Prime Beachblock Location, 3rd house from beach!! - Perfect for Families

We make it clear in our lising that we don't rent to young groups. Had this tenant been honest about her planned use of the house and the ages of her 10 member group, I would not have accepted the booking. She told me that she was planning a cousins reunion and that all members of her group were over the age of 30. Instead, she held a bachelorette party and refused to supply any info about the members of her group. Their last story was that everyone was over 25, except for one 21 yr old. I have emails and texts which document her deception. This was a 2 night off season, weekend rental. A/C isn't normally needed in mid May but she arrived at the end of a hot spell, so she needed it. One of the two units didn't work. The A/C hadn't been used since the prior Sept. but it's relatively new and we've never had any problems with it. I first learned of this problem via a text at 4:49 PM on Friday, too late to find a repairman. I offered her a 20% price reduction to compensate for this. I also offered her a complete refund if she left the house that evening. She declined that offer. Temperatures cooled significantly that evening, into the 60's overnight, Saturday's high temp was 73 and Sunday's was 62. So A/C wasn't needed after 7 or 8 PM Friday. After I learned that she lied about the use of the house and she refused to provide the names and ages of the members of her group, I withdrew the price concession. From my perspective, her misrepresentations voided our contract and she had no right to be in the house. Of course, this didn't sit well with her and her review reflects her animosity. As far as her other complaints, this is the first I've heard that the refrigerator wasn't working. I believe that she is referring to the ice maker being shut off. There were ice cube trays there and the refrigerator was working normally. There were at least 2 empty, 32 gallon trash cans for her use. I consolidated trash in the other cans so that she'd have them. The trash she's complaining about was outside in cans, not strewn all over. We don't put the trash out in the off season because no one is down during the week and we'd lose the cans. I didn't blame her for damaging the A/C, but I was concerned that they ran the A/C while it was covered and I told them that I wanted to have my A/C repairman check it out before I refunded their security deposit. She received a full refund
