Dawn Beach Killer Ocean View!! Luxury 2 BR Condo

Located in the prestigious residential area of Oyster Pond, Princess Heights is nestled into a bluff overlooking the spectacular white sand Dawn Beach. The views of the teal waters of the Caribbean are magnificent from this vantage point, as are the views of the neighboring island of St. Barth's.

Unit 201 also provides panoramic views of the mountains and rich tropical foliage from any one of the three private balconies. Additionally, you can simply open the French doors facing the ocean and let the Caribbean breeze soothe your soul. Because the Resort was built into the mountain side, and due to the unique design of the building, 201 is the only unit that is at the parking lot level. This building does not have an elevator, so this is the only condo that you don't have to climb stairs to gain access.

In less than a 5 minute walk you will find yourself on one of the many beautiful white sand beaches that St. Maarten is famous for. There are many dining options just minutes away, as well as numerous activities such as water sports, spas, yachting, marinas and casinos. Philipsburg, the capital of the Dutch side, and Orient beach, which is famous for its fine dining, windsurfing, kite surfing and people watching, are a short 10-minute drive from Princess Heights.

NEEDS ATTENTION

Invested with mites in the kitchen, dryer DID NOT WORK ( host knew this), vent in upstairs bedroom blew right on our heads, thermostat needs some serious calibration, wrong drip pans under the units on the stove, televisions didnt work.I wouldn't describe the ocean views magnificent. NOPE WOULD NOT RETURN!

Nice Condo, Needs Some Small Things

Stayed two occasions, 3 days each. Nicely furnished 2nd floor condo overlooking pool and ocean. Fairly private and quiet, except for workers who start at 7:30 am. A 5 min walk to Dawn Beach. Could have been a bit cleaner, especially the kitchen. Kitchen needs more utensils, cutting board, pots etc. No big deal if you don't plan on making any meals. Initially there was no cable service, phone, stereo, etc. Let the owner know who made sure we had cable and phone for our second 3 days. Didn't have a stereo or kitchen improvements on our return. Condo would be great for adults who don't want to do very much cooking, prefer pool over beach, and have a car to get to restaurants,etc.

Princess Heights review

At first glance from a distance this hotel is perfect, great view, beautiful pool and very large accommodations. But the walk to the beach is not an easy one at all with extremely steep hills to climb and very dangerous roads to even think about walking on. The beach in front of the Westin Hotel (Dawn Beach) is a hike to get to and the most unfriendly beach staff I have ever incountered , they wouldn't even allow us to put our towel down in front of their hotel. The other end of Dawn Beach by Busby restaurant is just as unfriendly, they threaten to have your car towed away if your not eating at their restaurant. The two bedroom unit we stayed in is very outdated , last update looks like it was in the eighties , very old shower heads that don't even reach into the bathtub. Kitchen supplies are very minimal, no large pots, needs more cooking untensiles , spoons, bowls , cups , you name it they need it. The doors on the bedrooms that lead to the outside decks are starting to rot away. The outdoor furniture is rusting away , flakes of rust all over the balcony, very old plastic patio furniture. No tvs in the bedrooms, no radio to play any music, no DVD player to watch a movie . These are not a lot of major things but very small things that should be looked after and kept up to provide the " Luxury " that is advertised for this hotel.

Great location and amazing time

We were two couples and stayed at the Princess Heights condo #201 for two weeks (January 14 - 28, 2017). The check in and check out process went very smoothly; the staff are super friendly and always willing to assist at anytime. We never had any issues. I had arranged for a car rental through Princess Heights. They provided us with perfect instructions as to where to collect the vehicle, the instructions were very simple to follow and we had no issues with the recommended rental company (Prestige Car Rental). The pool is always well maintained on a daily basis, and the pool area is very relaxing. We love the location of this condo. It's located in a very convenient, quiet and scenic area, steps away from Dawn Beach (less than 5 min walk), various restaurants, and not far from the French boarder. You will definitely need to rent a car. This will allow you to visit many of the Islands beautiful and breathtaking beaches. The condo had a beautiful view of the ocean as well as the mountains, the rooms were very well maintained and clean. The kitchen is not for a serious chef, however it had everything we needed for our two weeks stay - all it was missing was a cutting board, but we managed :-). The condo complex is also very safe, thanks to the very friendly and pleasant security guard, "Rafael ??". Overall we love the condo, the location and friendly staff. We would definitely go back and stay at the same location, can't wait........very highly recommended.

Definitely stay here if you can

The check in process was very smooth and everything in this location was as advertised. The pool was wonderful and the location was supplied with everything as promised. This is a large, spacious two bedroom, two bath apartment. We were able to drive to every place of interest on the island within 20-25 minutes, allowing us to sample many wonderful beaches and restaurants. What a great spot!

The complex was clean and secure with very friendly and helpful staff.

I would recommend anyone staying at the Princess Heights to rent a car as the location is away from the city centers and tourism attractions. Also unit #201 needs a new TV and a new mattress in the master bedroom.

Great condo!

This condo has everything you need for a great stay in St. Maarten. We stay in the Oyster Pond area every year and Princess Heights is very convenient to dining, bars, mini marts and is a short drive to some of the busier areas like Philipsburg or Orient Beach. The staff is great and we really enjoyed the pool. The entire property is very well maintained. You will not be disappointed with the location of the condo either. It's right around the corner from the pool and the view from the deck is awesome. The beach is a short walk to the Westin but make sure to check out some of the other beaches on the island too! We'll stay in this condo again for sure!!

Paradise Revisited

We were lucky enough to get the whole month of March in this fantastic condo. Of all the units in Princess Heights this has to be the most convenient one. It overlooks the swimming pool and early every morning you get to see why they call the beach "Dawn Beach" with a fantastic sunrise and a bonus view of St.Barts. The condo is very well appointed and being here for a whole month had plenty of storage for all we brought. We have rented from VRBO since 2004 and without a doubt Steve is the finest person we have rented from taking fantastic care of all our needs. Dave from Michigan

Awesome Relaxing Vacation

What a great property!! Very close to the beach, about 2 minute walk. The views from the condo are incredible! The condo had everything we needed. The place was very well kept and clean. We would certainly recommend booking this place!

Perfect base for St Martin St Maarteen

My wife and I chose to stay at Steve's condo over several others and we are glad we did. It is a perfect setup for couples or families. Easy access and a very willing staff only made the stay better. You need a car. We went to a different beach every day and a different restaurant every night. Plenty of towels and bedding available. stop at le grande marche for your sundries

Awesome Location

My husband and I rented this particular condo three time in the past seven years. It's a good size, even for two couples, clean, comfortable and well maintained. The resort property has a big, beautiful pool, a charcoal BBQ, and l laundry facilities. It has an amazing view and the location is awesome. We got to anywhere on the island in not longer than 20 minutes with traffic. The breeze seems to always be constant when sitting on the veranda. I miss it already. The owner Steve and the staff at Princess Heights were pleasant and accomodating. We will definitely be back.

30th Anniversary Paradise

The condo was exactly what we were hoping for. Quiet and relaxation. Enjoyed mornings and evenings on the balcony overlooking the pool and ocean. Located on a quiet part of the island but easily accessible with a car. Each day a new adventure exploring the more than 30 beaches on the island. Favorites Baie Aux Prunes, Baie Longue and Friar's Bay. Dawn Beach is an easy walk from the condo. Fun days shopping in Phillipsburg and Marigot. A stop at the Green House, Philipsburg, and Sarafina's, Marigot a must.

My husband and I were on the Island for a conference and vacation. The condo was beautiful and in a great location, with ocean and mountain views. Having morning coffee on the balcony was a great way to begin the day. Quick walk to the beach and 5 minute ride to the French side of the Island which was our favorite. We were able to experience many of St Maarten's beaches, Pinel Island one of our faves. Would definately come back!

Amazing Location

My husband and I absolutely loved our stay in here. We really didn't want our week to end. The location was fantastic.....just a short walk to a wonderful beach, which was one of the nicest beaches we had ever been. Not far from Phillipsburg and easy access to the French side of the island. I used the workout room a couple of times and we so enjoyed our balcony for having cocktails before dinner. The pool was delightful, and we just couldn't have asked for a better experience.

This was our 4th stay on the island, staying at various places each time and this was our favorite. The location, property description, amenities were all that you need to vacation here. The photos describing the unit are very accurate. Location: you can be most anywhere in 15 minutes. With the Westin Beach within minutes, and Oyster Bay resort within 10 minutes walking you have options. We rented a car(highly recommended) and found it easy to go to other beaches to explore. This property has a great view, was very clean and the furnishings adequate and up to date. Free WiFi was super. We cooked most of our meals during our two week stay, the kitchen has only the essential utensils so limited somewhat in what you can make. The outdoor grill is close by and another option we enjoyed. We enjoyed the large patio for breakfast at the table, and relaxed as well in the lounge chairs. It was a very nice size patio. The pool was right there, easy to walk to and generally quiet. The front desk was very helpful with any questions we had and helped book a snorkeling trip for us. The condo owner was very responsive when we contacted them and were very helpful with pre-arrival information and directions, grocery suggestions, etc. We definitely will make this our first choice to stay at St Maarten next winter. You won't regret booking this unit.

Great condo

This is a lovely condo and we enjoyed our Christmas holiday there. Excellent location in the building, big rooms, and lovely view across to St. Barth's. The walk down the steps to the Westin was not nearly as difficult as we had anticipated. The staff was very helpful and did everything we asked them to do. The kitchen is not for serious cooks but we found it adequate for our simple meals. We rented a car for the week (at a desk in the Westin) and, after a few trips, found our way around with little difficulty. We had rented a gps and used it once. You will need a car unless you plan to cook for yourself or eat at the Westin. Air conditioning stopped working the day before Christmas and the maintenance people replaced the thermostat on Christmas Day!

Beautiful Dawn Beach Condo

We came for an extended stay to celebrate our 10th Anniversary at Dawn Beach, and found this Unit at Princess Heights to be a great place for a peaceful, relaxing celebration. The 2 bedrooms and 2 baths worked out beautifully, as we had some guests come to help us celebrate. The condo is well appointed with marble floors throughout, the king size beds very comfortable and the sunrises spectacular. Fine dining is 2 minutes away with a variety of restaurants, or pizza joints, along with the boaters bar, a great spot for an after beach snack. The staff was incredibly friendly, efficient, and very helpful with any request. We did mention to the owner, that for an extended stay he could use some better kitchen utinsels, and maybe even a docking station for an ipod, and he agreed. I fully expect to have them there the next time we return, and we will definately return to this beautiful spot on our favorite island.

I have owned property in Florida for several years, but I would get frustrated with the sometimes unpredictable weather there during the winter. In St. Maarten the weather is perfect almost all of the time; I don't even bother to check the weather reports before I go. Of course the spectacular teal water and white sand beaches were a big draw for me as well.
