Beautifully restored, The Shack offers the perfect getaway from the hustle and bustle to the relaxing beachside location of St Leonards.

Luxury bedding, comfy couches and a designer wood fireplace will make for a relaxing stay!
Bedroom 1- King or two singles (please advise before stay otherwise king bed will be provided)
Bedroom 2- Queen bed

Comfortable through summer with split system air-conditioner to the main area and fans in the bedroom which keep the shack to a great temperature!

Central bathroom with washer and dryer, shower and toilet.

Well equipped kitchen complete with Coffee machine for a morning brew on the deck!

Bar cart (optional) provided for your stay and a variety of board games for some family chill out time!
Large smart tv and wifi provided for your stay!

Speaking of the deck, grab a book + lounge about in the hammock, youll be sure to spot a number of local birds paying a visit to the surrounding trees and bird baths bordering the deck!

Outdoor dining and weber BBQ complete this space.

Finally, the back yard!
Theres an outdoor surfboard shower with both hot and cold water for ease of returning from the beach with the little ones!
Loads of space to play, or throw the ball with your pet!
An outdoor firepit and seating for an evening wine or marshmallow toasting with the family!

You have exclusive access to the entire property.
Pets are welcome! They of course must be picked up after and are not permitted on any of the beds or furniture. Theres a dog bed on the deck for your stay and the yard is fully fenced and enclosed.

Reception can be a little patchy in the area, but you`re here to switch off and enjoy the Bellarine right!?

HOUSE RULES & TERMS

GENERAL:
All bookings are accepted on the basis that you have read, understood, and agreed to these Terms, Conditions, and House Rules.

• Please treat our home as your own
• Respect our neighbors at all times
• Strictly no smoking inside the property ($400 fee applies)
• No Schoolies, hens, or bucks parties
• Minimum age to book: 25
• Please follow all parking guidelines provided

CHECK-IN / CHECK-OUT:
• Check-in: From 3:00 PM
• Check-out: Before 10:00 AM

Late check-out must be pre-approved and may incur additional charges.
• Unapproved late check-out: $110 per hour

• Contactless check-in via key safe
• Keys must be returned to the lockbox on departure
• Failure to return keys may incur management and replacement fees

COOKING:
Cooking strong-smelling foods (e.g. curries) will incur a $450 deep cleaning fee due to odor removal requirements.

PETS: (PET-FRIENDLY PROPERTY)
• Maximum 2 dogs (by prior approval only)
• Pets sleep on byo pet bedding not allowed on furniture or beds or left inside unattended

You are responsible for:

• Any pet-related damage
• Additional cleaning if pets evidence in the home
• Waste removal if not cleaned up

UNAVAILABILITY:
If the property becomes unavailable due to unforeseen circumstances (e.g. fire, storm, damage):

• You will be notified immediately
• Alternative accommodation will be arranged where possible
• If unavailable, a full refund will be issued

No liability for additional accommodation costs.

PARTIES & NOISE:
• Strictly no parties or functions
• Immediate eviction without refund if breached
• Additional cleaning/repair charges may apply
• Quiet hours: No noise audible outside after 10:00 PM
• No disturbance to neighbors at any time

LINEN & TOWELS:
• Linen and towels are provided
• Leave used items in bedrooms/bathrooms on departure

ADDITIONAL:
• Extra linen available upon request (pre-arrival)
• Pool towels provided (if applicable)
• Stains/damage may incur replacement costs

LONGER STAYS:
• 7+ nights: Optional housekeeping (extra fee)
• 14+ nights: Mandatory housekeeping service (fee applies)
• Failure to comply may result in booking termination.

GUEST RESPONSIBILITIES:
• You are responsible for any damage, loss, or breakages
• Report issues immediately

OCCUPANCY:
• Must not exceed booked or maximum capacity

CALL-OUTS:
• Lockouts/lost keys: $100 fee + replacement cost

LOST PROPERTY:
If any items are left behind, we are happy to arrange their return. Please note this will incur a $30 administration fee, in addition to the postage cost.

DEPARTURE REQUIREMENTS:
Before leaving, please:

• Remove all food from fridge
• Take out rubbish and place in bins
• Wash and put away dishes
• Empty dishwasher
• Clean BBQ after use ($100 fee if not cleaned)

Excess rubbish must be removed—fees apply if bins overflow.

PROPERTY CARE:
• Leave the property clean and tidy
• Return furniture to original position
• Extra cleaning fees may apply if required

ADDITIONAL RULES:
• No smoking inside
• No illegal drugs or intoxicated guests
• Allow reasonable access for repairs/maintenance

LIABILITY:
Host on the Coast is not liable for any loss, damage, or personal belongings during your stay.

CANCELLATIONS:
Please ensure you have the appropriate level of travel insurance for any unforeseen events which may prevent you from travelling. The cancellation policy agreed to at the time of booking is firm. Direct booking/VRBO/STAYZ cancellations outside the cancellation policy will incur a $50 admin fee for bookings less than $1000, bookings greater than $1000 will be at a rate of 5%
