Tier 1. Beautifully decorated oceanfront townhouse with all the comforts of home. The unit is fully equipped with everything you'll need for your stay. Outstanding view of the beach and ocean with morning coffee on the balcony and imagine falling asleep every night with the sound of the waves hitting the beach. There are 3 flat screen TVs. One in the living and one in each bedroom. King bed in master bedroom. Full and two twins (trundle bed) in guest bedroom.

Great condo BUT seems to be neglected

Overall, I do not recommend this vacation rental. Reviewer Comments: We have come to summerhouse for 30+ years. We have our favorites condo units but have been bouncing around as of late to find a great one that’s Ocean Front. I will start by saying that 109 is a perfect location. The view is great of both the beach and of the grass commons area. The room photographs well on the site but it seems to be neglected. You can tell the owners updated the room years ago but it’s as if no upkeep has been done since. Honestly, a little attention would go a long way!Paint is chipping all over the place and nooks and crannies seem to have a thick layer of dirt/dust on it. For example, the outlets in the kitchen had layers of grime built up. The living room lamps shades were not attached to the base (seemed broken and just propped back together) and the couch was not actually assembled correctly when we got there. The washing machine smelled like mildew and the sliding barn-door style cabinet in the upstairs guest bath would just fall off if bumped. I’m not sure if it was missing hardware, if it was broken, or maybe it was just cheap. There was a great amount of soap scum and grim built up in the showers. The shower caddy in the upstairs guest bath really needed to be discarded altogether. The door to the condo has a large gap between the door and jam. It creates a whistling wind noise and allows bugs to come in freely. We found a note on our last day when packing up in the guest bed closet in a drawer that noted we could use the weather stripping in the drawer to prevent the wind noise. I feel as if the owners are aware of the issue, why not spend a little money and have the door plumbed. Some of the rental income could go toward a that.We unfortunately have the room booked and paid for a week in July. We called to try and swap rooms but would forfeit our money being so close to the week of arrival. My kids love Summerhouse so we will continue coming, but 109 would not have been a great first impression if this was our

Great Location

We were there in early May, and the complex was more than half empty. The condo was a beach front end unit, so we had wonderful views. Our only complaint was that on several occasions, the gate wouldn’t open, and I had to go inside the office to ask them to open it. By our last day there, it seemed to be working properly.

Wonderful Location

The only complaint is that apparently the hurricane ripped out the sliding screen to the deck. Without a screen, we had to be careful in order to keep gnats from coming in. That needs to be replaced quickly.

Overall, I recommend this vacation rental. Reviewer Comments: I have stayed at Summerhouse for over 20 years and love it! It’s always clean and very maintained, but this year was different. I know with Covid this year, it has put a lot of stress on everyone. As I arrived for check in, I was greeted so negatively and rude from the First Lady in the office. She was VERY upset that I was there @3 instead of 4 and stated that my email said 4, when it showed 3! She just kept saying everything was in my room for check in. I left and turned around to go back in when I realized I needed 3 parking passes and before I could say I needed 3, she yelled at me and told me again everything is in the room. I got to the room, it was beautifully decorated, but not enough parking passes. I asked my husband to stop and get one, and she was rude to him as well. I’ve never been treated so poorly! She is not a good customer service person to have if she is the first person that you’re greeted by! As far as the room, the couch was uncomfortable and the chairs fell apart if you leaned back. The master bedroom tv would never work. But, I refused to call the office due to how we were treated! Of course, I will still go there because we love it there and the beach!

Welcome Vacation

Overall, I recommend this vacation rental. Reviewer Comments: We very much enjoyed our stay at 109 Summerhouse. The beds were very comfortable and all amenities in the unit were very up to date. There were two coffee makers - one with K-cup compatibility. Ceiling fans had remote controls. All TVs were LG smart TVs, so we were able to log into our own Hulu and Amazon Prime Video accounts (for example). Sometimes the TVs had trouble maintaining their connection, especially in the guest bedroom. We had a concern initially about the temperature in the refrigerator, but a maintenance staff came and apparently was able to reset the settings and we had no future issues there. The 109 unit has an electronic deadbolt in addition to the keyed entry on the doorknob. We did not know it at the time, and figured the electronic deadbolt was only for staff to know. Our 3 year old set the lock and we were locked out one night. We had to have some other guests call the after-hours number to have someone come let us in. It turns out the code had been printed on our keys in a Sharpie marker, but that printing had rubbed off and we did not know it. It would be helpful for staff to check/confirm this code is visible each week the unit is rented. The location of this rental was excellent for us. Even on the week leading to July 4th, the crowd was nothing like you might expect to see on a Florida beach. This was especially helpful because of social distancing concerns. The nearest grocery store (Winn-Dixie/Publix) is about 10 minutes' drive north on A1A. There is a convenience store/gas station just south of the Inlet, roughly 2 minutes away. Take the kids to collect shells or hunt shark's teeth just down the beach to "Shell Island" down at the inlet or walk south down the beach to get there (the walk will take a few minutes). We pretty much stayed at the townhouse the whole time and only ventured away to go to a store, etc. We very much enjoyed this experience. We would recommend this unit to anyone. Staff were very responsive and helpful.

There were no hot pads to remove items from the oven. This is an item you need to tell people about to bring if it's a Covid issue. Also, there needs to be another saute pan, maybe one with a non-stick surface. The condo could use several hooks on the walls for hanging beach or bath towels among other things. This is a feature we have loved in other condos we have stayed in.

Management and maintenance did a wonderful job. Great view of ocean from the condo balcony with very nice comfortable balcony furniture. TVs in Living Room and both bedrooms were greatly appreciated. Would definitely recommend staying here, although we are hesitant to recommend because we want to guarantee that we will have this condo available when we want it. :-)

The beach is fabulous, the office staff are very helpful and courteous and the maintenance staff do a great job quickly responding to anything that needs to be taken care of. Very professional.
