Designed to evoke the ultimate in relaxation and serenity, this spacious and airy 3-bedroom home is located in a prime, gated Palm Desert community. Our relaxing oasis features a large outdoor space complete with pool and spa, chaise lounges overlooking the mountains, comfortable living and dining room furniture, and tons of open living space to enjoy and unwind in.

Tastefully decorated with Hawaii`s Peggy Hopper artwork, our property comes furnished with all the comforts of home, along with updated appliances & features that make your stay comfortable and convenient. The bright and airy living room contains a large comfy couch, fireplace, a flat screen TV, and several soft turquoise hues that make it the ultimate destination to relax in. The entire living room area overlooks the lush landscaping of our large backyard, instantly offering you a sense of peace and tranquility from the moment you step inside.

The living room opens out to the spacious dining and kitchen areas, which contain a smaller bistro table, along with a full 6-person dining room set that’s ideal for dinner parties. The chef`s kitchen features stainless-steel appliances, plenty of cooking tools & utensils, and tons of counter-top space for you to create that perfect meal. The entire kitchen area has glass doors that open out to the backyard, offering easy access to either indoor or outdoor dining options. Once outdoors, you`ll get to enjoy our covered outdoor patio area, perfect for dining al-fresco under the desert sky.

Our three bedrooms are equipped with comfy, cushy mattresses for you to enjoy. The beds are outfitted with high thread-count sheets, to give you that perfect night’s sleep. The primary bedroom contains a plush King-size bed and an en-suite bathroom with a glass-enclosed soaking tub surrounded by gorgeous trellises.

The 2nd bedroom features a generous King-size bed and the 3rd bedroom has a Queen-size bed. Both bedrooms have plenty of room to stretch out in, and tons of natural light coming from the many windows surrounding our property.

The desert-inspired aesthetic of our landscaped outdoor area really steals the show at this property, offering privacy and stunning views of the mountains in either direction. Several comfy chaise lounges & chairs, twinkling fairy lights, a large dining room table and plenty of additional seating allow you to relax and re-energize under the stars. For warmer months, we have misters that keep you cool from the desert heat. The backyard also features a large BBQ grill for that perfect outdoor meal overlooking the sunset over the mountains.

Additional amenities that you’ll enjoy are complimentary Wifi throughout the house, SmartTVs equipped with cable, on-site washer/dryer, stainless steel appliances, two car garage parking, and complimentary toiletries in every bathroom.

You’re renting the entire house and outdoor area. Make yourself at home, as everything is yours to enjoy exclusively!

Our property is professionally managed by a full service vacation rental agency, so your trip will be worry-free from beginning to end. We will take care of everything from hosted check-in to departure, and will be available for anything you need along the way. We are also available to handle any special or a-la-carte requests, including pre-arrival grocery shopping and arrangement of transportation and/or tours.
CITY OF PALM DESERT REGULATIONS & RENTAL RULES
(we don`t make the rules, but we do follow them!)

**No parties or large social gatherings of any kind are permitted at this location!**
Neighbors have been notified that this property is a vacation rental and are encouraged to call a hotline to dispatch authorities to investigate any disturbances. If the city issues a violation, guest will be responsible for payment of any fine(s) and may be evicted with no refund.

- Minimum age for primary renting guest is 25.
- Daytime occupancy is 10 people.
- Overnight occupancy is 6 people.
- Maximum of 3 vehicles allowed.
- The City imposes a strict noise ordinance for vacation rentals. No music is allowed outside at any time, including music coming from inside that can be heard at the property line, and no noise at all is allowed outside after 10pm.
- Primary guest will be required to show photo ID at checkin.
- Enjoy the outdoors of the property, but please keep children from trampling our beautiful landscaping.

ARRIVAL/DEPARTURE
- Check-in time is 4PM, and check-out is promptly by 11AM.
- Our onsite greeter will meet you at the home and give you a tour.
- Late check-outs without prior approval with incur a $250 fee, as we need time to get the house ready for the next guest.

PETS
- One pet is allowed (under 20 lbs), with a fee of $250 per month. Pets must be approved and fee paid prior to check-in. Any signs of pets on the property without our knowledge will incur an additional $500 fee and will be cause for eviction.

NO SMOKING
- We have a no smoking policy. Any signs of smoking in the house will incur an additional $250 fee.

POOL HEATING
- Optional pool heating is recommended from October to April. The additional fee is $1,500 per month. The pool heat must be turned on for the duration of your stay.
- Spa heat is included in your rental.

SUMMER AIR CONDITIONING
We recommend never setting the AC below 72°, as any lower could cause the system to freeze over and stop working.

CLEANING
Final cleaning after your checkout is included in your reservation quote. For stays longer than 6 weeks, guest will be responsible for the cost of a mid-stay clean every 30 days. Funds for mid-stay cleanings will be collected from guest as they occur.

INSURANCE FEE for Vrbo & Direct Bookings (does not apply to Airbnb bookings)
Guest is responsible for the service fee below, depending on length of stay:
● $99: 1-29 nights
● $450: 30-59 nights
● $150: each additional 30-night block
