FLOOR-BY-FLOOR DESCRIPTION

Main Level: The primary living space features a well-equipped kitchen, a dining area, and a bright living area with a flat-screen television. This level includes two bedrooms: one with a Queen bed and another with a Queen bed and an en-suite bath featuring a dual vanity and walk-in shower. An additional shared full bathroom with a tub/shower combination serves this floor. Step outside to the large screened-in porch with a dining table, perfect for evening meals.

Second Floor: This floor offers a second living space with a flat-screen television and access to a large open deck and a second screened porch with ocean views. The Primary Suite features a King bed, a private bath with a walk-in shower, and direct porch access. Two additional bedrooms are located here—one with two sets of Twin bunks and another with a Full bed—sharing a full hallway bath.

Property Extras: For your convenience, the home is equipped with an elevator providing access to all levels and a set of outside showers for rinsing off after a day on the sand.

LINEN PACKAGE

1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.

CHECK IN & CHECK OUT
Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.

-The maximum occupancy is 12 people.

-There is parking for 4 vehicles.

-No pets, smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-The property owners we represent do not permit reservations for groups under the age of 25.
