Luxury waterfront home boat and jest ski slip available!

The designer decorated luxury home is located on the West side of the Colorado which allows for cooler afternoons, waterfront views and a relaxing spot to enjoy the lake.

Beautifully decorated and cozy. You will love all the different spaces to relax and the outdoor decks and porches are amazing. It feels much bigger and everyone has their space to hang out and chill. The house comes w/boat/jet ski slip so you can enjoy fishing, boating and sunset cruises in nice, clean deep water (30-60 feet deep).

The "Friendly Williams Lakeshore" neighborhood is filled with deer, birds and even some Emu's. This is perfect for an early morning or late afternoon stroll.

House and Bedroom configuration:

Main house has 3 bedrooms - 1 King with private bath and 2 Queen bedrooms. The Queen bedrooms share a bath. Separate guest house has an additional 2 rooms. Side A has 2 queens and Side B is a built-in configuration of 2 Queens each with a built in Twin XL over the head. These bedrooms are joined by a doorway-which is perfect for a couple with smaller children. This house has a shared bath between the 2 rooms.

More about the main house:

Large open concept home with kitchen, living room and dining area all combined for family gatherings with a 65-inch TV above the fireplace for Fall Football!

Additional screened in porch with a large sectional and 65-inch tv for morning coffee, afternoon enjoyment and another Football option. Additional dining area for 4 on the upper deck overlooking the lake. Plus, an additional 2-person bistro table by the gas grill perfect for chilling while the steaks cook to perfection. 4 additional white Adirondack chairs to relax overlook the lake from the second story.

Lower deck has 3 swings and 6 more chairs and 4 bar stools in the countertop bar area. The most popular area of the house is the second story dock and it has a dining bar for 6, living area, lounge chairs, and a bon fire pit for s'mores. Everyone loves this spot! TV Service is WIFI only with Netflix/Amazon Prime/Hulu LIVE and ROKU added for local channels in the living room and also the screened in porch. 2 Stand Up Paddle boards are also included for your enjoyment (Must wear a life vest.)

Things to do:

For a fun day in the sun there's a water-park 15 minutes away and boat and jet-ski rentals within 1/2 mile that will deliver to the dock.

The house is conveniently located close to town so a quick trip to HEB is not a big deal.

Local restaurants are less than 5 miles away. Our favorites are Wake Point for their lakeside BBQ and Boat Town has amazing salads and a new pizza oven and they make an amazing gluten free cauliflower crust and also GF broccoli and cheese crust. Both have live music. Sal’s Italian food trailer is a great pick up for true authentic Sicialian Italian food. Junction Prime-amazing steak house and Perissos Vineyard is a lovely place to spend an afternoon!

Marble Falls is also fun to go shop on Main Street. Some of our favorite stores Birdies, Re-Did, and Smarty Pantz. Plus, take in dinner at Ollie's Kitchen for their amazing shrimp fajitas.
We are just a phone call or text away. If you need immediate assistance and my house manager, Jodice lives nearby.

Family Vacation

The house was well equipped with essentials. Layout was great, while the adults were in the main house the teens were in the guest house. Lots of deck and dock patio to hang out on. The island float was nice to lay out on and the teens enjoyed the paddle boards.

Stylish and Comfortable

We enjoyed our stay at A Frame. It was quite comfortable and very cute. The location is great for water sports and the owner is very helpful and willing to share contacts for any service that you might need. We used her chef recommendation and had some lovely meals prepared so that we could spend more time in the water!

Perfect spot for a family vacation!

Amazing property with amazing owners! Everything is thought of for you - where to eat, shop and play, making it so easy to just relax! The property is so beautiful, with plenty of room for everyone to hang out, enjoy the views and have fun. My sisters and our families with kids ranging from 6-17, as well as our parents all found something to do from wineries, to shopping to renting a boat, tossing a ball and just hanging by the fire pit, we truly all loved it. Thank you for helping us create some special memories!

This lake house is everything and more! We had 16 people for 4 days and it could not have been more perfect. It is well decorated, has comfortable beds, soft sheets, ample supply of towels, toiletries, fully stocked kitchen, and little touches around the house that made our stay comfortable. There are plenty of games, outdoor toys, floats, and a two story deck that my teenagers loved to jump off of. The boat slip was perfect for us to put our rental on overnight (with power lift). The neighborhood is quiet, easy to navigate, and has a grocery stores just a few minutes away. The view is spectacular. The owners were very kind and responded immediately to a concern we had. We are regular VRBO renters, and this one is one of our favorites. We will be back.

We love this house!

We loved this house, it's even better than the pictures! Everything about the house was perfect down to the smallest detail...my granddaughter was excited to see the milk frother. The house is immaculate and so well decorated, Chelle is a great host. There's so many comfortable places to sit and relax, the views are just fabulous! I can't say enough good things about our stay. We didn't want to leave and are already looking forward to next summer.

Practically Perfect in Every Way!

Truly a wonderful stay! Great communication before, during and post our visit! It is always the little things and this place was incredible- from all the little details to big things (like air conditioning in the 100+ degree temps!). As others have noted, there are lots of gathering spaces and we loved the extras - like soaps and good knives and extra blankets and towels and fans! I could go on and on! We will definitely be back next year!

Christmas-time at A-Frame Memories

The home was decorated so nicely for Christmas and we really enjoyed the comforts of home! Lots of kitchen items, nice sheets and towels, comfy beds/pillows and ample room to spread out. This home has an upscale feel with great views and lake access. Can’t wait to come back in summer. We lucked out and had a 70 degree day in late December! Chelle was a superb communicator and so flexible with us too!

Great house! Well thought out.

My family and a friends recently took a lake vacation to Lake LBJ. We were thrilled to find some a wonderful home for the week. The owners are thoughtful, prompt in communication and have thought about everything that makes a wonderful lake experience. If you plan to boat, the dock is wonderfully done including a second lift for your own boat. We surfed, wakeboards and tubed everyday and returned back home for lunch and dinner. Don’t hesitate on reserving the A Frame.

Quick family post new year’s getaway

Our extended family of 9 (ages 14-73) had a wonderful stay. We just wanted a quick getaway from dallas to spend time together. When the weather was great-we sat on the dock, enjoying talking , games, & drinks. We had a delicious dinner prepared by a chef who accommodated some dietary restrictions. We enjoyed shopping in Marble Falls & drove into Austin for dinner. The house is lovely, spacious, & comfortable. It got very cold during our stay so we hope to make it back during the summer when we can enjoy the lake! The owner was very responsive & checked in on us throughout our stay.

The PERFECT location for a women's retreat

The house was incredible! Spacious, beautiful attention to detail, cozy yet modern, and well equipped for a large group. The host, Chelle, was very communicative and helpful! She helped me coordinate bringing in a private chef for the entire weekend, a masseuse, and boat ride. She was always available to reply to my messages and help me connect with local vendors, recommend restaurants, and other activities. I brought together 7 women from all over the world in this home for a yoga retreat, and we had the most fantastic time! Highly recommend booking this place!

The house and host were awesome! We had our family and a few friends there for 6 nights and there was plenty of room for everyone. The additional small house is a very cool spot. The kitchen had everything we needed and is very well equipped. It was a real treat to get to walk into a clean and well maintained home. The yard and dock was a great place for all of us to hang out too. The kids throughly enjoyed the floats and other water toys that were available. I highly recommend booking the A-Frame. We will be back.

Wish this were our house

This was my first VRBO stay and I'm certain it will be the best. The house was just as beautiful as the pictures portray, the property owner was so helpful and responsive and the time away on the lake was truly relaxing. My favorite space was the screened in porch where you can lounge and hear the water and the wind. The kitchen had everything you could need to cook gourmet meals. The kids enjoyed the lake activities (paddle boards, wake pad) and were excited to try all the games and activities pictured. There was literally nothing that could be improved.

Multi-generational family get-away

If you are thinking about renting this property, do it without hesitation. It is even better than the pictures. We took my adult children and parents for a five day getaway after Christmas. The house was clean and beautifully decorated for the holidays. All the beds were so comfortable! It’s spacious and private. The kitchen is fully stocked and the owner/ property provided bikes, games, a fire pit, a fishing dock, and lots of comfortable seating to enjoy the sunrise. The guest house was a great private space for my daughter and her husband. The screened-in porch was our favorite gathering spot. Owner is attentive and available. I hope we can come back in the summer to enjoy even more!!

Labor Day 2022

Our stay at this location was great. The house is very nice and the amenities are fabulous. We rented a boat for one day of our stay and having the boat slip with a lift made docking a lot easier. There is plenty of room for the family to spread out. From the inside of the house or on the lower dock area by the water to the upper deck, there was plenty of seating and great views If you are looking for a place that can accommodate a large family or multiple families, this is the place you want. To top it off, the host was great. They offered specific details about the property, activities in the area, and were very responsive every time I tried to contact them. Definitely a 5 star experience.

Great stay and will be going back!

First, we received great attention and responses from the property owner! Throughout the process from reserving to leaving. I can’t tell you how that raises the comfort and confidence for all. The answer is “yes”, we will rent there again. As for our stay, we took advantage of so many things including (and I probably am forgetting a few) ...great views, boat lift for our rented ski boat, grilling, s’mores , game nights , morning coffee on one of the many decks, distance and space on the property when down time was needed between the teens and adults, swimming off the dock, Jenga, dominoes, paddle boards, quick access to local restaurants and groceries...and finally the bottom line...we created great family memories!

Perfect Family Getaway!

The A-Frame Memories home was the perfect getaway for our family. The view from the kitchen was absolutely gorgeous. We spent every morning eating our breakfast on the patio looking out at the water. The kitchen was equipped with everything you need to cook meals at home. The main house has so much character. From the way it was decorated to the unique architecture. The main house has a master bedroom and two additional rooms with queen size beds. Across from the main house was a beautiful casita with bunk beds and two additional queen size beds. Perfect for our teen daughter that wanted a little extra privacy! My daughter loved the swings on the bottom deck. There were plenty of water toys and games for the kids as well. There were also 4 bikes that we could use to take a family bike ride in the evenings. :) I highly recommend this rental. We will definitely be going back!

Beautiful Large Lake House

This is a very beautiful home on the lake. It has so many nice features. We really enjoyed using the patios and the raised deck over the water. The fire pit was a nice feature and we enjoyed using that and making s'mores. Our favorite part of the house was relaxing in the screened porch area. The home comes with use of paddle boards and a floating mat that our group enjoyed using. The kitchen is nice and big and comes fully stocked with housewares. The layout of this house is nice. It was very comfortable for a large group. We liked having the separate garage area that has been renovated and turned into extra bedrooms. It was very comfortable and provided extra sleeping space for our group of 12. The house has excellent A/C. The bedrooms are spacious and the beds are comfy. The bathrooms are stocked with plenty of nice fluffy towels. Everyone in our group commented what a nice house it is. We would definitely book this house again.

Perfect spot for a lake trip!

We rented A Frame Memories for a college reunion and our stay couldn’t have been more perfect. The home is spacious, comfortable, and very well decorated. The house is on such a pretty part of the lake and we loved gathering on the boat dock, jumping off the upper deck, and hanging out on the water. Can’t wait to rent it again!

Wonderful Lake House on LBJ

Our second stay here and won’t be our last. Perfect for our family with 5 bedrooms and a beautiful working kitchen with picture windows overlooking the back yard/lake. I can’t tell you how much we enjoy staying here from the boat dock with all amenities to the Aframe living room large enough for our family to sit and enjoy each other’s company. We have small grandchildren and they love the swim pad out in front of the dock. The adults love the easy in and out of the boat and being able to ski, wake board, surf and tube up and down the river. The home’s A\C units kept the house cool even during the heatwave. The separate building was perfect for two little families of three with their babies in pac n plays and easy to nap and keep quiet away from the older children and adults. The house included corn hole, floats and two paddle boards which we throughly enjoyed. I could write a book about this place but I think you get the picture.

Perfect location and atmosphere for family gathering!

A Frame Memories is the PERFECT spot for a family/friend get together. The home is clean, inviting, has a great location, amazing deck and dock, and is by far the best appointed short term rental I’ve ever stayed in. Chelle was communicative from the date of reservation through the check out and was incredibly helpful along the way. Thanks to Chelle, we were able to get a last minute boat reservation and she even helped arrange an amazing Italian dinner for us to pick up saving me the hassle of cooking for 11! I can’t recommend the property or the host enough, thanks y’all! We will be back! David B and Family

Special Home, Family Memories, Incredible Host

Our family gathered for a 50th birthday weekend at the A Frame Memories lake house. The home is just lovely--incredibly well-appointed and comfortable. Our family made such special memories sharing meals, sitting on the deck, playing cornhole and having laughs and bonding around the fire on the top dock. We had plenty of room and would love to come back here. This is a special place. The owner was incredibly communicative and went above and beyond as a host. We can't wait to come back! Highly recommend!

We have been looking for the perfect spot for a lake house for 5 years. We wanted this exact side of the lake to be able to enjoy the afternoon without getting baked in the sun. The back porches face due east and make it perfect!
This place has a great vibe to make you want to chill out and relax.There are multiple porches and deck space to spread out and enjoy the lakefront view. Gas grill and screened in porch are just perfect for entertaining and enjoying your time. The newly added 2 story dock with living area/dining/lounge and bonfire area is our favorite for smore's and chilling out!

The A frame is a classic design that has been restored to its original beauty! We have added modern touches and decor to give you the ultimate experience. There is a separate guest house available and it is perfect for the kids to have their own space to chill too. Aqua swim mat and corn hole included as well!
