BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a ā€œstarter packā€ of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

RATES: Rates subject to change up until time of booking. Additional fees and taxes may apply.

Loved this spot on the bay. The house was beautiful and clean. Enjoyed the game room playing pool with my husband. We also enjoyed fishing off the pier. We caught trout, redfish, croakers and catfish using live shrimp and crabs. We also enjoyed our time at the beach.

Loved the pier great location. Perfect place to fish and relax. Giving 4/5 cause it ciuld use better cleaning and maybe new leaving room rug and chair. Overall great home. Would come again

Great Family Retreat

The property had enough room for everyone to relax. From playing pool, to cooking, and especially fishing, there was something for everyone. The covered dock was a favorite for our amateur anglers. We had beautiful views over the bay and lots of variety of fish were biting. We are already planning our next stay!

The best time.

My kids, husband, and I had the best time. This was our first annual beach trip, we generally go to the lake. We loved the peacefulness of the bay while enjoying a very short drive to a public beach when we wanted. We are very much looking forward to next year.

Fantastic property. Very quiet and relaxing, just what we were looking for in a rental. The fishing was also fantastic and if you enjoy dolphin watching, its worth the stay. Only issue, was the road into it was a bit rough and unfinished and kind of hard to find. Some of the party had to do a few passes before locating the correct turn in. It looks like new development so that should be resolved hopefully soon. Definitely would rent again.

Pros and Cons

Pros is covered pier, outside shower and garage loading and unloading is great for weather reasons. Cons Polyester sheets way too large for bed and HOT, only non-stick cookware for use, No working Kuerig; need usb outlets for charging and stepping stones to pier would keep so much sand out of the house.

Everything was perfect / except ants in the back yard

It was one of the best family times. The customer service was very friendly. The house was very nice and well organized. sunset and sunrise a unique view from the back porch Only a small accident during our stay my little son was bitten by many ants he stepped on an ant pile in the back yard, to whom it may concern, if they could do something with the ant pile to prevent future ant bites to other children or even adults. His trip was ruined by those ants.

Secluded Relaxation

Property was as advertised. Arrived the door code did not work an hour to get in. Once in the HVAC system was on a timer which was not acceptable for us a day to fix. The cable and internet were not operational took a day to fix. Once we worked through the initial problems the stay was very enjoyable.

Just ok...

Overall, the home was just okay. It was noticeably not very clean when we arrived. For example, there was several clumps of hair in the master shower, master tub had debris from previous use in it. We had an issue with the AC while there, but it was promptly fixed. There were other small things like remotes not working properly for TV, stove would not preheat, master toilet is not sealed to floor... We did really enjoy the bay and the dock. Overall, just needs some updating/maintenance and more thorough cleaning.

Location and home were beautiful. 3bedroom 2bath pretty much accessible. Beds were super comfy with exception of the hide a bed in game room children wouldnā€™t even sleep on it. Game room very nice for kiddos. Everything you could ask for as far as furnishings. House was not that clean. Rugs were filthy. We spent a day and a half cleaning before we left. Room were all cleaned and vacuumed. Rugs were all washed and clean. The trash wash the pits when we arrived on trash can was full and at the road. Thursday we took both cans out still no pick up. I sent beachball a text they said they would check into it but we left on Sunday trash never picked up. If they just really did their jobs well it would have been awesome.

No peace and quiet here!

We started with the door code not working, then the internet password wrong. We were looking for a quiet relaxing place to stay. The pictures showed a house with a house adjacent on one side and an empty lot on the other side situated on the bay. Reality was they were building a house on the empty lot(no mention of this). For a month we experienced the noise of pounding nails(sometimes 7:00 am), loud radios blasting, people walking in the backyard randomly, a maintenance person adding a door on a outside shower on the house we were in. Our driveway was blocked with workers' trucks. We experienced framers, roofers, plumbers, electricians, furnace folks, and landscapers. We were asked if the foliage at the road could be trimmed. We ended up leaving early and there was a snowstorm up North if that gives you a sense of our anguish. What is your policy on refund adjustment for misrepresentation of a property?

Good vacation, with slight issues.

We loved the property and the house. We were not happy with having to constantly deal with the neighbor to the west. The house next door is under renovation, and according to prior reviews a year ago, was under construction then as well. The neighbors pier was being worked on as well. The owner of that house insisted on constantly coming on to our property and pier. We tried fishing on our pier, and he was just standing on our pier watching us. We would get up in the morning to loud power washers, loud generators, hammers and saws, as well as a crew working on the pier with loud water jets. Every time we exited the house in to the back yard, and neighbor would immediately come out and just stare at us and then would eventually make his way in to our backyard. At night, he installed two bright spotlights, which lite uo our back porch, back yard, west bedroom, and living room. These lights were left on all night. We contacted Beachball Managements through email, and they responded saying they would discuss the issues when they got in at 9:00am, and would get back to us. We never heard back from Beachball. Other than lack of any type of privacy, we made due and enjoyed our vacation.

Bay Dreamin'

We rented Bay Dreamin' October 22 through October 28, 2023. Our first impression was that it is very clean and the view is incredible. We really liked the layout of the house with the master bedroom on one side of the house and the two guest bedrooms on the opposite side. We thoroughly enjoyed sitting on the pier and taking in the view. We did fish a little and were lucky enough to land a few. We saw some very big jellyfish, some dolphins and an extremely large school of mullet. The kitchen was well stocked with everything we needed except a can opener. Luckily, Dollar General was nearby and we got one there. The only things that we would suggest is getting a new mattress for the queen size bed. The one that is there now is worn out and when you lay down, you immediately fall into somewhat of a hole in the middle of the mattress. Also, the flooring in the hallway, in front of the pantry, needs to be replaced. At some point, it looks like it has been damaged by water and is slowly coming apart. It really takes away from the rest of the house. I would also suggest replacing the dishwasher. It is extremely noisy when in use. We really enjoyed sitting inside the screened in porch sipping our morning coffee and hearing the birds start to chirp. We were pleasantly surprised to see an eagle fly across the back yard one morning and land in a pine tree. Overall, we had a wonderful time and would definitely rent this beautiful home again.

Not the greatest.

The house itself is nice. The dock is wonderful. However, the master bath vent is covered in so much dust it should not even work. I took pictures. The pool table is a joke. It leans, needs to have new felt and cues as all were awful. The maintenance guy was helpful with getting the TV to work. The internet went out on day five and was never back up. The house next door was under construction so we heard drills, etc., every week day. Though it was mostly finish work so it wasn't horrible... until the big trucks left ruts in the shared drive which were awful for an Altima. The grass was finally taken care of day 9 of our stay. When we got there it was literally 2 ft. tall around the edges. I have photos and we had to walk through to get in or out. There has been so much water damage under the floor that runs from the master through the house that the floor crunches when you walk. And there are pieces lifted up that catch your toes. The bunk beds are in desperate need of tightening. The toilet in the master bath moves when you sit down and it threw you forward which was not exciting the first time. Or at 2 am. The "starter packs" of shampoo, conditioner and bodywash are a joke. It couldn't have been more cheap. This was our first VRBO experience and quite frankly, I will not do so again.
