This 4BR/3BA retreat combines two neighboring homes, a front two-story 3BR/2BA residence and an upper rear 1BR/1BA home, creating a spacious, flexible setup perfect for larger groups in an unbeatable beachside location.

LIVING & DINING AREAS: Relax in a comfortable seating area with a couch and loveseat, cozy up by the gas fireplace, enjoy the TV, or gather at the dining table for six.
BEDROOMS: - Guest Bedroom (Ground Floor): Queen-size bed; ceiling fan - Guest Bedroom (Ground Floor): Two twin-size beds - Primary Bedroom (Second Floor): King-size bed; ceiling fan
LIVING & DINING AREAS: Relax in a comfortable seating area with a couch and additional seating, enjoy the TV and wall heater, or step through the patio doors to the private front balcony. The open-concept layout connects the living, dining, and kitchen areas, with a dining table for three. A full-size fold-out couch provides additional sleeping accommodations.
OUTDOOR SPACES: Enjoy multiple outdoor spaces, including a private front patio with seating, a front balcony with a gas BBQ grill, a small back patio, and a spacious rooftop deck with ample seating for relaxing and entertaining.
KITCHENS & AMENITIES: Both kitchens are fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have exclusive and private access to both homes on this property. This includes all interior rooms, as well as the private outdoor spaces associated with each residence.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: Beachview Bundle: By booking this combined listing, you're eligible to receive our exclusive complimentary package upon request, which includes upgraded beach accessories (umbrella, chairs, cooler, and cart) and the potential for early check-in and late check-out, based on availability.
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Laundry: A washer and dryer are available, with complimentary laundry supplies provided.
Parking: 1-2 spaces in the carport, dependent on vehicle size. Small to mid-size vehicles are recommended. One space in the garage, small vehicles only. Parking behind the garage is not permitted. General street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Good location but place lacked accommodations
Location wise it was two blocks to the beach which is great. The house itself was nice enough, though it felt like it needed a deep clean, there was a musty smell throughout both units that did air out once all windows where open. As noted there isn't an air conditioner so you have to keep windows open, and the traffic noise can get loud at night. The fridge stopped working mid stay and the rental agency was quick to respond and provided a mini fridge for the rest of our time there however our food did spoil in the main fridge and the mini fridge wasn't big enough to for the number of guest staying there.

We weren’t allowed to check in early even by 15 minutes. We had to buy toilet paper, salt and pepper, and dish soap. The kitchen had very old cooking dishes, food stuck to everything. The oven wasn’t functioning properly and was hard to use. The fridge didn’t stay cold and the ice maker/water feature in the fridge also wasn’t working. I was very disappointed with all of these issues considering the cost of the rental.

We will look into the cookware, fridge, and oven to ensure these appliances and amenities are fully functioning. As for your check-in, we do have a firm 3pm check-in time as our housekeeping team needs the full allotted time to appropriately clean and disinfect between guests.
