Beautiful villa in gated Domaine in French Riviera, stunning views, heated pool

This luxury villa is located in the famous gated Domaine des Clausonnes which is located close to the historic town of Biot. The four main bedrooms have underfloor heating and wall mounted air conditioning units (cooling and heating). Two bedrooms have UK King beds (150cm x 200cm), one has a superking bed (180cm x 200cm) and one has two single beds (that can be made into a double if preferred). The fifth bedroom (with two single beds) is a cute bedroom on the mezzanine floor-it is a loft room with restricted head height so better suited for smaller guests. It also has air conditioning as does the living room.

There are 3 large terraces all with stunning views, an outdoor dining area (seats 10) with outdoor barbecue and pizza oven-perfect for summer dining by the heated saltwater pool! The garage has a table tennis. The villa is only 10 minutes drive to the sandy beaches of Antibes and 25 minutes from Nice airport. The perfect villa for a relaxing break and the perfect base for exploring the surrounding areas.

The perfect villa! The location is fabulous (car necessary), the property is stunning-tasteful, spacious and spotlessly clean-and it was equipped with absolutely everything we could possibly need. The check-in process was seamless and Aline provided a warm welcome! Heaven!

Lovely well equipped villa

Lovely villa in a gated estate. Very wellequipped kitchen and lots of toys & books for kids. Hosts were very responsive. Biot has a nice square & few shops to wander around. The glassworks also interesting. Thank you for a brilliant holiday!

Lovely location as before but major issues with the drains which couldn’t be fixed while we stayed meaning one bathroom was not useablePool was very dirty when we arrived but the pool guy came the following day so that was sortedSecond time we have stayed and the housekeeping is simply not as good as before - I don’t think the floors have been washed for sometime

Fabulous accommodation

2 families, 4 adults, 6 kids (1-9yrs). Wonderful villa, clean, spacious, light with a fantastic warm pool (fenced for little ones). Great communication with the host and check-in/out couldn’t be easier. Recommended.

Perfect Holiday

We spent 2 weeks and all was perfect. The house is well situated, clean, with all equipments and accessoires needed. Vanessa was very kind and helpful. I recommend it without hesitation.

What a wonderful stay !

Great property. We were two families with teens. The house was spotless, well equipped, comfortable and cozy decor. We loved the pool area and the many terraces for our different meals. The views are stunning and there was space for all to live in their separate quarters and be together also. The gated domain is a five minute drive from the main road but once up there, such peace and quiet ! Thank you Vanessa for helping us organize our stay. We will be back !

Peaceful Paradise

We had a wonderful vacation in this beautiful property. The house was fully equipped and tastefully decorated. But what we fell in love with were the outdoor spaces. A breakfast area, coffee balcony, apéro lounge space, outdoor dining with bbq, and finally the large pool area. The location is perfect. Short drives to Biot, Antibes & Cannes, not overlooked by another property and gorgeous views. So peaceful.

Wonderful family vacation

Our family very much enjoyed our stay at Villa Rosa. It is a beautiful home and was the perfect location for our extended family to spend a week. It worked wonderfully for 8 of us - lots of space for everyone and a heavenly pool (with lots of toys!) and terrace with incredible views. And a well-appointed kitchen too. The town of Biot is lovely as well, and Villa Rosa is perfectly situated for exploring Biot and the surrounding Côte d'Azur towns. Andrew, the owner, was exceptionally kind and easy with whom to work, and could not have made the reservation process easier. And Vanessa, the property manager, was lovely and welcoming, easy to reach, and made our stay comfortable and enjoyable. Thank you for sharing Villa Rosa with us.

Perfect family vacation home. Private neighborhood with beautiful views.

Our family stayed here for almost 2 weeks and we couldn’t have chosen a more perfect location. The property is in a beautiful private neighborhood with gorgeous views of Biot and Nice in the distance. Biot is a charming village and only a few mins drive from the house. Antibes, Nice, and Cannes are also very short drives. We found the location to be perfect for day trips but the house itself was exactly what we needed for a relaxing trip. The pool and outdoor areas are amazing. We found the house to be more than enough space for our group (9) and included all the things we needed - kitchen, laundry, dining space, bedrooms/bathrooms. Host was amazing and super responsive during our trip for any questions we had. Couldn’t recommend this property enough.

Outstanding Provence property

Our extended family of 8 stayed for a week in August 2023. The property was great, functional, in an absolutely quiet neighborhood and most importantly as advertised (including well-furbished kitchen, open views, heated/clean pool and functional air conditioning in every room). Relaxing times were had around the pool and on the various outside patios. Property manager very responsive pre- and during the stay. Car is a must-have given location. Easy 15-minute drive from Antibes or Juan-les-Pins and the beaches, 10 minutes to the large superstore. Would most definitely recommend if you are looking for the typical Provence vacation with a larger group.

Wonderful Experience!!!

Our family had a wonderful experience staying in this beautiful villa in Biot for 10 days. Not only were the owners, Andrew and Rana, very responsive to all our queries before booking the place, they also made sure to equip the kitchen before our trip with appliances for our child who had special needs. Vanessa, the property manager, was excellent and so efficient. She had a call with us before our trip to make sure as we arrived we would have everything for us. We were traveling with an elderly parent with mobility needs and Vanessa helped arrange us a caregiver to take care of her needs. Vanessa was also available at any time during our stay to help answer any questions we had. The property itself was great. We went with a big group and everyone had their individual space and the whole villa was equipped very well for the stay. The grocery store was 10 minutes away and just 25 mins from the airport. We rented a car but some of our guests were able to get an Uber easily if needed. We really enjoyed our stay and if we’re back in the Nice area, we’d definitely come back to stay here!

Comunicazione e precisione eccellente. Mi hanno risposto alle 11 di sera ed organizzato il mio arrivo al giorno dopo a tempo di record davvero eccezionali La casa è nuova e perfettamente tenuta. Una cosa da segnale è che andrebbe curato un pochino meglio tutto il parco che porta a casa anche se decisamente grande e mancano un po di luci in giardino, per il resto tutto eccellente

And......Relax

Our group of 7 adults and 3 childrem (under 10) have just left and wish we were still at the Villa. From arrival to departure we have had a truly wonderful week that exceeded any expectations we had. Our host Vanessa was at hand for any questions; the Villa is as described and better. It has the classic French look, with all the modern ammenities at hand. All the bedrooms are of good size, with air con. They are located on the ground floor and you cannot hear any noise coming from the living space. The villa was well equipped with everything we needed. The living space is thoughfully decorated with comfortable and practical furnitue offering an excellent flow through the house. There are 3 terraces with seating and the main outside table is ample for 10 people, with a gazeebo (not in the photos), which is fabulous and allowed us all to eat together. The BBQ area with it's kitchen was great for interacting as a group. The salt water pool was brilliant and we spent a lot of time just chilling with the sun on the pool till about 4pm. The Villa is in a very quiet private estate which was just lovely and not overlooked at all. We explored Biot, Nice, Grasse, Cannes and Antibes, all within a 35 minute drive. The area is fantastic with great history and excellent food. There is a small supermarket 10 minutes away, and a huge Carrefour less than 20 minutes away. All in all, we would highly reccomend this Villa for both exploring the area and a totally relaxing experience.

Très agréable séjour

Maison très facile à vivre, maintenant climatisée partout, grande piscine et environnement très beau Hôte très réactif aux demandes diverses,accueil parfait par Vanessa, qui nous a fourni tous les renseignements nécessaires ainsi qu’une excellente femme de ménage/nounou😄 Nous avons simplement trouvé les lits(140)sauf un, un peu petits Nous reviendrons avec grand plaisir

Relaxing week with a wonderful view

Nous avons était très bien accueilli à l’arrivée !Tres belle villa avec une très belle vu ! Tres grande terasse avec super piscine chauffée !la cuisine et bien équiper manque juste la cafetière ! Nous avons passé un bon séjour ! Mais je ne recommande pas pour une famille avec un bébé car les chambres sont au rez de chaussée et le salon ,cuisine ,terasse au premier étage ! Cela a était difficile pour surveiller bébé ,descendre et remonter l’escalier toute la journée ! Chambre moyennement propre ! Mais dans l’ensemble c’est une très belle villa!

Superbe et agréable maison

Tout d’abord un grand merci à Vanessa pour son accueil et son aide sur la région durant le séjour. Les propriétés ont toujours été réactifs à nos questions avant le séjour ! Très belle maison. Spacieuse, lumineuse, très belles prestations. Très belle vue dégagée sur l’arrière pays. L’espace piscine avec la tressasse est super ! Belle région à visiter.près du petit village de Biot qui est typique et adorable ! Très bon séjour
