The Mustard Seed-Conveniently located w/gorgeous views @ the base of Snowbowl!!!

We are located 1 minute from Snowbowl Rd., 12 mins to downtown, 1 hour to the Grand Canyon, 1 hour to Sedona.
This guest house is set on our 2 acres sharing a driveway with the main house. The guest house is not attached to the main house and has its own patio and yard. Outdoor dining and fire pit. We live in the main home with our 3 children who are constantly outside enjoying the property.
If you are lucky you will see wildlife that frequently visits this property; elk, deer and coyotes. We are in a great location for star gazing, walking distance to hiking/biking trails and 1/2 mile from the Snowbowl shuttle which takes you up the mountain. This is a peaceful scenic retreat in a great location. We hope you enjoy our mountain home as much as we do!

The 1000 sq ft guest house is separated 70 feet away from the main house and includes, a full kitchen, living room, loft t.v. area, bedroom, office area, bathroom w/ washer/dryer. 1 queen bed, 1 queen sofa bed, 1 full sofa bed. Private patio and lawn, bbq grill, outdoor table, fire pit, patio seating. There is a shared pond between guests and homeowners. The garage attached to the guest house is not accessible by the guests and is used by the homeowners.

The house and view where amazing. Very cozy. The kids loved the basketball hoop and the wide open space to run and play catch. They fell in love with a little cat named Honey who would come over and check on us. Sweetest cat ever! Thank yoi for allowing us to stay. I have saved it for the next trip.

This place was super cozy and such a gem! The view from morning to night was breathtaking. The whole place was clean and cozy. We love the welcome book with the things to do basket. Though the real star was the cat and her babies that greeted us every morning for pets. 10/10

Absolutely over the moon with finding this gem of a VRBO and staying for three nights. Great design, well constructed and amazing views of Snowbowl. Sitting outside with the gas firepit after coming home from a stroll round the close enough, yet far enough away Flagstaff, sitting inside watching a movie, eating a meal at the generous servery/island bench etc etc, it all felt perfect there and again, great location and fantastic views. Didn’t want to leave to be honest. This little family has done a mighty job with creating this VRBO, they have priced themselves perfectly and I really hope they get the support from the VRBO community they clearly deserve for offering up such a crisp gem of a place. Wife and I are extremely satisfied and will very likely look to be returning for a quick getaway again in the future.

Off the beaten path!

This property was a perfect and peaceful location. Not in town which was exactly what we were looking for, but easily drive-able to local sites..This little guest house was well equipped and perfectly appointed. Would definitely stay here again!

Nice accomodations

Beautiful accomodations, very tastefully and uniquely decorated. A bit lacking in supplies in bathroom and kitchen, ie shampoo, soap, hand towels, laundry supplies but overall very nice and comfortab l e apartment. Especially enjoyed the feline greeters.

Cozy little place

Cute, cozy place, I'd stay here again. The only thing I wish it had an actual table, only has bar stools (4 of them only) so not everyone could eat at the same time, or 1-2 had to eat on the couch. Also, minor problem, but barely had some essentials like sugar, oil, body wash, extra trash bags or laundry supplies. Next time, I'd just know to be more prepared, otherwise great

Excellent place to nest or to use as home base

A wonderful guesthouse: cozy, well equipped, and boasting the amazing view you can see in the photos. Be aware that it's located in a neighborhood, but the houses are far apart and it still feels private. Sometimes I just hung out in this comfortable place, but it also served me as a perfect home base for exploring Arizona sights, such as the Grand Canyon, Flagstaff, Sedona, Walnut Canyon, Montezuma Castle, and even farther ones like Horseshoe Bend and Monument Valley. Highly recommended!

Such a wonderful place to stay! Beautiful property and super close to Snowbowl ski resort. Pull out beds were not super comfy, but the place was very nice.

Our stay was short but this place was perfect. Cozy, clean, comfortable, quiet, peaceful! Amazing views. Loved watching the sun rise over Humphreys Peak. Would love to come back and spend more time here.

Overall, this property has a lot going for it in terms of location and cleanliness. However, it feels quite expensive for a one-bedroom unit. Make sure to check the additional fees, such as cleaning and host fees, before booking - the final total nightly price was twice the listed price. I recently checked again, and that is still the case. I’m not sure why properties can’t list total price up front instead of significant “hidden” fees. Maybe we should blame companies like Expedia or VRBO for that. For the price, I’d expect more convenience, like not having to strip the beds or take out the trash, especially when heading out early to the mountain. During our stay in July, the futon was broken, so we didn’t use it, though the foldout couch worked, albeit not very comfortably. We visit this area multiple times a year, but the high pricing might deter us from booking here again.

Place was in incredible shape, couldn't ask for more. We just stayed one night so we could get out on the Humphrey's trail early the next morning..... but I'd definitely go back.

Exceeded Expectations

My wife and I booked this for four nights while in town to visit my son who lives in Flagstaff. Awesome little place, with a good view outside, a great place to sit out and have a cup of coffee in the morning. Hosts could not have been nicer or more welcoming, even when I wanted to ask too many dumb questions about Arizona (since we are from the Tennessee/Virginia area). Unit is clean, convenient, reasonably priced, roomy (at least for two), and honestly, I can't come up with a single negative thing to say about it, other than the kitchen faucet seems to work backwards, or maybe thats just me. We will absolutely stay here again when we visit. Why anyone would book a hotel room over this is beyond me. We stayed in Summer, so the whole skiing thing wasn't important to us, but I can see why it is convenient for skiers. The grass in back of the unit is really nice, I appreciate some nice grass, especially since you don't see much in Arizona. John has some fine grass. Grill is a nice touch, we used that, and it was great being able to wash up some laundry before our trip back. Overall, it exceeded expectations, and I honestly can't come up with a single criticism of it. Book it, you will not regret it.

Wonderful Gem

We were very impressed with our entire stay, the home is immaculately clean, beautifully built, well stocked with everything needed and lots of room for the kids to play. The location was great and we look forward to the chance to stay here again! Best VRBO stay we've ever experienced.

Get away from Phoenix heat

It was a wonderfully relaxing stay, I only had one night to stay and I'm glad I booked at The Mustard Seed. It was outside of town a little bit so quiet and relaxing. Just what the doctor ordered. It was clean, warm and inviting. Would stay again.
