Ferns Folly is a mid-century lake house that was extensively renovated in 2025 with careful attention to preserving its original quirk and charm. The house sits on 3.5 secluded acres of woods with a 450-foot lakeshore and direct access to the Newberry-Germfask snowmobile trail. The property includes a beach cabin for games and private getaway.

Air Conditioning: There are two mini splits for air conditioning. Game room is not air conditioned.

Beach/Swimming: There is swimming with a sandy bottom but no beach. Swim from dock or waterfront. Might want water shoes.

Boats: No boats provided at property. You can have your boat at the private dock, however.

Boat Launch: 3 miles away in Curtis or Wolf Point.

Bugs: Mosquitos and flies are common during the summer months and near the water. Bug spray is recommended.

Cable: There is no cable but there is a Smart TV.

Cell Phone Service: Service is spotty! AT&T does work. Verizon seems to work the best but can still be very spotty. Wi-Fi calling is highly recommended.

Coffee Maker: A combination drip and Keurig coffeemaker is there with starting coffee provided.

Dock: There is a dock at the property from Memorial Day through Labor Day (water levels may affect this)

Drinking Water: Drinking water is well water. No smell or coloration issue.

Drugs/Smoking/Fireworks: Freshwater does not permit illegal drugs of any kind on the property. Due to the location of the properties, smoking is strongly discouraged around the home and strictly prohibited in the home. Fireworks are prohibited at a Freshwater location for the safety of all persons in and around the property, even if it is legal in that city.

Fireplace: There is a gas log fireplace for guest use. Please see operation instructions on hearth and also in helpful information.

Fire-pit: There is a fire pit on property. Firewood is provided.

Fishing: There is excellent fishing from the dock.

Fishing License: A license is required to fish in Michigan.

Fishing Poles: Please bring your own fishing poles.

Golf: JP Memorial Golf Course and Pizza is nearby at 602 Ackley Rd, Germfask. Hiawatha Sportsman's Club and Newberry Country Club.
Grill: There is a propane grill for guest use.

Grocery Store: "The Store" is just a short drive away at W17212 Main St, Curtis, MI.

Handicap Friendly: There are no special features about this property that make it ADA compliant.

Heat: There is forced air propane heat, mini splits, and an independent propane heating furnace in the game room area.

Hunting: No on property.

Internet/WIFI: There is fiber optic Wi-Fi at the property. Very fast!

Linens: Yes, we provide your sheets and linens. Just like a hotel, the beds will be made for you upon arrival. We have just the basic sheets, pillows, pillowcases, and bath towels.

Parking: There is a beautiful circular drive with lots of parking on the property.

Pets: Freshwater Vacation Rentals currently charges $75/per pet for your entire stay. Yes, we do accept dogs, yet we do ask that you please clean up after them both inside and outside the cabin. Plus, if you allow them on the furniture, we do ask that you please bring your own linens/blankets for them to sleep on. Just let us know which bed you will be using with them, and we'll make sure it is ready for your sheets when you arrive. Plus, if the pet hair starts to build, we do ask that you please run the vacuum. Generally, dogs love the water and places to explore. Pet food does tend to attract mice, so vigilance is needed.

Privacy: Tree filled private lot. Can't see neighbors.

Snowmobiles: a person (resident and nonresident) that operates a snowmobile in Michigan is required to purchase a snowmobile trail permit. The trail permit enables snowmobilers to ride state-designated trails and thousands more miles of public roads and on public lands (where authorized). It is valid for one year, which begins Oct. 1 and ends Sept. 30 of the following year. State-designated trails are open Dec. 1-March 31 and grooming occurs when there is enough snow on the ground.

Space: This is a one story home on South Manistique Lake.

Special Features: There are two outbuildings that are empty during the summer months for guest use as they wish. You could store kayaks in one.

Seniors: Seniors are welcome and the home itself is Senior friendly as it is one story and has a gentle slope to the water.

Televisions: There is a 65" Smart TV in the Game Room

Towels: All bath and kitchen towels will be provided during your stay. Please bring beach towels with you!
