A warm welcome to your private vacation home in the beautiful, gated community of Briarwood, Naples. Full of sunshine, this spacious 3BR/2B pool villa, is ideal for families, couples & friends. Professionally cleaned, everything is brand new and has been provided for a luxury vacation or staycation experience. Working from home? Home schooling? We have you covered. There is space for everyone and high speed internet. A short drive from downtown Naples, stunning beaches, restaurants & much more.

We very much want you to feel at home and able to fully relax in comfort in this beautiful vacation villa. Imagine waking up to the Florida sunshine. Make yourself a coffee at the coffee station in the kitchen, and relax on the pool deck, whilst contemplating what the new day has to offer. A leisurely day by the pool? An afternoon nap? A beach day, perhaps, or exploring Naples. And if your schedule includes work time or home schooling, set up on the patio - it is definitely going to beat the office or the classroom!

The home has brand new furnishings throughout and has been decorated with care and great attention to detail. There is a calm, comfortable and coastal, feel throughout. Everywhere is light and bright and the high vaulted ceilings, fans and sliding glass doors to the screened patio area and pool deck, providing Florida indoor/outdoor living at its best.

The gardens in Briarwood are tropical, lush and well-tended, and give privacy to the outside patio and pool area. The lanai is completely screened, and ready for your outdoor dining, and poolside lounging and sunbathing. There is a brand new, gas BBQ/grill for those outdoor chefs amongst you and a selection of pool rafts for you to choose from, if floating around is your goal for the day

The spacious open plan living area is comfortable and sociable, with a smart TV providing all the popular streaming apps (make sure to bring the login details for your favorite apps!).

The dining area is perfect for indoor entertaining and leads through to the fully equipped kitchen, including a breakfast bar and a coffee station that will satisfy coffee lovers’ needs! The owners have put a great deal of thought into everything you may need, and you will find all major appliances, as well as many small ones, including a toaster, a blender for those healthy morning smoothies, and much more. The refrigerator has a water and ice dispenser, essential for those hot Florida days

Through from the living area is the master suite, which also overlooks the pool and has private access from the bedroom. It has a queen-sized bed, a large walk-in closet, and private deluxe bathroom. The master bathroom has a large walk-in shower and his and hers vanities. There is also a hairdryer, and we supply shampoo, conditioner, body-wash, hand soap for our guests’ convenience.

On the opposite side of the living area are the second and third guest bedrooms, which share a bathroom with a walk-in shower. This bathroom also has a hairdryer and toiletries.

Both guest bedrooms have queen size beds and both have ample closet space. All bedrooms have smart TVs and all beds and mattresses are new as of August 2021.

For our tiny guests, there is a pack ‘n play and also a high chair (you will find them atored in the garage).

The laundry room is equipped with a washer and dryer and basic supplies and has access to the 2-car garage. Feel free to park the garage. In the garage, you will also find a variety of pool inflatables, as well as 2 adult bikes for your use. And for those Florida beach days, we have beach chairs, beach umbrella, cooler, beach towels and beach toys for the younger guests, as well as a beach cart to help you beachside.

The home is professionally maintained and cared for throughout the year.

If you would like the pool to be heated, please talk to us about that option. It is an additional extra. During the colder season (Dec-Apr) $20/nt and the warmer season, if required (May-Nov) $15/nt.

We may consider hosting a furry member of your family (dogs only). PLEASE INQUIRE FIRST. We do have restrictions (under 30lbs) and would like to know a little about your dog before approving it and generally only accept non-shedding breeds. There will be a non-refundable pet fee of $100 and there is a Pet Addendum we require completing and signing.

We can also provide a weekly cleaning service for an additional charge.

Please note:
There is a non-refundable security application fee that is submitted to the community association, for guest access to the Briarwood Community. This is included in fees shown when booking.

Guests will have access to the entire house, private pool, yard and garage. They will also have access to the community amenities including, 2 pools, tennis courts, and more.

We manage this beautiful vacation home for the owner and are available by phone or text anytime during your stay. There will also be a comprehensive house manual at the property.

Briarwood is a beautifully maintained gated residential community, with 24 hour security at the gate. It has a relaxed, tropical, feel to it, with quiet, safe streets, perfect for leisurely strolls. You will have access to the community facilities, including the heated lap pool and resort-style pool. If you are feeling energetic there are also tennis, basketball and volleyball courts.

The location is central to most of Naples attractions. The city is renowned for stunning beaches and sunsets, magnificent waterfront homes, world class dining and shopping, a vibrant arts scene and abundant outdoor activities. At Briarwood, you are just a short drive from downtown Naples, shops, restaurants and bars and, of course, the beaches. If you are a golfer, you will have plenty of exceptional courses to choose from. There are nearby supermarkets for everyday essentials.

There is very easy driving access to both US41 and I75 for RSW airport, Fort Myers and Sanibel to the north, Downtown Naples close by, and Marco Island to the south.

One of the attractions of this vacation home is its location within the gated Briarwood community. To ensure security and to gain access to the community, guests must immediately complete the Briarwood application form to confirm their booking. There is an application fee, which will be applied at booking.

The owner of the property only accepts bookings from guests 30 and over. The primary guest must be at least 30 and be staying for the entire booking period. We appreciate your understanding and reserve the right to check before bookings are accepted.

This is a non-smoking property. Discovery of smoking anywhere on the premises will lead to loss of security deposit. Thank you for your understanding.

Pool heating available for an additional $20/day. Please let us know if you would like this option.

No pets without prior permission. We will consider hosting the furry member of your family (dogs only - no cats), but need to know a little about them first, so please inquire before booking. There is a weight limit of 30 lbs and we will not accept any dangerous breeds. There will be a non-refundable pet fee of $100.

This home is a private residential community and we kindly ask that you respect the neighbors and community as a whole. Please keep noise down before 8am and after 10pm.

Pool: Please note that there is no pool barrier, so children of all ages must be supervised at all times. You (occupant) agree to assume all risks associated with the use of the swimming pool and of the swimming pool’s existence on the property and will not hold the owner or property managers liable.

Upon arrival: Our goal is that you have an excellent stay and we strive to provide the house in top condition for you. Please notify the property manager within 2 hours of arrival if anything appears damaged, needs repair, or cleaning. We will assume that everything is in good condition if we do not hear from you.

We know you will be considerate, but understand that accidents do happen. If damage occurs during your stay, please notify the property manager immediately so we may assess and notify you of any replacement/repair charges if applicable. You will be charged a $500 refundable damage deposit.

Please read through the house manual provided online and in the property, to familiarize yourself with the house and our expectations of guests.

Only sandy toes inside the house! Please leave shoes by the door.
