 give us a scare while on it. The room was great and had pool and ocean items to use. Wish they had more chairs on the balcony because there were 6 of us and only 3 chairs, 1 of which was broke. Some of the lights in the condo didnt work (master room closet).

2023 family vacation

Great place to stay! Safe place to stay with family. Beaches was clean the tiki bar was some of the best bar food I’ve had. Condo could have used a touch up in places from normal wear but over all very nice. It had everything you could have asked for including beach toys and floats.

Amazing!

Definitely would stay here again, the resort was SO nice, the room was clean and spacious. easy access to beach, pool area was perfect for little kids.
