VillasDeRosa is located 65 miles south of the Cancun airport, on the private bay of Aventuras Akumal. VillasDeRosa offers this one bedroom beach front condo with satellite TV, CD players, purified water, daily maid services, private bathrooms, ceiling fans and air conditioning.

This condo enjoys a private balcony, spacious living area with dining room and fully equipped kitchen. Local or international meals can be catered to your dining room or enjoyed at our roof top bar or pool side café. Our beach bar is conveniently open all day. The swimming pool has both a shallow and a deep end for all guests to enjoy.



Aquatech, our on-site PADI dive center, is available for reef diving, cenote diving and dive training. Aquatech is a pioneer in cave, cavern and cenote diving since 1984. Snorkeling is excellent just steps from your condo and deep sea fishing, sea kayaks and snorkeling gear are all available.

VillasDeRosa provides private airport transfers and a great service, so you can enjoy your very own Caribbean Holiday.

What a great stay!

We loved our stay at Villa De Rosas. Communication with Tony was terrific. Our condo was spacious and comfortable, and we loved being beachfront. It was close to many activities such as ruins, cenotes, and beaches. We needed to use two white noise apps on our phones and stick pillows in the wooden window slats in the bedroom to mask hallway sounds and doors closing, but this seemed easily do-able. We’d stay here again in a heartbeat!

Beautiful Beachfront Hotel

We rented a ground floor, beachfront, one-bedroom unit for a week in Feb ‘25. Best winter vacation decision we ever made! The hotel has it all: one and two bed units with kitchen and living room as well as smaller hotel rooms. Beach bar and restaurant on site. Tour arrangements available. High marks to Tony who helped resolve our rental car problems. We loved our vaca there!!

Relaxing

We had a wonderful 10 days of relaxation at Villas De Rosa. Tony was great he set us up with taxis when needed and a snorkeling trip. We swam every day and enjoyed the beautiful beach. The sunrises in the morning are gorgeous.

Great stay

We had an awesome stay at the property. The view from the balcony is out of the world. You can see the beach right underneath when you stand in the balcony. Tony was great in answering our questions, helping us out with directions etc and also attending to our service requests even late in the evening. We would love to go back and stay at the property again.

Great View

The view was beautiful and the service was good my biggest complaint which actually gives this Resort at three is the bedroom is located immediately at the stairs level with a wooden window that allows old noise to come in which will wake you up at 5:00 a.m. everyday if you're a life sleeper due to people passing by

Enjoyed the quiet and more intimate natue of this small resort.

Very much enjoyed sitting under the palapas, reading and soaking up the sun. Room was very nice. Especially enjoyed the fact they had coffee in the rooms for you and a 5 gallon bottle of water too! Sat at the bar most nights with Carlos, the bartender. Makes a great margherita with freshly squeezed limes! The cafe served food by thepool, at the beach as well as at the rooftop bar. Basic food but very good!!! Looking forward to another trip there soon!

Total Relaxation!

Everything about Tony's place was great! He is hands on at the property which is wonderful for questions and Everything!! The food at the condo was fabulous!! They deliver right to your room or the beach or the pool! Weather was perfect last week! The beach and water are amazing! We loved everything about it! We did have a rental car which helped us get around to different places! If you are deciding ......just go! Book it with Tony!

This place is a hidden gem!

We stayed here for 8 nights and didn't want to leave. If you want quaint, uncrowded, spacious accommodations on a beautiful beach this is the place. The white sand beach is amazing. I do recommend water shoes though because it's a bit rocky when you get out a little ways. Snorkeling is pretty good right in front of the hotel. We were on the ground floor with the beach steps away. This was our first ground floor experience in a place like this and we loved it! The beach bar next door has amazing Margaritas! We had dinner on the rooftop two evenings and both experiences were amazing. We asked in advance for a special lobster dinner one night (not on the menu) and it was the best lobster I've ever had. All the staff were very kind and helpful, and you can have lunch served right on the beach. We will definitely stay here the next time we vacation in this area. If you're not into crowds and big resorts this is the place. I do recommend renting a car though because most of the restaurants are in Akumal Playa, a short drive away. You will find it hard to leave this little slice of paradise!

Beautiful Beach

This is a difficult review because the location, the beach and the deck from the place were amazing. However, the bedroom and the bathroom needed an overhaul. The bedroom was in the back of the place and was dark. The two concrete buildings had a small walkway between them that created a wind tunnel. At night the wind sound was so loud that we couldn't sleep. The shower door needed to be washed or actually replaced. We thought about moving our mattress to the front of the condo because of the dark, sort of icky bedroom and noise of the wind tunnel. But the deck was so amazing that it almost made up for it all, but not completely. I would be conflicted about staying there again. The place is a 45 minute walk from Akumal proper but if you don't mind the walk and don't want the crowds, the location is perfect.

Old/falling apart, mold, pics not accurate. Pass on this.

We asked for a new room due to a horrendous mildew odor coming from the bathroom. Owner blamed it on us saying we left the gas on. No! If gas was slightly on it’s because there was a leak in the pipe as it was freestanding and wobbly,in bad shape (Notice there isn’t any pics of the kitchen in ad)Mold was also on the wall next to the a/c.Was dirty. 2nd rm had no lock on door or slider THE ONLY A/C is in the back of condo in the cave bedrm It does NOT cool condo. Every outlet in bedrm sparked. Lamps didn’t work. Light flickers when on longer than a couple minutes You share lawn chairs with the bar next door so there’s not enough& their dogs crap in the sand in front of you and they don’t clean it up. The pool was standing water. Dirty. He demanded our Credit Card before allowing us in room. Oven didn’t have racks No spices Bare minimum utensils Kitchen drawers did not open Maid went through my things No lighting outside door. 3’ walkway between condos, dripping with a/c drainage to get to beach Gross! No curtains to help with heat control (phone wouldn’t charge due to heat in livrm) No rooftop bar, just broken chairs and mildew on floor grout. Outside shower disgusting covered with dirt/mildew which holds the kayaks that are also in bad shape. Food dry.Tony did help us with a few questions &gave us a free meal because of our inconvenience. Overall Entire description is accurate.Deception at its best. Couldn’t wait to leave. The airport was more comfortable then this condo.

End of Feb stay 2022

My husband and I were looking for a quiet week right on the ocean and we found it with Villa DeRosa. We stayed in a one bedroom ocean front. The accommodation is clean and quite rustic with some up keep that is needed. (Front door hard to open and close, kitchen cabinet drawers bottom not together and in general are very old). Not wanting "any" toilet paper to be flushed was a bit surprising. No microwave which would have been nice. The bedroom says king but is two twin beds pushed together however very comfortable. The view and the beach area is amazing with the great little beach bar right beside it. You can walk into Akumal - about 4km along the Akumal Trail which is so nice. Overall you could not beat the location and the view.... would stay again

Great all around

This property was perfect!! check in was smooth and very informative. property had sliding glass doors that opened directly to the beach and ocean. Property was clean and the fully stocked and functional kitchen helped a lot. Also, being able to have meals prepared by the kitchen was really nice. I communicated with the manager a number of times prior to arrival and he was highly responsive and helpful. Staff at the property were helpful and accommodating. I would definitely recommend this property.

Relaxed and Comfortable

Thanks to Tony and his staff (especially Noel) who took great care of us on our Honeymoon. The airport transfer was quick and easy and the driver even stopped on the way so that we could grab refreshments. Our room was very comfortable with an amazing view of the ocean. Get up early and catch a sunrise from the balcony. You won't regret it! The rooftop bar was where we did our star gazing and meeting new people who are staying at Villas DeRosa and the bartenders are all helpful with tips for local activities. You can order food and drinks pretty much all day and have it delivered to the beach, your room, or poolside. Everything can be charged to your room and paid for at the end of your stay. Noel set up two excursions for us and everything was seamless and easy for transportation, payment, translation and exceeded our expectations for fun! The beach is beautiful and the Beached Bikini Bar next door has great food and friendly staff when you want to change up your available drinks and food menu. The hotel cleaning crew is awesome! The room was made up very nicely every day with an unexpected towel arrangement each morning. I personally liked the Elephant the best but my husband liked the love birds. The property is off the beaten path, which was one of the reasons we went there, but if you want loud nightlife this is not your best bet. Akumal town center can be easily reached by the bus (collectivo) and a short walk or a much longer (1 hour plus) walk up the beach. We will definitely rent a car next time we visit so that we can have a little more independence during our stay. I highly recommend Villas DeRosa if you are looking for a relaxing and comfortable place to stay and recharge your batteries.

Great location, perfect for relaxing on the beach. Close to cenotes, Mayan ruins, and amenities.

Staff are excellent. One bedroomed condo unit has huge airy living space and seafront balcony. Couldn't ask for more.

Hmmm. Bad care, false advertising.

Advertised as a queen bed. It was two single beds put together. On top of that, bed bugs. Seriously. No unit should be listed in VRBO if it has a bed bug problem. This is unacceptable. Aside from those two major areas, the facility simply isn't take care of, falling apart. And rat traps on the path between the buildings to the beach. What's in the kitchen? Definitely wasn't going to try anything. And the picture advertising the facility, you can't get any of those items there. Delist VRBO! Embarrassing for you as well as the lister.

Great place to make your home in Akumal

Our recent trip to Akumal was an interesting mixes bag of experiences, leading us to conclude that Mexico, though lovely, may not be our kind of paradise. That said however, the Villas Derosa was really terrific, and we're so glad we stayed there! Our suite was enormous -- we had a one bedroom, facing the ocean, on the third floor. The kitchen was quite adequate -- we shopped at the big Chetumal market in Tulum, and made our own breakfast every day. Room in the fridge a-plenty for the snacks and drinks we had purchased. Big living room and enormous terrace, just lovely! Sun and moonrises from our terrace, what could be bad? The bar upstairs is great; we were surprised to see so few people when we were up there for the delicious and inexpensive margaritas. The food we had there was not exceptional, but we didn't try their breakfast, since we had the luxury of making out own. The one standout however was their coconut shrimp -- handmade, not out of the freezer and really good! For the folks who are looking for a super plush, luxury experience, this is not the place for you, nor does it pretend to be. Were there some things that could use a replacement or repair? Sure. But this is minor, really when you have a comfy bed, enormous condo facing the beautiful ocean, nice neighbors to get to know and all the margaritas you want. Relax and enjoy.

Amazing! We just returned from 4 nights there and wish we could have stayed longer! Everything was great....the property, location, the beach and especially the staff. From Noel at the front desk, Jackson and Carlos at the bar, and the amazing housekeepers. They were all great. The girls kept the rooms immaculate. We loved the quietness of the place...especially compared to the bigger all inclusive hotels on Akumal Bay, which were total chaos. If you are looking for a loud party atmosphere, this is not the place for you.

Our Home away from Home was Great.

Beautiful! Condo was absolutely spacious and fantastic view. The staff was excellent, friendly, polite and service excellent. The food was great and obvious prepared with much care. Beach was beautiful and well maintained. This small resort was what we were looking for and far exceeded our expectations. Thank you to Tony, Jr. and everyone. Nancy and Tony DeRosa came upon Akumal in 1983. They fell in love with the area and scuba diving. In 1985 they designed and built a duplex on this very site. During construction of the building, they discovered the magnificent underwater cave systems in the area and their lives would be forever changed. Deciding to stay in Mexico full time, they rented out the second condo to visiting cave divers and continued to explore the underwater cave systems. Exploration was in full swing, and more and more divers requested to stay with the DeRosas. By the mid 1990's, property next door was purchased and a six condo building was constructed. By then more people were discovering the beauty of the area....not just divers. In the late 1990's another property was purchased, adding another building with 6 more condos and a pool.........all properties are directly on the beach! Soon a four lane highway was completed from Cancun to Tulum and many large all inclusive hotels started to populate the area. Villas DeRosa remains a small family owned and operated resort located on a beautiful beach isolated from the impersonal world growing up around them. We have two condo buildings, with a total of 12 beach front condos. All condos have private terraces overlooking the beach, living room, dining room, full kitchen, bathroom, and bedroom.
