Two bedroom condo in quiet family friendly community. Torrance is a great town away from the hustle and bustle of Los Angeles. Variety of great restaurants (Japanese, Korean, Mexican, Indian, Italian), lots of shopping destination with 2 large malls, and right next door to the beach cities.

We are tucked away in a quiet community in the Madrona neighborhood of Torrance, California. There is everything you need within walking distance or a short drive! Walk to the Del Amo Mall for a beautiful shopping experience or walk to Madrona Marsh for an easy nature walk. Visit Wilson Park on Saturday and Tuesday mornings to shop the Farmers’ Market! It’s one of the biggest in the area. And don’t forget - Old Torrance is our cute little downtown area with many little shops and restaurants that are sure to please.

We require all our guests to sign a rental agreement and complete an identity verification upon booking.

HOSPY HOMES RENTAL AGREEMENT

This Rental Agreement (the “Agreement”) is made by and between Kairos Partners Group Corporation, DBA Hospy Homes (“Host”) and _  (“Guest”) as of the date last set forth on the signature page of this Agreement.  For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Property.  The property is located at  _

Maximum Occupancy: The reservation is for _ guests and _  pets. If additional guests/pets will be staying at the property, prior approval from Host must be obtained.

Term of the Lease.  The lease begins at 4 pm on _  (the “Check-in Date”) and ends at 11 am on _  (the “Checkout Date”). 

Rental Rules:  Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. Violation of these rules may be grounds for cancellation of Guest’s reservation with no refund.

Non-Disturbance Clause: Guests and their party shall not disturb, annoy, endanger, or create inconvenience for neighbors nor use the premises for any unlawful purposes.

Host’s Rights: Guest agrees that if the conditions and limitations set forth herein are not met, Host shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Guest has vacated the Property. All monies paid by Guest shall be forfeited as liquidated damages.

Indemnity Clause: Guest hereby agrees to Indemnify and hold the Host harmless from any and all claims, including those of third parties, arising out of or in any way related to Guest’s use of Property or the items of personal property provided therein.  Guest assumes all risk of injury or other losses relating to any recreational activities, including the use of the private swimming pool on the Property, and will hold Host harmless with respect thereto.

No Subletting: Guest may not sublet or assign this lease for all or any part of the premises without the prior written consent of the Host.

Repairs and Maintenance:  The Property is rented with furniture and household furnishings. The Host shall not be responsible for providing additional furnishings or equipment not presently available in the Property.  Guest will report any maintenance issues immediately to the Host. The Host will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures.

Cancellation Policy:  If Guest wishes to cancel his/her reservation, the payment will be refunded per the platform’s cancellation policy (Airbnb).

RENTAL RULES

No parties or events allowed. 

No third party bookings allowed unless prior approval has been agreed upon between the Host and Guest in advance.
Keep noise at dinner conversation levels and be respectful of the neighbors. Quiet hours are 9 PM-8 AM. No loud music at any time. 

No pets allowed without prior approval from Host.

People other than those in the Guest’s party set forth above may not stay overnight in the property.  Any other person in the property is the sole responsibility of the Guest.  Guests are not allowed to exceed the occupancy limit agreed to above, unless prior approval has been obtained from the Host. If approved, the appropriate additional charges may be added to your reservation.

No illegal or illicit activities of any kind allowed in or around the apartment. No smoking of any type allowed inside the property.

Host is not responsible or liable for any accidents, injuries or illness that occur while on the premises or in or around any shared amenities (pool, hot tub, laundry, and fitness areas). Please obey all house rules and use caution during all activities in and around our apartment. Do activities at your own risk. 

Host is not responsible for the loss of personal belongings or valuables during your stay. Host is not responsible for any items left behind after Guest checks out.

Lock all doors in the property and your vehicles in the parking areas and use common sense when securing your belongings. 

Observe all parking and street sweeping signs to avoid being ticketed or towed. Host is not responsible for any fees Guest incurs due to parking or towing.

There are outdoor cameras that monitor the property. These devices are in place for the safety of our guests and as a courtesy to our neighbors. Do not tamper with, unplug, or in any other way prevent these devices from functioning normally. Doing so is grounds for immediate cancellation of the reservation with no refund.

Great location, helpful and responsive host, comfy stay

Information about my group: I booked this place for approximately three months for myself and three other friends who were interning at a company in Redondo beach. We were able to get to work every morning within 15-20 minutes. Although the pictures show two rooms with queen beds, we were able to work it out with the host and pay a small fee to replace the beds with two single beds in each which was perfect for us. About the host: The host is actually Hospy Homes, a company that specializes in providing housing for SoCal. As a result, I felt like communicating with the host was very professional and fast. After I booked the place, they sent me a website with all details on how to access the home, activities to explore in the area, and more. During my stay, we had a few encounters with locking ourselves out of our home, blowing the kitchen fuse, losing out laundry key, getting packages delivered to the host (the place does not come with a mailbox so occasionally packages will get delivered to host instead of to the front door; my amazon packages would get delivered to the front door though), and the host who lives close by would respond within a couple of hours to help us out. Location: We loved this location. Just five minutes away from Del Amo Mall, 15 minutes away from the beaches, lots of great restaurants in the area, many great Asian markets, pretty safe, and fantastic weather. The gardens of this apartment were well kept and relaxing to walk through. Notes: This place is right by a busy street so it can get loud at night. The kitchen is perfect for two people but can get cramped with three or more. The kitchen came with chopsticks, plates, cups, pots, pressure cooker, Keurig machine, tubberware. You have everything you need to have a comfortable short stay. You will get one parking spot allocated to you inside the gates and there's also plenty of free street parking around the apartment. The place was very clean when we arrived and there was even a note from the host welcoming us. The TV has a roku connected to it. Many electricity outlets only have two prongs so I would recommend bringing an adaptor. Summary: All in all, we loved it here and proudly called this place our home for this summer. Everyone was sad to leave when the time was up. Thank you Allen for being a great host!

Just what we needed while visiting an ill family member. We appreciated the full kitchen, the location, and the off street parking.
