Welcome to the Legendary Guest House, located in the heart of the Western NY Wilds!
Experience a secluded getaway available year round!
FISHERMEN: Our county boasts over 40 miles of the Genesee River with lots of local access points.
ADVENTURE SEEKERS: We are just a 30-minute drive to Tall Pines ATV Park- bring your ATVs/UTVs to explore their 70+ miles of trails!
Alma Pond is a short drive away with lots of room for fishing and kayaking!
The space
Inside is perfect for entertaining. Gather with those you love around the large dining room table which seats twelve, or whip up a delicious meal in the spacious kitchen.
There is also a covered front patio , the perfect place to enjoy a beautiful sunrise and relax with your morning coffee.
Also located on the property is a newly renovated building complete with pickleball court, basketball hoop, ball pump, and plenty of room for activities. Access to this building is an additional cost of $50/day- another great option for fun, or a great backup should the weather during your stay be poor! Just ask us about renting this space in your inquiry!

With a BBQ grill, large patio and fire ring your family and guests will have lots to do outside.

The home's main living area offers an open floor plan with mountain views from the front windows. There is a 72' screen TV in the living room, with plenty of room for seating to watch your favorite games, shows and movies.

The master suite is truly its own getaway with a King size bed, master closet and large tub.

The basement has plenty of seating, a TV, and a pool table, treadmill and weight lifting equipment for your enjoyment .

The 5 spacious bedrooms have plenty of privacy, if you need to escape to read your favorite book, or browse on your computer.

This house offers the best of Western NY living. And you will be sure to love it here!

Guest access
The entire 4,000 sq ft is yours to enjoy with the exception of the furnace room.

There is plenty of parking and we include the 3 car garage
We also have a pack-n-play for young children as well as 2 booster seats.

Depending on your phone carrier, service may be spotty. Verizon has great cell service and data, AT&T has no cell service or data (you have to drive 2 miles down the road to get service), Sprint has good cell service but not the best data. (We do have a phone at the house that you can use for emergencies or to make a local call if your phone doesn't have service).
Other things to note
When renting the Legendary Guest House, you as the guest and all your attendees, guests, family members, and/or any other persons on the premises are agreeing to the following terms.

Property: Legendary Guest House, 291 County Road 33, Bolivar, NY 14715

Responsible Party: Persons who agree to the VRBO terms and anyone who occupies Legendary Guest House or property at any time have agreed to and are obligated to these terms.

Maximum Occupancy: The amount of guests at any one time is limited to 20 people. This includes inside and outside the property.

Pets: No pets or any animals are allowed on the premises inside or outside for any reason at any time. Failure to abide will result in a fee of $200 or more and early termination of the reservation.

Arrival and Departure Times: Check-in is at 4:00 pm EST and Check-out is 11:00 am EST.
Early check-ins are possible when scheduled a minimum of two days ahead of time. The fee is $25 for each hour you arrive before 4pm EST.
Late check-outs are not allowed. A fee of $50 will be charged for each hour after 11:00 AM EST.

Access: Guests agree to allow access to every space for any and all maintenance and inspection personnel for any purpose at any time.
Lockout charge - $40

Smoking, Alcohol, Parties:
Absolutely No alcohol or drugs on the premises.
Absolutely No smoking inside the house or garage. A fee of $10 is charged for every cigarette butt found on the ground.
Absolutely No wild parties, loud noises, dangerous situations, or obnoxious behavior.
Failure to abide will result in a fee of $200 or more and early termination of the reservation.
Any complaints from the neighbors will result in immediate eviction.

Prohibited Uses:
*Use of any chainsaws, power saws, or cutting of firewood
*Riding of ATV’s, UTV’s, golf carts, etc.
*Entering the wooded area more than 10ft at any time for any reason
*Fire rings exceeding 24” in diameter and fires exceeding 36” high or building fires in places other than the designated location
*Burning trash, rubber, plastic, Styrofoam, etc.
*Anything that kills the grass
*Pools, tarps, tents, swing sets, trampolines
*Littering
*Yard signs or political signs
*Grills within 10 ft of any building or fence, when in use
*Shooting any type of firearm, BB gun, pellet gun, paintball gun, fireworks
*Disposing food, wood, Christmas trees, ashes, trash, etc., in wooded area or creek or anywhere besides the dumpster
*Loud exhaust or sound systems that disturb the peace and quiet
*Driving or parking any vehicles on grass at any time
*Driving over 10 mph anywhere on the property
*Driving without a valid driver’s license
*Any vehicle not legally inspected or registered
*Anyone underage operating a motor vehicle of any type on the property
*Parking of trailers, boats, campers, extra vehicles, etc. without approval

Failure to abide will result in a fee of $200 or more and early termination of the reservation.

Liability: Legendary Guest House does not assume any responsibility for any injuries or claims due to neglect or lack of supervision of any of the parties during or after their stay.

Departure: Furniture must be in the exact location it was upon your arrival. Everything should be left exactly as you found it. Dishes should be washed, counters wiped down, all trash taken to the dumpster, and all windows and doors locked. Cleaning fee is based on general light cleaning. All extra cleaning will result in a charge of $75 per hour.

Damage: Any damage to the house, furniture, appliances, yard, driveway, or any other items or land owned by Legendary Guest House will result in a charge of $75 per hour plus materials and/or replacement cost of that item.

Lost and Found: You will be notified by the same communication method as when you booked the reservation. You will have 24 hours to respond and 48 hours from the first point of contact to claim your items before they become the property of Legendary Guest House.

Exclusion of Liability:
WE ARE NOT RESPONSIBLE OR LIABLE IN ANY MANNER FOR ANY USER IN CONNECTION WITH THE USE OF LEGENDARY GUEST HOUSE.
TO THE FULLEST EXTENT PERMITTED BY LAWS WE, ON BEHALF OF OUR EMPLOYEES, AGENTS, SUPPLIERS, AND SERVICE PROVIDERS, EXCLUDE AND DISCLAIM LIABILITY FOR ANY LOSSES AND EXPENSES OF WHATEVER NATURE AND HOWSOEVER ARISING INCLUDING WITHOUT LIMITATION, ANY DIRECT OR INDIRECT INCIDENTAL OR CONSEQUENTIAL DAMAGES, LOSS OF USE, LOSS OF DATA, OR LOSS CAUSED BY VIRUS. YOU ASSUME TOTAL RESPONSIBILITY FOR ESTABLISHING SUCH PROCEDURES. THIS LIMITATION APPLIES WHETHER THE ALLEGED LIABILITY IS BASED ON CONTRACT, NEGLIGENCE, STRICT LIABILITY OR ANY OTHER BASIS.

Perfect family spot
The property was delightful, very clean and well equipped, and provided the perfect location for a family weekend. Plenty of space for all. Comfortable for the elderly members and the teenagers, who enjoyed the pickleball court.

Legendary Guest Home
The house is absolutely beautiful and very well equipped. The location was awesome. However, the property was listed with a pool, which was one of the reasons I chose this place, and we arrived to find there was no pool. I feel I should have been notified that the pool had been filled in and given the option to change my reservation. Also, the property is not handicapped accessible and should be noted in the listing.
