Minutes from YMCA Camp Coniston, 20 minutes to Mount Sunapee, and 30 minutes from Dartmouth College, our cabin is ideally situated for hiking, skiing, and exploring the local area. Enjoy fishing, kayaking, and swimming in the pond, hike the scenic trails nearby. Your outdoor pursuits are endless.

Bedrooms: Master bedroom with a comfortable king bed, and a loft area with a queen bed and two twin beds, comfortably sleeping 6 guests.

Kitchen: Full kitchen with granite counters and a dining area for six

Bathroom: Walk-in shower and washing machine and dryer for your convenience.

Location

Our cabin is located in a Pond Community with several cabins and cottages along a rustic dirt road in Croydon, New Hampshire. The cabin is easily accessed off I-89, with onsite parking available for one vehicle. ATVs are allowed on designated roads throughout Croydon that tie into Class VI roads and a trail system providing miles of exploring. The location is rural with many lakes and ponds around to enjoy fishing and boating!

Water access and dock are shared with other guests.

Rocky Bound Pond offers swimming, fishing and boating

Bring your own bottled water for consumption. A top loading water cooler dispenser, holding 4 or 5 gallon bottles, is available on-site.

Self-catered rental; limited consumables provided: We will provide a starter supply of dish soap, hand soap, dishwasher detergent, toilet paper, trash bag and paper towel. Please be sure to bring additional supplies, including beach towels, for your stay. Each property is professionally cleaned and stocked prior to your arrival.

The cabin comes with bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, and furnishings unless otherwise specified.

An initial propane tank will be provided; guests are responsible for replacements if emptied during their stay.

Seasonal Note:

The aluminum dock is available May through October.

Air conditioning is available June through August

Heat is available October through April

Snow Storms

The Cabin is located in the mountains and subject to potentially large snowfalls. The location is rural and the Cabin driveway and walkway to the front door is plowed and shoveled professionally. We cannot control what time of day the plow comes and it's safe to assume the larger the snowfall, the longer the plow delay. The plow may not come for smaller snowfall. A shovel and sand/salt are provided for your convenience. Please monitor weather forecasts prior to your arrival.





House Rules:



- Not pet friendly

-Guests are required to sign a Vacation Rental Agreement prior to arrival to comply with Pond Life's Terms of Service, Homeowners' Association rules or local laws or regulations. Travel insurance is highly recommended for any stay. All House Rules must be followed throughout the duration of the stay.

- Guest must be over the age of 21 to book and will be an occupant of the unit during the entire reserved period

- ID verification on booking guest and all guests under the age of 25 prior to arrival

- $500 Damage Deposit will be held on Guest's credit card 1 day before arrival and released 7 days after departure for stays less than 27 days. $500 Damage Deposit will be held on Guest's credit card 1 day before arrival and released 30 days after departure for stays more than 28 days.



- Quiet time is between 10:00 pm and 8:00 am. No parties, large gatherings, events, excessive noise, or any illegal activity shall take place at property. Fires and fireworks are not permitted. No smoking or vaping is allowed in or around the property. If any sign of smoking or vaping is discovered, Guest authorizes the Owner to charge the Guest a minimum $500 cleaning fee.



- Bottled water is required for consumption

- Guests are expected to leave the property tidy before departing. Please wash the dishes, take out the trash, and place used towels in the shower.

- Parents should be aware of where children are at all times. Young children should be supervised when on waterfront areas, beachfront, boat launches, or boating. Children under the age of 18 should always wear life jackets when involved in boating or waterfront activities. Parents accept full responsibility for their children in all waterfront activities and boating.

- Please be considerate when using cooking spices. We all love flavor, but some smells permeate longer than your stay. Any excessive odor may result in additional fees charged. Do not cook with strong aromatic foods and heavy spices inside the cabin, please use the outside grill.

- These rentals cannot be used for business purposes

-The number of guests listed on the booking reservation is considered the maximum number of guests approved and authorized to be on the property, staying the night or visiting. A guest is any adult or child at the property. No unauthorized guests on the property at any time. Disregarding this is cause for booking being terminated and guests being asked to vacate the property. No refunds will be given. Guests will be charged $100 per day/night per person for guests exceeding the approved number of guests.

- If excessive wear and tear is found on property or additional cleaning is necessary due to spills; trash left on site; unclean dishes; stains to furniture, carpeting, linens, paint, wallpaper, or flooring, the Guest authorizes the Owner to bill them for additional fees. If at any time the maximum number of occupants is exceeded or if the Owner receives information about excessive noise, the Owner has the right to evict the booking Guest and all occupants immediately and to bill the guest a minimum service fee of $250.

- All properties managed by Pond Life Vacation Rentals have on-site devices for the safety and security of guests and the home. Any attempt to turn off, damage, disrupt, or remove these devices will lead to fines and/or eviction without a refund. The Honeymoon Cabin has the following devices: Security Camera System - exterior only; Sound Decibel Monitor - does not record sound; monitors noise level in common areas throughout the home.

-For reservations 28 days and longer, utilities are included with caps. Overages are billed and due monthly.

-Pests and Environment: To ensure the best guest experience, we perform regular pest control maintenance on the cabin. Because the cabin is located in wooded and mountainous areas, we cannot guarantee that the cabin will be pest or insect free. We do not offer refunds for pests or insects. Unfortunately, ladybugs, insects and other pests are a part of our environment and we are unable to prevent them from occasionally visiting the cabin. Please contact us if the need arises and we will do our best to resolve the issue.

Small rental near a quiet pond

House was clean and small, across the street from a small pond in a quiet residential neighborhood. Twin beds in the loft would be good for families with young kids. Grill and A/C worked well. WiFi could use improvements and the TV does not have cable. We enjoyed using the two kayaks stored at the dock. Good price and works well if you plan on spending most of your time out of the house and on the pond.
