The Space:

Welcome to your home away from home in the heart of Old Colorado City! As you step into this updated 1800 sqft duplex, you'll be greeted by the entire main level, with a private entrance and tons of great amenities.

Guest Access:

🔑 Your own private space! You'll have the entire unit to yourself, including a private backyard. However, the hot tub area within the backyard is shared with the lower unit, but there's plenty of space for everyone.

Garden of the Gods and Manitou Springs are about 4 minutes away. Pikes Peak and Red Rock Canyon are close by for hiking, climbing, and scenic drives.



🚶 Walkability

Bancroft Park, the farmer's market, and the shops of Old Colorado City are all within a short stroll. Deer pass through the neighborhood most mornings and evenings.

Major roads are close, putting Palmer Park, the Colorado Springs Fine Arts Center, and Peterson Air Force Base a short drive away.

A walking trail a quarter-mile east of the house leads straight into Old Colorado City.

Easy access to major roads and highways. Free street parking plus two driveway spaces at the property.



🚌 Transit & Rideshare

Mountain Metropolitan Transit serves the city, with the nearest bus stop a short walk from the house. Uber and Lyft are widely available.

📜 Rental Agreement: For a seamless booking experience, a Rental Agreement is required for all reservations. Once your reservation is confirmed, we’ll provide details for completing the agreement.



🔑 Check-In Process: For a seamless check-in experience, your unique code along with your check-in instructions will be updated into your personalized guidebook on the morning of your arrival. You’ll use this code for entry.



☕ Starter Supply: We’ve prepared a starter supply that includes paper towels, coffee K-cups, toilet paper, shampoo, body wash, and plush white towels! We hope these amenities add an extra touch of comfort to your stay.



⏰ Unauthorized Late Checkout Fee: $20 Per Half Hour Late



💧 Hot Tub: We frequently drain and refill our hot tub so that it is clean and sanitary for all of our guests! Our water comes from the Rocky Mountains at crazy cold temperatures in the winter—sometimes as low as 48°. The hot tub heats at about 6° per hour, which puts the hot tub heated to 102° later in the evening when it has been drained and refilled earlier in the day. You may see the temperature in the 60s or 70s when you arrive, but rest assured, it is heating as fast as possible and will be ready for enjoyment later in the evening.





💵 Additional Fees

Damage Protection: A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Before check-in, you'll choose one of two options:

Damage Waiver: A non-refundable fee from $25–$40/night (max $200), covering accidental damage beyond normal wear and tear, up to $500. Most guests pick this, and nothing is held on your card.

Security Deposit: A fully refundable hold from $350–$1,000. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout, typically within 7 business days.

Amounts depend on the home and length of stay. This is handled separately from your reservation payment.

Pet Fee: For guests bringing dogs, there is a mandatory pet fee of $100 per dog. A maximum of 2 dogs is allowed per reservation unless otherwise approved. No other animals are permitted.

Optional services like early check-in, late check-out, and extra guests can be arranged on request, subject to availability. These cover the cost of reworking the cleaning schedule or bringing in a second cleaner. Please message us ahead of time for pricing and availability.



🏠 Duplex Details: This is one unit of a duplex. Both units are rented out, so please be respectful of the other guests and mindful of noise. You will have your entire private space, including a private backyard. However, the hot tub area is shared with the other guests and is the only shared space.



🔇 Shared Space Etiquette

Since this is an upper-unit duplex, please be considerate of the guests in the lower unit. The property layout ensures privacy while promoting a peaceful and enjoyable stay for everyone.
