Enjoy yourselves in this tranquil, spacious house in the center of Rainier Beach, which features 7 bedrooms with 16 beds, 4 bathrooms, 2 fully equipped kitchens, laundry, and anything you can think of. Waking up with the spectacular lake view and sounds of nature could feel like a slice of heaven! The location is super convenient, just a short stroll away from Sea-tac airport, shopping malls, and restaurants. The house has 2 units. Perfect for work groups, offsite, family and friend reunions.
Our house is located in the peaceful neighborhood of Rainier Beach and you will get to enjoy the picturesque views over Lake Washington from the house. With such a big space (3800 sq ft), it’s definitely an ideal setup for a family vacation or a weekend getaway. You will find everything you need in our house: two 55 inch TVs and 2 sleeper sofas in both living rooms, 7 bedrooms with 16 beds, 4 full bathrooms, 2 well-equipped kitchens stocked with coffee machines, kettles, toasters, ovens, refrigerators, dishwashers, microwaves, and full washers & dryers with detergent.
The house has two units with separate entrances. You can use it as two units or as one. The lower unit is on the 1st floor, features 3 BR, 2 BA, kitchen, living room and washer/dryer. The upper unit is on 2nd and 3rd floor. 2nd floor features 2 BR, 1 BA, kitchen, living room. 3rd floor has 2 BR, 1 BA, washer/dryer.
**You will need to walk stairs.
**Parkings: Please only park 5 cars on Arrowsmith Ave S and park half on curb to make sure the road is not blocked. If you drive more than 5 cars, please find parkings on other streets. If violated, a $200 will be posed and your cars might be towed at your own expense.
**This house is NOT equipped with AC. Summer in Seattle is normally not that hot, so 60% of the houses in Seattle don't have AC. We do have fans available in the house.
You have access to the entire house except for storage rooms on 1st and 2nd floor and attic area on the 3rd floor.

【PARKING】
There is no designated parking for the house, but there is plenty of free street parking available.

The house is located in a quiet and convenient neighborhood, walking distance to Lake Washington waterfront.

PLEASE READ BEFORE BOOKING:
1.【NO PARTY OR EVENT】
We have security system and outside surveillance cameras that will be triggered by noise and motion. We will call Airbnb to force evacuating the party groups based on Airbnb's policy. $300 fines will be charged for violating the rule.
2.【QUIET HOURS 10PM-8AM】
We try really hard to be clear about our expectations of our guests as well as what you can expect from our homes, and we believe most of our guests understand that and are awesome! But we did have enough trouble incidents that we have felt the need to outline in detail the guidelines we expect guests to follow, first and foremost being the quiet hours between 10pm and 8am which is really for the sake of our neighbors sanity. Really our goal is to provide the most a comfortable and clean well kept rental home, as well as, an awesome Seattle experience.
3.【NO SMOKING】
If any signs of smoking are detected, the guests agree to pay a $300 violation fee.
4.【NO PET】
This property is pet-free, NOT pet friendly. Please note if an unauthorized pet is found in the vacation home, we will ask that it be removed immediately and a non-refundable fee of $500 (sometimes up to $1,000) will be charged.
5. 【NO SHOES】
We appreciate that you are helping to take care of the cleanliness of our house! Please kindly remove your shoes when you enter the house.
6.【Self Catering】
This is a self catering home. We will provide an initial starter supply such as toilet paper, etc. Extra supplies will need to be purchased from the store at your cost.
7.【Early check-in】
We’ll be happy to accommodate early check-in but there is an early check-in fee of $200. Availability is based on whether there are guests checking out on the same day as your arrival, so we can ONLY approve on a case by case basis once confirming with our cleaners that the home will be ready. Please check with us 1 day prior to your check-in date.
8.【NO late check-out】
Unfortunately we can't accommodate late-check out, since we usually have same day check-in and we need to give our cleaning crew enough time to tidy up the house for the next guests.
9.【Dispose trash in the right bins】
Please sort out garbage and recycles and dispose those into appropriate cans. If you are not sure, please leave them inside house and let the cleaner take care of them.
10. 【Stairs】
Please be noted that you will need to walk about 30 stairs to the house.
11.【Lost & Found】
Please take all of your personal belongings before you check out. If you forget something at the house and would like us to ship it back to you, we will charge $100 handling fee + the shipping fee (receipt will be provided).
