If adventure is what you seek, viewing the culture and sightseeing, we are in the perfect location for many off-site adventures!
Stunning, secluded and accessible to the beach 3-bedroom Autumns Retreats. The house is a private retreat in the gated community of Tankah, Tulum. Located only 50 yards from the beach and close to the famous Casa Cenote. The house has an incredible roof top where you can spend time sunbathing, enjoy the amazing tub with ocean view sunrises and jungle view sunsets. Located between Playa Del Carmen and close to Tulum on the Riviera Maya, Tankah has a long beachside community.
This modern design single family home was remodeled in 2021. It is a 2 story, 3-bedroom villa that consists of a total of 3,600 sq feet. The layout of this villa provides guests with spacious common areas to enjoy each other's company, but also provides guests with their own private space in their rooms.
The first floor at the house includes a spacious open floor fully equipped kitchen, dining area and living area with large siding doors that open up to the pool with a waterfall. There is also a powder room and 1 bedroom with a king size bed, ensuite with exterior shower, sitting room with a tv area and a pool view terrace. Great for guests who do not want to do many stairs!
The second floor has the very spacious master bedroom with a king size bed, ensuite with double sinks, an interior and exterior shower overlooking the jungle, vanity area, lots of closet space, a workspace, sitting area with a tv and a pool view terrace. There is also a third bedroom with a king size bed, ensuite with an interior shower, sitting area with tv and pool view terrace. The bedrooms all have black out blinds and safes. All bathrooms have hair dryers. The house is air-conditioned with AC and fans in all the bedrooms and common area. There is Wi-Fi internet and smart TVs with Netflix in all the bedrooms and common areas.
There is a private roof top sun deck/entertainment area featuring a tub, sunbeds and plenty of seating. It is a great place for sunbathing, reading a book, sipping cocktails and stargazing! The roof top has amazing ocean views to enjoy the sunrise and amazing jungle views to enjoy the sunset! It is the perfect place to have sunset cocktails!
The lush, tropical landscape surrounding the property features a waterfall pool that is a great place to relax and cool off from the sun! There is outdoor dining in the Mangrove side with a built-in charcoal BBQ grill and pizza oven. Both of these areas are great for wildlife viewing as many of the local animals visit our property! There are also onsite parking spaces for 2 cars.
The Villa is just 50 yards to the entrance to a beautiful white sandy beach and the blue Caribbean Ocean. The prefect place for tanning, long walks, beach combing, swimming and snorkeling. Our beach is also a nesting grounds for the Leatherback, Green and Hawkbill turtles. From May to November, you may see the turtles coming ashore and laying their eggs and you may see the baby turtles hatching and making their way back to the ocean! If you are lucky enough to see the turtles, please do not shine flashlights on them and respect their space, as this will interfere with them laying their eggs.

The Villa is a 10- minute walk to beach front fine dining at several restaurants that have live music, a spa, dive shop and the stunning Casa Cenote for amazing snorkeling! There is also a small grocery for most of your daily needs.
If you want to get out and explore the surrounding area, there are many cenotes, places for scuba diving, snorkeling, many ruins and excellent theme parks such as Xcaret, Xplor, Xel-ha and many more! There are many wonderful golf courses in the area as well! PGA Riviera Maya golf course at Bahia Principe is 15 minutes' drive away and the PGA Maya Coba Course is within 45 minutes away.

Chef Services, Yoga Classes, Massages, Pedicures and Manicures can be arranged in the house by Property Manager. Ask for availability and pricing.

Rates:
Holidays $4,050.00 usd (December 19-January 02)
High Season $2,100.00 usd (November 19-Dec 18 and January 02-April 30)
Mid Season $1,860.00 usd (May 1-August 31)
Low Season $1,700.00 usd (September 1- November 18)
Plus 19% taxes (16% VAT and 3% occupancy)
Rates are based on 3 bedrooms (2 people per room) 24 months babies and younger are free sleeping in cribs.
Maximum Occupancy 6 guests
Rental includes 3 day housekeeper and 3 day caretaker service off on Sunday.
7 nights minimum in Holidays and High Season
5 nights minimum in Middle and Low Season
We are flexible with minimum nights please ask.
Plus $40 usd non-refundable damage waiver
50% of the rent will be due after the reservation has been processed; Balance will be due 3 months before arrival plus a non-refundable damage waiver of $40 USD.
For Holidays: 50% of the rent is due after the reservation has been process; the Balance will be due 6 months before arrival plus a non-refundable damage waiver of $40 USD.
Laundry service can be offered at $5 usd per load (washer and dryer are staff use only)

CANCELLATION POLICY: Cancellations are effective on the date written notice is received by e-mail in our office. The following assessments will apply 91+ days prior to arrival date 5% of Total Rental service fee; 61 – 90 days prior to arrival 50% of rent; less than 60 days prior to arrival 100% of rent. Cancellations of Christmas and New Year’s reservations result in forfeit of 100% of rent.
