Living Room
Relax in the cozy living room featuring floor-to-ceiling windows to enjoy the views, a gas fireplace, 2 couches, and a flat-screen TV! Catch up with one another or make plans for the day. And in the evenings, flip on the TV for a bit of entertainment or gather around the fireplace for bedtime stories.

Kitchen
Step into the fully equipped kitchen for meal prep, coffee refills, snack attacks, and cookie time. Fully equipped with a stainless-steel refrigerator, stove, microwave, and dishwasher, plus cutlery, cookware, mugs, dinnerware, and more. There’s even a bonus island with extra counter space and bar seating for 3 to make fixing and serving meals simple. Create a breakfast buffet, set out a lunch spread, and serve dinner for 20 with ease.

Dining Area
Along with eating scrumptious meals, bring board and card games from home and host a friendly tournament in the expansive dining area. There is a large dining room table that seats 14. Add the kitchen’s bar seating for 3, and everyone will have a place to dine together.

Rec Rooms
It’s playtime! Make every night game night at Royal Vista, with friendly competition in the pool. Sit back and catch the game or play the arcade game til your heart is content. All games are set to free play!

Bedrooms
Exploring the great outdoors, shopping in town, and playing at the cabin will certainly leave everyone ready for bed each day. There are plenty of cozy options across 6 bedrooms, each with a flat-screen TV. Choose from 5 King Beds, 2 Queen Beds, and 3 Queen Sleeper Sofas. 3 King bedrooms and 2 Queen bedrooms include en-suite bathrooms.

The pics are not true depiction of the cabin as the trees are overgrown and the view was blocked from the lower level. Black bears came around daily and tried to open car doors in search of food.Vacuum cleaner should be available on site. Starter kit should include plastic wrap, aluminum foil, and more dish soap. Not enough lighting, especially in the dining area. AC didn’t work properly; upper floor was warm while the basement was freezing. The beddings should be washed more often as they smelled.Love the giant dining table and location.

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Our stay at Royal Vista was perfect. This cabin met all of our needs, was comfortable, clean and picture accurate. We loved the location and had good communication with the owner/manager.We loved having our morning coffee on the deck with the nice views and spent time out there quite often! Close enough to Gatlinburg and Pigeon Forge. We would definitely stay here again.

Spacious cabin in a lovely, convenient location. View was beautiful with a great outdoor fire pit space to enjoy. A couple things I would note: the queen sleeper sofa listed as being in one of the bedrooms can’t be pulled out. It is directly in front of the bed so it can only be used as a couch to sleep on for one person. Just something to keep in mind if needing the space for two to sleep. The kitchen is spacious with plenty of plates and cups. The pans and sheet pans could use some refreshment and additions but we were able to work with what we had. Overall, this is a great cabin for a large group looking to spend some time together in the mountains.

Renters beware--This was by far the worst vacation rental experience I've had in 15 plus years. The property manager called me the morning of our arrival day to tell me that the owner had to cancel our stay due to a maintenance issue. We were offered a full refund or the option to choose another property. Since we were already enroute (550 mile road trip), we decided to choose another rental property from the same company which was terribly disappointing for our group compared to the original one we had chosen. I totally understand that things happen, but I don't feel that the property manager offered us the correct reimbursement (the difference for what we paid for this house vs. last minute price of replacement). I spent an inordinate amount of time choosing this cabin for amenities suitable for our multi-generational trip, only to have to hastily make a last minute decision that fell far short of our expectations. It was much smaller, in more of a subdivision, and not especially clean. Also, once we accepted the replacement, I never heard from the property manager again to see how we were doing, etc. I called the property manager after the stay, but no additional refund was offered...thank goodness for VRBO guarantee that made up the difference. So I can't review this property, but wanted potential renters to know of our experience with this property and especially the property managers.

We understand how disappointing it is to have vacation plans disrupted on the day of arrival. However, this review leaves out important facts. The day before your stay, the cabin was struck by lightning, which caused the well system to fail and left the property without running water. We immediately contacted a local well company to have it repaired before your arrival. Unfortunately, we learned on the day of check-in that the necessary part was not available, making the cabin uninhabitable. We offered you a full refund or the option to move to another Bear Tracts property at a discounted rate. We clearly provided the replacement property details, photos, and link so you could decide whether it worked for your group. You chose to accept it. No request for additional reimbursement was made before the move; that request came afterward, effectively asking us to renegotiate an arrangement that had already been accepted. We cannot agree that additional compensation was owed for a lightning strike or an unavailable repair part, both entirely outside our control. We responded quickly, communicated clearly, and provided reasonable options. Unforeseen events can happen to anyone. If you ever find yourself in circumstances beyond your control, we hope you are shown more grace than you chose to extend to us in this unpredictable situation.

Cozy cabin

Wonderful cabin with wonderful views. They got plentiful of pots and pans and utensils. Excited to see bears near the cabin in the early mornings. Overall its a good place to stay and enjoy with family and friends.

Perfect for our trip

Kinnison Family Reunion

Everyone had a great experience at this marvelous cabin. Very roomy, beautiful views of the surrounding area, convenient location for getting into Gatlinburg and the other area attractions.

Royal Vista Family Fall Getaway

Our family had a great time! The leaves and views from the house were breathtaking! Got to see a small black bear the last day. That was fun. Overall we had an enjoyable stay.

Amazing View

The rental met all of our needs, plenty of bedrooms and bathrooms. Everyone of all ages in the group enjoyed the gameroom, video machines and the pool table. We had a few hiccups with internet access but that just made the kids put down their ipads and enjoy vacation.

Apart from water leakage - everything was good

We couldn’t use one bathroom during our stay as it was leaking down into kitchen, apart from that everything looks good.

Amazing views!! Super fun

We really enjoyed our stay. Everyone in our party had a blast. Really appreciated the quick responses from the owners. He came out of his way one night to bring us more silverware, that’s good service. Very spacious and fun for the kids and adults. Short drive to dt Gatlinburg. We were able to see a momma bear and two cubs. The best was the coffee in the morning with the best view I’ve ever seen. We appreciate letting us stay.

Family Vacation

Breathtaking view as soon as you walk through the front door. We had a family of 17 which was our children & grandchildren. There was plenty of room for everyone. We had a mama bear & 2 cubs visit us 4 times. It was fun to watch them, but we definitely keep our distance. Great cabin for a large group!
