YOUR PRIVATE DESERT ESTATE

Unwind above Palm Desert at Viva Las Rocas, a Spanish-style hacienda with panoramic Coachella Valley views, a private saltwater pool and separate casitas. Gather for meals and poolside afternoons, then retreat to your own space. Courtyards, terraces and natural rock formations give this approximately four-acre estate its distinctive character.

The mountain setting is approximately 15–20 minutes from El Paseo shopping and dining. Bring groceries for your first evening and a layer for cooler mountain nights.

SPACE TO GATHER, ROOM TO RETREAT

• Main hacienda: living room with fireplace and 75-inch display, dining area, full kitchen, primary suite with ensuite bathroom and patio access, and laundry.
• Courtyard casita: a separate queen suite with private entrance, ensuite bathroom, fireplace and patio.
• Double casita: two separate bedrooms with fireplaces and a shared bathroom with dual access.

The buildings connect through outdoor courtyards and paths. Families with children should consider this separate-building layout when planning sleeping arrangements.

COOK, RELAX AND RECONNECT

The kitchen includes a Sub-Zero refrigerator, LG Studio appliances, a copper-topped island and coffee equipment. Enjoy shared meals indoors or outside, a movie in the living room, or quiet time on the terraces. Fiber internet is available for guests who need to work during their stay.

OUTDOOR LIVING

Enjoy private use of the saltwater pool, lounge areas, furnished courtyards, patios, olive orchard and estate grounds. The property also features a chapel and distinctive desert rock formations. Parking is available in the estate motor courtyard and carport.

Pool heating is optional and costs extra. Please ask before booking for the current heating fee, deposit and arrangements. Pool use remains subject to quiet hours and safety rules.

LOCATION AND SETTING

Explore Palm Desert dining and galleries, The Living Desert, nearby golf courses and desert hiking, or simply stay in and enjoy the views. This is a mountain desert property above Palm Desert; travel times vary with your destination and traffic.

The grounds include uneven paths, steps and natural terrain. Supervise children around the pool and outdoors. Bring water and sun protection, avoid hiking in peak heat, and be mindful of local wildlife.

BEFORE YOU BOOK

• The estate is for quiet residential stays. No parties or events.
• Quiet hours are 8 p.m.–8 a.m.
• Reservations normally accommodate up to 8 guests. Groups of up to 10 require advance written approval and are subject to applicable occupancy limits. Please ask before booking for more than 8.
• Only registered, approved guests may stay. Coordinate changes to your guest list with the host.

SIMPLE GUEST REGISTRATION

For bookings made with these requirements and the applicable terms disclosed in advance, the property requires registration and a short-term rental agreement:

1. The primary booking guest, who must stay at the property, verifies their government-issued photo ID and selfie through Stripe Identity and signs the full agreement in our registration portal. A privacy notice is provided before collection. Submit ID images only through Stripe, never through Vrbo messaging or email.
2. Share your guest registration link. Each additional adult enters their own name and email and signs a shorter acknowledgment covering house rules, safety, releases, waivers and responsibility for their own conduct. Additional adults do not complete routine ID verification or assume the booking's payment obligations. Everyone signs independently, so another guest's delay does not block the primary guest.
3. A parent or legal guardian lists accompanying children and completes the safety and supervision acknowledgment. Children do not need an email address or ID verification.

The portal also provides helpful property and arrival information. There is no new registration fee. Payments, cancellation and refunds remain governed by your Vrbo booking and applicable policies. These requirements do not retroactively change bookings made before disclosure; applicable agreement terms must be available before booking.
