Private Vacation Studio Apartment sleeps 10 -12 people. Your own small oasis.

Come and enjoy our private 40-acre gated cattle ranch, the Bunkhouse Studio Apartment located 15 minutes from Galveston Bay. We offer a volleyball court, fishing pond, home gym, boat parking, RV hookups, coolers, BBQ pits, a basketball goal, bikes, and green machines. The Bunkhouse is a 716 sq. ft. full guest studio apartment with 3 separate bedroom spaces, 1 bathroom, a fully functional kitchen (including a refrigerator, microwave, gas stove, and large oven), and a coffee maker.

Our outdoor paradise features a Saltwater pool, waterfalls, mermaids, a hot tub, a surround sound system in the pool and patio, an outdoor kitchen, an air-conditioned bathroom, and a separate outdoor shower for your guests. There's no curfew, and we're family, party, and business-friendly. Pets are welcome. You can have up to 8 additional guests visit during your stay at no extra charge, making a total of 20 people, including the 12 staying in the Bunkhouse. Parties over 20 people (including the 12 for the booking) will need to be approved by the hosts, and additional fees will have to be paid for each additional person. We also offer to cook/cater for a small fee.

Tropical paradise in the middle of Texas

We thoroughly enjoyed our stay. David and Yolanda were excellent hosts and the property was amazing! The kids enjoyed the pool which was surrounded by all kinds of tropical plants. Felt like we were in Hawaii! Amazing trip!

grad party stay

We had an amazing stay for my son’s grad party celebration and Yolonda was an amazing host and so very helpful through the entire process! We would definitely stay here again as well as host another party here. The pool and the volleyball ball area are perfect for any gathering and lots of seating as well

Graduation party

This property was absolutely perfect for our daughters graduation party! There were so many different things to do and space to spread out. The hosts were amazing and so helpful! I know my family will be back for future events!

Peaceful property

Stayed at Back 40 for an adult birthday party! The hosts were amazing. They were very attentive to all our needs. The location is very private and quiet but lots of fun things to do including enjoying nature. Great for kids but even better for adults who just want to be a kid even if it's for 1 day!

Family vacation

This was one of the best vacation spots we've stayed at! An awesome get-away, a home away from home with lovely hosts that welcomed us in and made us feel like family. Very nice and great hospitality!! The property is very beautiful! From the amazing pool, the beach volleyball, to riding bikes, and playing basket ball or even going fishing on their pond, you will never be bored!! Our family had a great time and would definitely come back for vacation again!! We 💗 you guys!!

Our stay

Such a beautiful place to relax! The host were absolutely amazing! Very kind to us and made our experience a 10/10! They are very informative and offer so many great things! The location is beautiful and truly makes you feel like you’re in paradise! I would definitely recommend this to anyone! We wish we could have stayed longer but the day we spent there was very nice!

Yolanda and Eileen are so generously hospitable, attending to every detail ahead of time so our event and time at Back 40 was very smooth, enjoyable, and relaxing. They are very attentive and helpful and flexible; then, during our event, they discreetly disappeared but let us know how to easily reach them. David has a very calming, kind presence. The grounds and amenities supersede what is delineated online. I arrived before my daughter/son-in-law whose marriage we were celebrating and after seeing the place I texted them, “This place is amazing; the photos don’t do it justice!” Our adult “kids” had a blast riding the adult big wheels and playing in the gorgeous pool. We can’t wait to go back!

Lovely stay

My family and I truly enjoyed our stay here! The hosts were genuinely kind and hospitable. It was much like staying at a b&b . The pool and beautiful grounds were so luscious and tropical. We were permitted to use the pool anytime day or night. We brought our dog and she was free to roam around freely with the dogs on property.. Large groups are permitted as well. We loved being guests here. We would love to come back one day! Thank you to the very thoughtful owners too for providing us with fresh farm eggs daily and their hospitality.

In a word...WOW

We chose the back 40 for our wedding venue because of the beautiful property and the size of our group. What we didn't realize at the time was that it was the PERFECT PLACE for us! The photos don't do it justice and the hosts are 110% incredible. We found ourselves often asking if they'd like to join us, they made me feel like the most special bride ever for the entire stay. They went above and beyond from every small detail to the bigger picture. I cannot state enough how amazing our time was, how special the hosts are, how beautiful the property and the souls who live are!! We will definitely be going back at some point and cannot recommend it enough. What an amazing place with amazing people! Thank you!!!!

Thanksgiving Ranch🦃

We had so much fun at back 40!! Our Thanksgiving was awesome & we wouldn’t of had it any other way. Very child friendly & the dogs were a plus. Wonderful views and memories! Thank you Yolanda & David for a wonderful trip. Hospitality was great & very welcoming (:

The best getaway weekend

We had a great time at this property. The pool, the bunk house are amazing. We had so much fun. Yolanda and David were amazing hostess. We definitely will come back to this location. If you are looking for a place to relax and have fun definitely this is the place for you .

Their family includes 6 dogs that also roam freely on the property.

This 40-acre gated cattle ranch is protected behind a remote entry gate that will make you feel safe, welcomed, and respected, and that leads to a gorgeous saltwater swimming pool with a cascading waterfall and hot tub. Your very own beautiful and peaceful backyard oasis. Here you have your private outside bathroom, outside shower, private volleyball court, saltwater pool, hot tub, and a surround sound which you are welcome to use until the sun rises. The Back 40 is family, pet, and business-friendly.

The Hosts are available to cook dinner for you on your first night here if you would like. The Hosts also have a Polaris that can be rented to ride and view the property. The property includes an outside gas grill, wood burning pit, and fire pit.
The property is conveniently located within 15-20 minutes from Galveston beaches, the Strand, Texas City Dike, Largo Mar Lagoon and the Kemah Boardwalk. Some
must-see attractions include Moody Gardens, the Strand Historic District, and the Pleasure Pier with a location close to the Kemah Boardwalk and Downtown Aquarium. Houston offers attractions including NASA, the Houston Zoo, the Houston Museum of Natural Science, and the Museum of Arts. There is a public boat launch close by for the ability to enjoy boating, fishing, jet skiing, wakeboarding, and more. Don’t miss out on visiting Main Street Bistro in League City, the Mosquito Café in Galveston. Topwater Grill, and Pier 6 Seafood in San Leon, TX.
