Beautiful family home above the Rotorua Tree Trust Reserve you are only a few minutes ride down to the Whakarewarewa forest on safe pedestrian and biking access. Soak in the spa after a hard days ride or site seeing, gazing at the stars or absorbing the expansive views of Lake Rotorua, Mokoia Island and Mount Ngongotaha.

This property is ideal for family get togethers or for mates getting together for a catch up and to explore the amazing outdoors Rotorua and its surrounding areas have to offer. Can comfortably host 2 families. There are multiple entertaining areas including two lounges with beautiful views over Rotorua, a large deck that leads out to the lawn and BBQ area so there is ample room to spread out and relax. The deck and grass lawn provide easy supervision space for younger children. Older kids can wonder over the fence to explore the adjacent tree trust. There is a secure lockable double garage to store your bikes and other sporting equipment.
The property has free ultrafast WiFI along with a well equiped kitchen, dishwasher, BBQ, washing machine and dryer for your convenience. Both lounges have a heat pump and log burner for cooler Rotorua days.

Located 5km from Rotorua township, within 1km of major tourist attractions, including Te Puia geothermal area, mountain biking and a golf course. You are only a short drive to many of the beautiful lakes around Rotorua for various water activities!

Tihiotonga is a quiet safe and secure suburb overlooking Rotorua. Plenty of safe off road parking. The house is in a quiet residential area and there is a noise restriction - no unreasonable noise after 10pm - this is enforced.

No more overnight guests than the stated booked numbers please.

We respectfully request that no curries are cooked onsite, but takeaways are ok.

Fantastic holiday destination

Brilliant option for families

We had a fabulous stay at this property - kids loved the spa, comfy beds, lovely warm fires, really safe quiet neighbourhood - loved the location and proximity to all activities was great. Would come back in a heartbeat

Overall, it was a very nice place to stay. I hope if the check-in information was sent earlier as we had to stay outside waiting for the manager's instruction. Clean house. Spa is good. Having heaters per room was also amazing. I recommend!

Great Accommodation

This is a well presented, well located spacious home in Rotorua. The views are fantastic. Kitchen is well appointed. bedding, linen and furnishings are great. The property represents excellent value for money and the host provides great communication. This is an excellent base for a family to explore the surrounding area and escape to a peaceful oasis and relax.Highly recommended.

Amazing views and outdoor areas

This property was very spacious and clean, with comfortable beds. The view and outside areas are the highlight. Plenty of shade and plenty of sun. We biked each day from the property, and the ride back up was achievable for our kids aged 11. Smaller kids might baulk at it.

Wonderful Rotorua Stay

We were a group of 7 (4 x adults and 4 x kids) who stayed 4 x nights. The location was awesome!! Wonderful view, very spacious for everyone to spread out and have their own space within the house. Large open plan living room was so nice and warm to gather in, with plenty of room for everyone to be able to take in the glorious view from the large windows. Communication with Ryan was fantastic and entry was easy upon arriving. Highly recommend this residence, especially for larger groups and will definitely stay here again should we return.

Absolutely beautiful

Absolutely beautiful home, would be helpful if there was some facecloths in bathrooms. Fridge is leaky woke up both mornings and water all over floor nothing a towel didnā€™t fix but dangerous if u weā€™re to slip in middle of night. Apart from those two things house was brilliant would definitely love to come back and stay again Thanks for having us

MTB Trip for six males

Overall very happy with the house, its location and the service received. The house had some maintenance issues - two plates on the induction cooktop did not work; almost every tap inside the house dripped and needs new washers; some of the light fittings didnt work or worked intermittently; and the main entry and laundry entrance are very slippery when wet. We had two falls but fortunately no injuries. The bed arrangement for six men was not ideal-especially the small bunkroom with two double bunks (kids maybe). Overall, we enjoyed the stay and would stay there again.

Magical holiday house

Absolutely loved staying , the house is always clean and well presented , plenty of room for a bigger group - Ryan is super easy to contact if needed , the view is unreal - close enough to town and perfect spot to mountain bike every day as well . Spa on the deck is always a hit beer fridge is handy too . Garage for the bikes . Everything you need is thought about ! Of course we will be back .

Great holiday weekend

This place is great if you are keen for a MTB weekend in Rotorua with a group or larger family. The property is spacious, clean, with great views over town and bikeable to the forest. Why I am writing this review though is to acknowledge how accommodating the hosts have been when COVID issues have meant we have asked to postpone coming twice. They didn't have to but were extremely co-operative and helpful. Really genuine , good people to deal with. We got there eventually - and had a great time!
