Welcome to Dawn 1012-Our Beach Break, situated in the in the charming city of Galveston, Texas. This cozy condo serves as your personal beachfront haven, offering direct beach access and panoramic Gulf views.

This one-bedroom retreat accommodates up to six guests comfortably with additional bedding provided in the living area. Bask in the uninterrupted views of the beautiful Texas coastline, or enjoy the shared community amenities such as the heated pool, hot tub, and fitness room. Clean, great view. Close as you can get to the beach. Only complaint is that the twin beds are not actual beds… they are fold out cots. I would also recommend bringing an air up mattress instead of using the fold out bed from the couch. Air conditioner worked great though. Happy with everything else.

Very clean and nicely furnished condo

Lovely condo, tastefully furnished and contains everything you need, even a kettle, which was much appreciated as we Brits love our tea. Ryson rentals were also excellent to deal with.

The hot tub was great...the pool is beautiful! Having to pay for parking in the lot of the condo I've already paid to rent is absurd. All sleeping accomodations were extremely uncomfortable. The online photos make the condo seem bigger than it is actually. There are no handles on the outside of the sliding glass doors. The doors are metal, old and very heavy so no handles made it difficult to get back in from the patio if nobody was inside to open the doors.

Regarding the parking fee, I want to clarify that the condo has its own HOA regulations, and those fees are required to be paid directly to them. We're all local and happy to provide tons of ideas - Schlitterbahn Waterpark, Moody Gardens, Pleasure Pier, Historic Strand District, Bishop's Palace, Moody Mansion, Railroad, Children's and Bryan museums, Pier 21 Theater, Seawolf Park, Ocean Star Drill Rig, free ferry ride, ghost and history tours, haunted houses, old-time candy shops, escape rooms, beach, shops and restaurants along the Seawall, beach gear and water rentals and so much more! We would love to see you again, and give you some ideas of things to do next time you visit the island.

Beautifully decorated and spacious.

This ground floor condo was beautifully decorated and more spacious than those we've previously stayed in. Soon after we arrived we were locked out of our condo!! No one had informed us that the bottom lock was broken so my husband locked it. Thank goodness we'd accidentally left the patio door open so he got in that way. I don't understand why we weren't told of this problem. While we loved the decor, we ended up having to move some of it to higher shelves. We have a six year old who loves to touch things. So if you have little ones be prepared. The bedroom window let in too much light and definitely needs some darkening curtains. If you're a light sleeper this isn't the place for you. The kids slept in the living room and said that it also needed something to block the light. They only have thin panels for the sliding glass doors. This is the nicest condo we've stayed in thus far. The view of the beach from the patio was relaxing. It was noisy with traffic during the day but quieted down at night. Also be prepared for the outside stairs which made carrying an ice chest difficult. There are no ramps.

Thank you for sharing your very detailed review, as it may help future guests. The Dawn, being directly on Seawall, probably the busiest street on the island, definitely can see a lot of traffic, especially during our peak season. Glad to hear it quieted down at night for you though, but even with traffic, aren't those balcony views the best!?! Also, as you mentioned, there are no stairs on The Dawn, so depending on a persons mobility, how much luggage and which unit, it is definitely somethings guest should consider. If ever in question, please don't hesitate to reach out to us to go over access into a particular unit. We sincerely apologize if the lock was somehow broken prior to your arrival if we aware of it and did not relay that information to you, but I assure you we do offer 24 hour emergency maintenance if you were unable to get back into your condo. We're super glad to hear how nice you thought the condo was, and your suggestion of black-out shades is definitely something we could consider. Please contact us if there's anything else that we could have done, as we're always looking for ways to improve, and we really hope you decide to stay with us again soon!

Great condo

Great place to stay overall. The shower was clogged and drained slow but we plunged it and got it draining, shower curtain has a little mildew. Other than that it was a great place. Great location with easy access to the beach. We will definitely stay here again.

Great location!

Very clean, cozy and comfy condo in a great location! Lovely beach decor. It was so nice to have a washer/dryer in the unit and to have pots/pans to make our own meals. We enjoyed sitting on the patio drinking coffee and watching the waves across the street! Weekends would get a little loud with traffic and people, but not enough to keep us from sleeping. This condo is very conveniently located by stores and restaurants. Check in process was a bit inconvenient- you had to stop off at the property management company on the way to the condo (at a separate address) get your keys and paperwork, then drive to the condo and lastly go to the leasing office and pay for parking and get your pool bands. Would’ve been nicer for it to be all in one place, but after that everything was golden! The only two things of mention with the condo itself would be that for being right across from the beach they had no beach chairs, umbrellas, beach towels , toys or equipment for you to use (other beach condos we’ve rented all had that equipment), but their were chair/umbrella rentals on the beach. We ended up buying boogie boards and leaving them for future renters. We were also not allowed to take the condo towels to the pool, so we ended up buying beach towels. Secondly, while the couch is very comfortable, the mattress is pretty thin and uncomfortable (you can actually feel the springs just by pressing down on the mattress), so our daughter slept on the roll away bed, which was much more comfortable. All in all, pretty great place! Would stay here again, just be more prepared for fun next time :).

Family Trip

I took my husband and two kids to this location for the week. The place was a little smaller than I thought, but worked nicely for our family. Our microwave was broke the entire time. I called maintenance that day we arrived and they told me they would bring one, but never did. They labeled it as a gated community but the gate was left open the entire time. Clean facility and in a safe location. Will need to walk across a busy road to get to the beach.

Your comment will be brought to the attention of the appropriate team. Typically the community gate is closed in the evening and a security guard is one site. If that wasn't the case during your stay for some reason, we assure you, that is not the norm at The Dawn. Please keep Ryson Vacation Rentals in mind for your next vacation. Nice condo!

Nicely decorated, convenient location, modern appliances. Really, this had everything our family of five needed. The only complaint was the "heated" pool was quite chilly. My only other comment is it would be more convenient to have a lockbox or something at the condo so you don't have to go by the realtor office when checking in and out.
