Welcome to this distinctive vacation property managed locally by Island Time Hilton Head.

Beautiful 3-bedroom villa with 3 full baths So close to the truly spectacular beaches of Palmetto Dunes Remodeled kitchen and baths Oversized covered deck overlooking the community pool.

Overlooking the Fazio Golf Course in Palmetto Dunes, this spacious, newly updated townhouse is ready to be your next home-away-from-home for your vacation to Hilton Head Island. Prepare your favorite recipes in the full, well-equipped kitchen, and then enjoy them together in the adjacent dining area. The warm and inviting living room features comfortable new furnishings and gives access to the covered, furnished deck. The first floor also has a full bathroom on this level.

Upstairs, you will find all 3 bedrooms. The primary bedroom features a king bed with an ensuite bathroom. Bedroom 2 features a queen bed, and Bedroom 3 features a bunk bed set of twins with an additional twin bed. Both bedrooms share a bathroom.

A perfect get-away villa with activities for the entire family or an adults-only get-away retreat Tennis, pickleball, golf, cycling, kayaking, and beach paradise are all within walking distance, as well as proximity to some of the best restaurants and shopping the island has to offer. And when it's time to cool off, guests will enjoy access to two shared complex pools.

Wonderful time in a great place

The property is beautiful and since we stayed here last, they've made improvements with new furniture etc. The property overlooks the golf course. Everything was perfect. We had a small problem and the property manager came over immediately and helped us.

Great location for a family visit

The accommodation was fantastic; perfect for 2 families. Being on the golf course was a huge plus. Convenient to the beach, golf, tennis, restaurants and general store. We are already looking forward to our next visit

Beautiful property!

The place is lovely, overlooks the 18th tee! The condo design enhances privacy. The kitchen was fully equipped. The grill was an added bonus. We had a couple of minor issues that were immediately resolved by Island Time Realty. We will definitely return!

Perfect Stay

We’ve been coming to HHI for 10 years and have stayed multiple areas. Palmetto Dunes is my favorite and this home was one of most favorite places. The location was quiet, close to the General Store and a nice bike ride to the beach, which we love. The home had no odors as previously mentioned. The kitchen was stocked adequately with kitchen items. We traveled with pups and the deck was perfect for them as it included a gate. I would stay there again in a heartbeat. Thanks for the perfect stay!

Clean, convenient, comfortable

Very nicely appointed, spacious villa conveniently located within walking distance to the beach and to the pickleball/tennis center and general store. From morning coffee and conversation on the back deck to dinner and drinks in the dining room, it was the perfect setting to chill out and relax. We like to cook, so we prepared quite a few meals throughout the week, and we had all of the cookware that we needed to do that. This is a very nice Fazio property.

57 Fazio Stadler Vacation 2024

Don’t stay here

They over charged us from what the invoice they sent us. We arrived and there was dead cockroaches everywhere. We would find new ones every morning, some dead some still alive. Property manager got nasty when I asked about the CC fee and damage waiver that apparently they charge on top of the vrbo booking price. Don’t rent from Island Time Hilton Head!

Christina, The property was checked once you reported the issue. There was no pest control issue found. All reservations have a damage waiver to protect both the renter and owner for minor damages. The credit card fee is told upon booking.

As expected - good-ish

Overall, the stay was good. For pro's, the place was clean, bedding was good, there were plenty of towels and items like dish soap, laundry soap, etc. The pool was very close and not too crowded. The neighborhood was quiet and felt safe. On the con side, it was quite a walk to the beach. Outside of the property, the neighborhood (not the rental itself) smelled of a strong sewer smell. We found out after booking that there is a rule that no pets may be left alone in the property at any time. We brought our pets on vacation with us but never ever leaving them unattended is not realistic especially knowing that pets aren't allowed in the pool area. We had two unannounced/unplanned pop-ins by management to drop off supplies that felt a little bit like they were checking up on us. One when we were not there and one when we were. Aside from these things, the rental suited our needs.

2024 HHI Vacation

Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was more than happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: I would not rent this condo again. When we walked in front door there was a distinct urine odor coming from the downstairs bathroom. It did not get any better the entire week. I had to spray Lysol every time I went in there. The downstairs floors were very uneven in the kitchen and foyer area and there's even a large crack under the front door exposing the outside. That's probably how a huge coach roach was able to get in that we found in the kitchen. Some of the kitchen cabinets had a strong musky odor so we wouldn't use the items in those cabinets & the laundry room had a funny odor as well. The size of the condo was nice and the location was good but I would not rent this condo again. Very disappointing.

Family Summer Vacation in Hilton Head

The villa was clean and modern, had amazing views on 1st and 18th holes and had all kitchen utensils and amenities. We were close to the beach (10 min walk) or a 5 minute bike ride. Palmetto dunes is a wonderful resort with restaurants, a general store, pools and pickleball courts among the other things to do. Its our 5th time in Hilton Head so we have our favorite waterfront restaurants and shopping locations. There are great thrift stores! The only 2 things that were negatives was the recycling not being picked up from the previous renters along with us and the heavy sulfur smell in the bathrooms. The recycling issue wasn't a huge deal, we thought we were doing something wrong and poured over the instructions a few nights. The heavy sulfur smell seemed the strongest in the master bath. To be fair, we did smell this in other locations and it did not affect our time. We sprayed perfume or air freshener. The consigliere service took 2 days to respond to our question about court use and the management company only answered one of 3 questions I sent them.

Great Vacation with Minor Challenges

Overall, I recommend this vacation rental. Reviewer Comments: Pros: Convenient! It was a 14 minute walk to the beach if we were unable to drive. Spacious unit. Well kept and renovated. We loved the first floor full bath - we used that as a mudroom after we came in from the beach to rinse off. The outdoor enclosed storage area was nice for our chairs and umbrellas. The beds were VERY comfortable (this is our 4th trip to HHI, usually this has been a challenge at other condos). We would return for these reasons. Also, Island Time was GREAT to work with.Cons: The ceiling vents in the primary and secondary bathrooms sweat, especially the secondary one to the point that there was constantly a puddle on the floor and black mold growing around the vent. The patio door was incredibly difficult to open which limited our use of the patio. The transition strip between the second bedroom and secondary bath had nail heads that need hammered down, less someone tear open their foot when walking on them. To no fault of the owners, there was a wasp nest developing on the ceiling of the patio so we stopped using it the latter half of our trip. I'm also not sure if this was a seasonal issue (we previously have gone in Sept/October and did not experience this at the three other condos we've rented) but we found 1-2 large palmetto bugs each morning inside the unit. I assume they do spray because they were largely incapacitated, but I was surprised to continue to see them throughout the week. Parking at the unit was a challenge. There were too many units and not enough spaces, should each unit have up to 2 parking passes. A few nights we had to park down the street in another part of the complex. Wifi was spotty, even after attempting to reset the router, but wasn't terrible. Even sitting two feet away from the router, the signal was delayed and weak. Lastly, I'm not sure the AC worked well in the primary bedroom. If we slept with the door closed (which is recommended in case of a fire) it got incredibly hot, so we kept it open.

Palmetto dunes vacation

Overall, I do not recommend this vacation rental. Reviewer Comments: We stayed at 57 Fazio, on the 18th hole. Very peaceful and beautiful location. Convenient to the beach, access and parking at the Disney pavilion, and although we didn't have our usual beach view, the gold course was actually beautiful too. Surprisingly! Place is a bit dated. Old couch and furniture. Master bedroom king bed is terrible. We would have seriously considered booking this place again, our 15th year in a row at Palmetto Dunes, but that mattress is a deal breaker. If you have any back issues, this will exacerbate them, as it did with us. Needs small things like towel racks by the sink in the master bedroom and in great need of the doors being sprayed with WD-40. They all squeak a lot. The company we rented this from did their job well but someone needs to get the owners to get a new mattress. We use Casper mattresses at home and love them!

First visit to Hilton Head

This villa is spacious and clean. The setting is very nice, looking out to the 18th tee of the Fazio course. Easy walk/bike to the pickleball center and to the beautiful beach. Kitchen is very well equipped. We had a few minor problems (ice machine/porch cleaning, and one sink trap plugged), but these were addressed by property management.

Lovely Place

Very nicely updated. The kitchen was well appointed. Clean. Island time was attentive and personal. The location was perfect. We've stayed at Fazio villas/Palmetto Dunes before and love the area and will happily return.
